Domestic Cleaning for Beeston homes

Family homes toward Bramcote on a fortnightly rota, usually with nobody in. Beeston splits cleanly between those households and the student houses a mile away, and the two want completely different things from us.

Beeston is two rounds sharing a postcode. Toward Bramcote it is interwar semis with a conservatory or garden room added at some point, families out at work, and a fortnightly visit that runs while the house is empty. Closer to University Park it is shared houses, where regular cleaning is usually arranged by a landlord or by parents on behalf of four or five students who have never had a cleaner before. Those need different conversations. A family visit has a fixed order and a house we know. A shared house needs the scope written down first, because bedrooms are private, nobody is certain whose washing up is whose, and one kitchen is doing four or five households worth of work.

Beeston sits in NG9, under Broxtowe Borough Council. Two distinct markets in one town. Family homes toward Bramcote want a regular fortnightly clean; the student belt near University Park wants end of tenancy work, almost all of it inside a fortnight in summer.

What we run into on Beeston domestic cleaning jobs

Conservatories and garden rooms sit outside the heating and behave differently from the rest of the house. Condensation runs down the inside of the glass in winter and dries into a tidemark on the frame, the blinds hold dust because nobody opens them, and the floor carries a gritty film off the garden that a mop smears rather than lifts. Anything wet also stays wet in there for hours. We sweep those rooms properly before mopping, and leave them until the end of the visit so they get the maximum drying time before the house is locked up again.

How a Beeston domestic cleaning job actually runs

A Beeston round is built around who is at home rather than around the map. Toward Bramcote the visit runs in an empty house, so a key safe by the porch and a fixed weekday slot do most of the organising, and we message the evening before rather than knocking. In the shared houses a mile away somebody is almost always in, usually asleep, so a morning visit means the kitchen, bathrooms and the stair run get done while four bedroom doors stay shut. Both want the same thing from us, which is a day and a time that does not move. Equipment comes in from the van in one carry, so where we can leave it matters: if there is a drive, a permit or a back entry we can use, say so when you book, because that gets decided once and then holds for every visit afterwards. Term dates set the rhythm on the student side. Those cleans stop when the house empties at Christmas, at Easter and at the end of June, while the family rota runs straight through the summer without a break.

Who books it here

On the practical side: The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in. Nothing that affects your price, but it is why we ask which end of Beeston you are on.

We run Beeston on the same round as Chilwell, Stapleford and Lenton.

What we check on every Beeston job

On a maintenance visit here the checkable things are small and repeated. The barrier mat inside the front door gets lifted and the grit under it vacuumed, because in a terrace the door opens more or less onto the hall floor and the first two metres take everything. Toaster crumb tray emptied, kettle descaled where the water has run down the outside of it, burner caps lifted and the hob wiped underneath rather than around. In the bathroom the screen is squeegeed and the toilet hinge caps are opened rather than wiped over. In the interwar semis the stair spindles and the newel post are done by hand, since a vacuum pass never touches either. We also log what is drifting out of reach between visits and tell you: grout going grey, an extractor filter loading up, limescale hardening on a shower head. Those are annual jobs and a fortnightly visit will not fix them by trying harder.

What the domestic cleaning covers

A sample of what is included

  • Bathrooms: Basin, taps and surround
  • Bedrooms and living areas: Mirrors and glass
  • Kitchen: Appliance fronts
  • Bathrooms: Mirrors polished

That is a sample rather than the whole list. The full domestic cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What domestic cleaning costs in Beeston

Regular domestic cleaning, per visit, at a typical company rate. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per visit
1 bed flat£40 to £50
2 bed£50 to £70
3 bed£60 to £80
4 bed£80 to £100
5 bed£100 to £120

A fortnightly clean of a two bedroom home works out around £1,560 to £1,820 a year. Weekly is roughly double.

Priced separately

ExtraTypical cost
Regular domestic, per hour£17 to £25
Ironing, per hour£14 to £20

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you clean a shared student house on a regular rota?

Yes, and the thing to settle first is scope. We normally take kitchen, bathrooms, hall, stairs and the shared living room, and leave bedrooms out unless every tenant has agreed in writing. The price follows bathrooms and kitchen condition rather than bedroom count, because that is where the hours genuinely go in a house like that.

Is the conservatory part of a regular clean?

The floor and the accessible surfaces are, if it is living space you actually use. The glass is separate and the roof is separate again. If the room has become storage for boxes, bikes and a freezer, tell us at the booking stage, because that is not something a maintenance visit can do anything useful with.

Can we pause the clean over the summer and pick it up again in September?

Yes, and most shared houses do. We hold the slot if you give us the restart date when you pause it, because September fills quickly with new tenancies wanting a first visit before anyone properly unpacks. A pause with no end date goes back into the diary. If the house changes tenants completely, treat September as a fresh booking rather than a resumption, since the scope has to be agreed with the people actually living there.

None of us has had a cleaner before. What do you need from us?

One named contact, a scope written down, and surfaces clear. In a shared kitchen the honest limit is that we clean what is put away, so a worktop covered in four people's shopping gets wiped around rather than cleaned. Decide between you whether the shared living room and the hall are in or out, and whether anyone is happy for their bedroom to be included, because we will not go into a room without the tenant of that room agreeing.

Do you cover the whole of Beeston?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does domestic cleaning cost in Beeston?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the bathroom count more than the bedroom count, how often we come, and whether there are pets. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start domestic cleaning in Beeston?

Usually within a week for a regular rota, and we will tell you the day rather than a window. The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in, and we group Beeston with Chilwell, Stapleford and Lenton on the rota.
