Carpet & Upholstery Cleaning for Beeston homes
Student houses where the carpet takes a full academic year of traffic with no vacuum worth the name. Between tenancies is the only realistic window, and it is what stops a landlord recarpeting every third year.
Landlord decisions drive most of the carpet work in the student belt, and the question is nearly always the same: clean it or replace it. Carpet in a shared house is usually cheap contract grade polypropylene, which is tough and tolerates strong chemistry, and the run from the front door through to the kitchen is what settles the answer. If the fibre tips have abraded along that stretch, extraction makes it clean without making it look new. The family stock toward Bramcote poses the opposite problem, with better wool through hall, stairs and landing and a real reason to clean on schedule. Timing matters more here than elsewhere, because the void between one tenancy and the next is short in July.
Beeston sits in NG9, under Broxtowe Borough Council. The housing here is mostly Victorian terraces near the High Road, interwar semis toward Bramcote, and a dense band of student housing close to University Park, and that is what shapes this job more than the floor area does.
What we run into on Beeston carpet & upholstery cleaning jobs
Sofas in shared houses take a particular kind of punishment and they respond better than people expect. The fabric is usually a synthetic weave with a cleaning code on the label, the cushions lift out, and most of the visible problem is greasy soil transferred from hands and hair onto the arms and the top of the back rather than spills. Vacuuming down the sides first turns up an alarming amount of what has fallen in. We work panel by panel so no drying edge shows, at low moisture, because the foam underneath holds water for days and a damp sofa in an empty house in July smells within a week.
How a Beeston carpet & upholstery cleaning job actually runs
Extraction in a Beeston terrace is decided by where the machine can stand. With no drive and no side entry the hose runs from the van across the pavement and in through the front door, which means the door stays open for the length of the job and a run much beyond thirty metres starts costing suction. On the streets nearest the university that describes most houses, so we get as close as the parking allows and do the upstairs rooms first, giving them the longest drying time before anyone needs to be back in them. Every bedroom in a shared house is carpeted and each one is a separate room to price, so a six bedroom house is a full day rather than the half day its floor area suggests. Stairs are slow hand tool work and there is a stair run in every one of these properties. The window is the void between tenancies, and in that window the house is empty and unheated, which is good for opening every window and bad for drying, so air movers come with us rather than a hope about the weather.
Who books it here
Two distinct markets in one town. Family homes toward Bramcote want a regular fortnightly clean; the student belt near University Park wants end of tenancy work, almost all of it inside a fortnight in summer.
We run Beeston on the same round as Chilwell, Stapleford and Lenton.
What we check on every Beeston job
Before anything wet goes down we identify the fibre and test for colourfastness out of sight, and in these houses it is usually contract grade polypropylene, which takes a strong pre-spray and a high extraction temperature without complaint. The things worth naming: the grey filtration lines along the skirting and under the bedroom doors, which are soil pulled through the pile by air movement and need their own pass; the top and bottom step of a flight, which take the heaviest traffic in the property; the pile direction across the nosings, groomed back the same way so it does not read as patchy in daylight. Mattresses in let rooms get a HEPA vacuum and low moisture spot treatment rather than a soaking. Protective tabs stay under any furniture leg going back for a full day, or the feet mark the damp pile and the metal ones leave rust.
What the carpet & upholstery cleaning covers
A sample of what is included
- Also covered: Mattresses, HEPA vacuumed with low-moisture spot treatment
- Also covered: Rugs, on site or collected
- Also covered: Stairs and landings, priced separately because they are slow and cannot be done with a standard wand
- Upholstery: Low moisture, because the foam underneath holds water for days
That is a sample rather than the whole list. The full carpet & upholstery cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What carpet & upholstery cleaning costs in Beeston
Hot water extraction, priced by room or by property. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
| Property | Typical one-off |

| Minimum call-out | £60 to £90 |
| Single room | £35 to £60 |
| Hallway, stairs and landing | £45 to £85 |
| 2 bed flat, throughout | £75 to £175 |
| 3 bed house, throughout | £140 to £260 |
| 4 bed house, throughout | £200 to £350 |
Stairs are priced separately from rooms because they are slow and cannot be done with a standard wand.
Priced separately
| Extra | Typical cost |
|---|---|
| Upholstery, 3 seat sofa | £45 to £90 |
| Mattress clean | £30 to £60 |
| Pet urine treatment, per spot | £15 to £40 |
| Rug, per square metre | £8 to £20 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Is it worth cleaning the carpets before check-out, or should the landlord replace them?
Clean first, in almost every case. Wear that was already there when you moved in is not something a deduction can reasonably be taken for, whereas dirt is squarely yours. Extraction plus a dated photograph of the finished hall run is the cheapest way to close that argument down, and it costs a fraction of what a replacement quote would be.
Can carpets be done in the gap between one tenancy ending and the next starting?
Yes, and it is how we normally do it in Beeston. Extraction needs two to six hours to dry with air moving, so a house cleaned and extracted on the Monday is ready for a Wednesday check-in. What does not work is a same day handover, because furniture going back onto a damp carpet leaves marks that are harder to shift than the original soil.
The landlord wants the carpets done while we are still living here. Does that work?
Badly, in a shared house. Rooms have to be cleared back to the walls and five people rarely manage that on the same morning, so we end up working around belongings and the result shows it. If it has to happen with tenants in, do it a room at a time across separate visits and accept that the pile under the wardrobe is not being touched. The void between tenancies is worth waiting for wherever the dates allow.
Can you do the mattresses at the same time as the carpets?
Yes, and in a house let room by room it usually earns its place, because mattresses stay put across tenancies while everything else changes. They are HEPA vacuumed and spot treated at low moisture, then want a few hours with air moving before bedding goes back on. Tell us if a protector has been fitted, since one that has done its job means very little work underneath. Staining that has soaked through the ticking will not come out.
Do you cover the whole of Beeston?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does carpet & upholstery cleaning cost in Beeston?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the room count, whether stairs are included, the fibre type, and whether there is pet urine to treat. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start carpet & upholstery cleaning in Beeston?
Within a week usually, and we would rather do it alongside a deep clean than as a separate visit. The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in, and we group Beeston with Chilwell, Stapleford and Lenton on the rota.
