Deep Cleaning for Bramcote homes

Rarely a whole house here. A family uses the kitchen, one reception room and the stairs, so the honest job is the front room, the spare bedroom and the converted garage that have had a light pass for three years.

Most deep cleans booked here are not whole house resets, whatever the enquiry says at first. A family with four or five rooms on the ground floor uses the kitchen, one reception room and the stairs, and everything else has been getting a light pass for years. So the first honest conversation is which rooms have genuinely fallen behind and which are fine, because buying a full reset for a dining room used at Christmas is time spent on nothing. What has usually fallen behind is the front room nobody sits in, the spare bedroom that has become storage, and the utility that used to be a garage. Those three take longer than their floor area suggests, because a room lightly cleaned for three years is not the same job as a room done properly last spring.

Bramcote sits in NG9, under Broxtowe Borough Council. The housing here is mostly interwar and postwar semis and detached houses spread across the hill, on larger plots than the streets below, with 1960s and 1970s builds stepped into the slope and mature trees over most of it, and that is what shapes this job more than the floor area does.

What we run into on Bramcote deep cleaning jobs

The converted garage is the specific one. The floor is generally the original concrete, painted or screeded rather than replaced, and paint on concrete lifts under a wet mop, so it wants a damp pass with a neutral cleaner rather than a flooded one. The wall shared with the drive is an uninsulated outside wall in most conversions, so the base of it runs cold and the skirting there is frequently soft. That is a building problem and we will name it rather than clean it twice a year. The chest freezer usually lives in that room too, and a freezer coil standing on concrete collects far more than one in a kitchen.

How a Bramcote deep cleaning job actually runs

A deep clean here is a full working day in the house rather than a couple of hours, and the practical questions are about the building rather than the dirt. There is usually one bathroom and a cloakroom, so the sequence has to leave somebody a working lavatory instead of taking both out of use together. Hot water often comes off a cylinder rather than a combination boiler in the properties that have not been reworked, so we ask first rather than run it cold halfway through the kitchen. Power is worth a thought as well, because an older ring in an unimproved house does not enjoy a machine and a heater on the same socket. Bookings cluster: spring, the run up to family visiting, a house being prepared for sale, or a property being handed over after a relative has moved on. Those have very different deadlines, so give us the date that genuinely matters rather than a comfortable one. The drive also has to hold the van all day, since ferrying equipment up a sloped garden from the road burns an hour of the time you booked.

Who books it here

The hill shapes everything. Plots step up from the pavement, so the rear elevation is often a storey higher than the front, and the ground is free draining sandstone rather than clay, which changes what gets walked in and how it comes back out of a carpet.

We run Bramcote on the same round as Beeston, Chilwell and Stapleford.

What we check on every Bramcote job

The rear conservatory decides how long a deep clean actually runs. A lot of these houses gained one from the nineties onward, and the roof is usually polycarbonate rather than glass, which means the sheets are hollow and the flutes inside them hold whatever grew in there years ago. Nothing reaches that from below, and we will say so rather than scrub at it and charge for the attempt. What does come up is the frame, and that is where the work sits: the undersides of the glazing bars, and the drainage channels along the bottom of each frame, which silt up with dead flies and grit and then push condensation back onto the floor instead of out through the weep holes. Cane and wicker furniture in the same room needs brushing out dry before anything damp goes near it.

What the deep cleaning covers

A sample of what is included

  • Kitchen, which is about 40% of the time: Fridge and freezer emptied, defrosted and washed including the seals
  • Everywhere else: Window interiors, sills, frames and the tracks they run in
  • Bathrooms: Shower head soaked or bagged with descaler
  • Kitchen, which is about 40% of the time: Extractor hood and filter, degreased or replaced

That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What deep cleaning costs in Bramcote

A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£165 to £280

Typical one-off in Bramcote. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£110 to £180
1 bedroom£135 to £220
2 bedrooms£165 to £280
3 bedrooms£220 to £350
4 bedrooms£300 to £460

Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.

Priced separately

ExtraTypical cost
Single oven deep clean£45 to £80
Double oven£70 to £110
Range cooker£80 to £130

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can we have a deep clean on part of the house?

Yes, and in this housing it is usually the sensible way to buy one. Tell us which rooms have fallen behind and those get done properly, rather than spreading the same hours thinly across a house where half of it is already fine. What does not work is splitting a room. The kitchen has to be taken as a whole, because the oven, the extractor and the units are one sequence and stopping partway through leaves a visible line.

The spare room is full of boxes. Is that a problem?

It is, unless somebody moves them. We will clean around stored belongings, but around is the operative word, and a room with a wall of boxes against it gets a partial result however long we spend in there. If you can shift them into the middle for the day, the perimeter, the skirting, the window and the floor all get done properly and they go back afterwards. Mention it when you book so the time is allowed for.

Do we need to be in the house while it is done?

Not for the whole day, but somebody should be there at the start to point out what actually matters to you, and at the end to walk through it while we are still on site. If the house stays occupied, expect one room at a time to be out of use and the bathroom unavailable for a decent stretch, because a bathroom done properly means the sealant, the screen, the trap and the tiling in one uninterrupted run rather than three interrupted ones.

There are black spots along the bathroom sealant. Will a deep clean shift them?

Sometimes. Surface mould sitting on tiles and grout comes off and stays off if the room gets ventilated afterwards. Mould growing inside the silicone bead is a different problem, because the growth is under the surface of the sealant and bleaching only takes the colour out of it for a few weeks. That bead wants cutting out and replacing, which is a small job for a plumber. Check the extractor too, since a fan ducted into a loft rather than outside simply recreates the conditions.

Do you cover the whole of Bramcote?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does deep cleaning cost in Bramcote?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start deep cleaning in Bramcote?

Within a week or two normally, longer in March and April and through November when everyone books at once. Drives on most properties, which is just as well, because the lanes on the hill are narrow, and we group Bramcote with Beeston, Chilwell and Stapleford on the rota.
