End of Tenancy Cleaning for Sandiacre homes

Check outs land whenever a job elsewhere ends, so they come right through the year. On the low ground the argument is the window reveal and the sealant beside it; at the back of the plot, a gate onto the towpath that the tenancy covers.

Check outs here run on the road rather than the academic year, so they land right through the calendar and often at short notice, with a new tenant booked in behind and a void of a day or two to work in. The let stock sits in both halves of the town and the arguments differ accordingly. Up on the hill it is the ordinary list. Down on the level, the disputes cluster around windows and the walls beside them, because an inventory clerk photographs a reveal and does not distinguish between what a tenant caused and what the building does every winter. The other item is the back of the plot, where a gate onto the towpath belongs to the tenancy as much as the kitchen does.

Sandiacre sits in NG10, under Erewash Borough Council. Fortnightly domestic rounds across the estates on the low ground are the base of it. Check out cleans come second and run to the motorway rather than to the school year, because much of the let stock is taken by people working somewhere else. Deep cleans arrive in two waves, before Christmas and once the fog season ends.

What we run into on Sandiacre end of tenancy cleaning jobs

The bead of sealant where a window board meets the plaster is where money is actually lost. It sits directly beneath the glass, which is the coldest surface in that room, and it stays wet for months, and by the end of a tenancy it carries black speckling a clerk photographs and writes down as mould. On paint and plaster that comes off with a treatment and stays off until the check out. In the sealant it does not, because the growth is under the skin of the silicone rather than on it, and the answer there is a strip and a fresh bead, which is a repair rather than a clean.

How a Sandiacre end of tenancy cleaning job actually runs

The clean is the last thing to happen on a move out day, and everything ahead of it decides whether it can happen at all. The property has to be genuinely empty, loft hatch and shed included, because cleaning around a stack of boxes in the back bedroom is not a clean and a clerk will record it as one that was not done. Utilities have to still be connected. People switch the electricity off at the consumer unit when the removal van pulls away, and then there is no power for a machine and no hot water for a floor. Keys are the third thing: agree who is collecting them from the agent and who is handing them back, because a clean booked for a morning that starts with a drive across town for a key is a clean that finishes late. Book the visit with a gap before the check out appointment rather than the night before, so that if something needs a second look there is room in the calendar for it. Anything left in the garden is a clearance, not a cleaning task.

Who books it here

The place is split by height. The old core sits up on the hill, the later housing on the level between the canal and the river, and the two halves hold damp, dry out and take a van differently enough that a job is quoted with the address in mind rather than the room count.

We run Sandiacre on the same round as Stapleford, Long Eaton and Toton.

What we check on every Sandiacre job

The fridge freezer is where a move out day usually goes wrong. It gets switched off, wiped out and left with the door propped open, and by mid afternoon there is water spreading across the kitchen floor, because the small drain hole at the back of the salad drawer has silted up with crumbs and the defrost water has nowhere to go except forward over the door seal. That drain wants clearing with a thin flexible probe before anything else is done to the appliance, and the tray sitting on the compressor at the back needs emptying by hand, since with the power off nothing is going to evaporate it. The seal is the second item. The concertina folds along the bottom edge of the door hold dark growth that photographs badly, and they only open out under a soft brush rather than a cloth. Defrosting starts first thing, never last.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Hob, extractor hood and filter degreased
  • Throughout: Inside wardrobes and drawers
  • Bathrooms: Bath sealant line and overflow
  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Sandiacre

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Sandiacre. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

The clerk has photographed black speckling round a bedroom window. Are we going to be charged for it?

Not necessarily, and it is worth knowing the argument before you concede it. Speckling on a cold reveal is condensation growth, and a deposit scheme adjudicator will look at whether the property could reasonably be ventilated and heated as well as at how the tenant lived. Clean it properly, photograph the room on the day you leave, and keep anything you sent the landlord about it during the tenancy. What weakens a case is saying nothing for two years and cleaning it the night before.

Our garden backs onto the towpath and the gate is listed on the inventory. Is that our responsibility?

If it is on the inventory, yes, and it is worth reading what it says. A gate, a path and a garden described at check in have to be handed back in the same state allowing for fair wear, which in practice means swept, clear of what has blown in off the water, and free of anything the household added. Growth on the gate and the fence is seasonal rather than neglect, and a photograph on the day is the sensible protection.

The removal van is coming the same day. Can you work around it?

Partly, and the order of work is what makes it possible. We start at the top of the house in rooms that are already emptied and move down behind the loaders, leaving the hall, the stairs and the kitchen floor until the last item has gone through the door. What we cannot do is finish a room that still has furniture in it and then be asked to redo the floor after it is carried out. If the van is running late, tell us early rather than on arrival.

The agent says the oven has to be done professionally. Is that fair?

It is the item charged for more often than any other, so it is worth doing properly whatever the wording says. A full oven clean means the door split and the inner glass panes cleaned on both faces, the shelves and runners soaked rather than scrubbed, the fan cover taken off where it is designed to come off, and the seal cleaned without being pulled out of its clips. A wiped oven with brown glass is the single easiest thing for a clerk to photograph.

Do you cover the whole of Sandiacre?

Yes, all of NG10 and the surrounding streets, under Erewash Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Sandiacre?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Sandiacre?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Hill streets are narrow and parked solid by early evening, so those visits are booked for the middle of the day, and we group Sandiacre with Stapleford, Long Eaton and Toton on the rota.
