Domestic Cleaning for Sherwood Rise homes

Flats rather than houses, so a regular visit is one or two bedrooms, a kitchen squeezed into a former bedroom and a bathroom with no window. Common stairs are a separate instruction from the freeholder or the landlord, not something added on the way out.

Most regular work here is a flat rather than a house, and the first thing to settle is where the flat stops. A converted villa gives you a front door on a landing, and everything outside it belongs to the building. So we agree the scope as your flat only, or your flat plus a share of the common parts, and that goes on the schedule before anyone starts. Inside, the layout decides the hours. The kitchen is usually a room that used to be a bedroom, so the cooker stands against plastered wall rather than tiling, and the bathroom has been partitioned out of a corner with no window in it. Both take longer than the floor area suggests, which is why a one bedroom flat here is not a quick job.

Sherwood Rise sits in NG7, under Nottingham City Council. End of tenancy work dominates, because a converted villa holds four or five tenancies and each one ends on its own date. Landlords book a deep clean when a flat has turned over several times without one. Regular domestic work is smaller flats on a fortnightly slot, plus a monthly pass on the common stairs.

What we run into on Sherwood Rise domestic cleaning jobs

The entry phone handset is the surface nobody thinks about and everybody touches. It sits by the door at hand height, it gets picked up with whatever is on your fingers, and the grille and the cradle hold a grey film that a duster skates straight over. We wipe it with a barely damp cloth rather than spraying anything at it, because liquid inside the handset takes out the panel for the whole building and that is a repair the freeholder has to arrange. The meter cupboard door on the landing is the same story. It is right where the vacuum swings every week, and it is always chipped, marked and never wiped.

How a Sherwood Rise domestic cleaning job actually runs

Access is the part to settle before the first visit. There is no allocated parking outside a converted villa on this hill, the kerb is taken from early morning by people who live here, and the front garden has usually been paved for bins rather than cars. So we bring what we can carry in one trip up the stairs, and the equipment is chosen for the flight rather than for the floor area. Getting through the door is the second question. A flat behind a communal entrance needs somebody in, a code for the entry panel or a key safe, and a key safe fixed to the front of a shared building is the freeholder's decision rather than yours. Tell us which applies when you book, because a cleaner standing outside a communal door loses the slot for everyone. Regular work settles best on a fixed morning, and where two flats in the same building book the same day the kit only comes up the stairs once. Storage matters as well, since most of these flats have one shallow cupboard and nowhere to keep a machine.

Who books it here

On the practical side: The hill is the problem. Most front doors sit above a flight of stone steps, so equipment comes up on foot, and the van parks on a gradient with the wheels turned in. Communal entrances need a fob or somebody to buzz us in.

We run Sherwood Rise on the same round as Carrington, Forest Fields and New Basford.

What we check on every Sherwood Rise job

The wall behind the bed is where these flats show their age. High rooms with a single radiator under the window heat unevenly, warm damp air drifts to the coldest surface, and in a converted villa that surface is the corner of a solid outside wall or the reveal beside a sash. Pull a wardrobe or a headboard away and you find fine black spotting on the paint, often on the back of the furniture too. It wipes off and it comes back if nothing else changes, so we use a fungicidal wash rather than a general spray, dry the surface properly and tell you exactly where it was. The same thing appears on the ceiling above a shower door in a partitioned bathroom and in the mastic where the panel meets the wall. Report it to a landlord early and in writing, because a photograph of the same corner months apart is what gets an extractor looked at.

What the domestic cleaning covers

A sample of what is included

  • Kitchen: Hob and splashback exterior
  • Bedrooms and living areas: Mirrors and glass
  • Bathrooms: Bath and shower, including the screen
  • Kitchen: Appliance fronts

That is a sample rather than the whole list. The full domestic cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What domestic cleaning costs in Sherwood Rise

Regular domestic cleaning, per visit, at a typical company rate. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£50 to £70

Typical per visit in Sherwood Rise. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
1 bed flat£40 to £50
2 bed£50 to £70
3 bed£60 to £80
4 bed£80 to £100
5 bed£100 to £120

A fortnightly clean of a two bedroom home works out around £1,560 to £1,820 a year. Weekly is roughly double.

Priced separately

ExtraTypical cost
Regular domestic, per hour£17 to £25
Ironing, per hour£14 to £20

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

We rent one flat. Can we get the stairs cleaned as well?

Not on your instruction alone. The staircase and the landings are common parts, so the person who controls them is the landlord where one owner holds the whole building, or the managing agent where the flats have been sold separately. Ask us for a quote on the common parts and pass it to whoever that is. If several flats want it, a joint request gets a decision far quicker than one tenant asking on their own.

The kitchen is in the old bedroom. Does that change the clean?

It changes what fails. A room converted to a kitchen usually has painted plaster behind the cooker instead of tiling, floorboards under thin vinyl rather than a solid floor, and a hood that recirculates through a filter instead of venting outside. Grease lands on paint, which cannot be scrubbed hard without taking the finish with it, and the filter needs looking at rather than assuming. We work to what is actually there, not to a standard fitted kitchen.

Can you clean while we are out at work?

Yes, and it is what most regular customers here do. It needs a way in that does not depend on a neighbour: a key held under a written agreement, or a key safe where you have the freeholder's permission to fix one to a shared frontage. A code for the entry panel on its own is not enough, since that gets us into the hall and no further. We record who holds keys, and they come back to you the day you stop the service.

There is nowhere to store cleaning kit. Is that a problem?

No. We bring everything and take it away again, which suits a flat with one cupboard and no utility room. If you would rather we used your own vacuum because of the stairs or the noise, say so and we will, provided it works and you keep bags or filters in stock. We do not leave chemicals in a flat where children live, and nothing is stored on a shared landing, because that landing is a fire escape route.

Do you cover the whole of Sherwood Rise?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does domestic cleaning cost in Sherwood Rise?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the bathroom count more than the bedroom count, how often we come, and whether there are pets. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start domestic cleaning in Sherwood Rise?

Usually within a week for a regular rota, and we will tell you the day rather than a window. The hill is the problem, and we group Sherwood Rise with Carrington, Forest Fields and New Basford on the rota.
