After Builders Cleaning for Long Eaton homes

Change of use is the common job rather than a rear extension: a shop unit turned into flats, an upper floor brought back into use. That means shopfront glazing covered in silicone and label glue, and a suspended ceiling void full of fines.

The building work here is not the rear extension that dominates the estates elsewhere. It is change of use: a shop unit divided into flats, an upper floor that has stood empty being brought back into occupation, a showroom reglazed, a workshop refitted. That produces a different mess from new construction. Fresh glazing arrives with protective film, silicone smeared along the beads and manufacturer labels whose adhesive has cooked on behind glass through a summer. Older buildings give up a century of accumulated dust the moment a ceiling comes down, and what falls is soot, coal dust and bird debris rather than plaster fines. It stains new paintwork if anyone wipes at it, so it gets lifted off dry first.

Long Eaton sits in NG10, under Erewash Borough Council. This is a town rather than a village, and it has the commercial stock to prove it: a high street of shops with offices and flats above them, workshop units behind, and furniture showrooms along the main roads. Commercial work here is a real part of the week, not an occasional extra.

What we run into on Long Eaton after builders cleaning jobs

A suspended ceiling is the item people forget. Where one has been lifted for cabling or lighting, the tiles come out, the grid gets knocked, and everything that sat on top of those tiles for twenty years drops through as a fine grey rain over the following week. Cleaning the room before that has finished falling is wasted work, and it is the most common reason a builders clean has to be repeated. We ask for the ceiling to be closed and the grid vacuumed before the final clean. Where the programme will not allow it, the floor goes last, after everything above it.

How a Long Eaton after builders cleaning job actually runs

This work runs in two stages and pretending otherwise wastes everybody's time. The first pass goes in while there is still dust falling and its job is to get the bulk out, protect what has been finished and make the place workable. The final pass happens once the tools have gone. Site conditions here are the practical constraint. Heating is often not on yet, so wet floors simply do not dry, and stairwells in an unfinished conversion frequently have no permanent lighting, which means we bring our own. Skips are the other one. On a terraced street with no frontage a skip stands on the highway and needs a permit from the council, and where there is no room for one at all the waste has to be carried out to a vehicle. Building rubble, offcuts and packaging are the contractor's to remove rather than ours, and confirming in advance who is taking what away is worth doing before the date is fixed rather than being argued about on the morning of the clean itself.

Who books it here

The local reference points are West Park, the Market Place and High Street shops, the station and Trent College, which is usually enough for us to find a property without a postcode lookup.

We run Long Eaton on the same round as Sandiacre, Toton and Attenborough.

What we check on every Long Eaton job

New windows are what brings us back if this is done in the wrong order. Plaster and brick dust washes into the drainage slots along the bottom of a uPVC frame and into the channel behind the glazing bead, where it sits as a paste rather than a powder. The face of the glass looks finished. Then it rains, water backs up behind a blocked slot, and it comes out down the outside of the pane carrying a grey streak with it, sometimes days after everybody signed the work off. So the slots get cleared and flushed and the channels get vacuumed before any water goes near the glass, not afterwards. Trickle vents in the head of the frame are the same story with a shorter fuse, since they open straight through into the room and are full of whatever was in the air while the work was going on.

What the after builders cleaning covers

A sample of what is included

  • Stage three, the final buff: Any remaining marks
  • Stage two, the detail clean: Sanitaryware descaled and polished
  • Stage two, the detail clean: Inside all new units, cupboards and wardrobes
  • Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Long Eaton

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Long Eaton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

After Builders Cleaningin Long Eaton

Ring us on 07438 843980, or see the full service page.

We are converting a shop into flats. When should the final clean be booked?

After the last trade has left and after any ceiling void has been closed, not before. The order that causes trouble is a clean followed by a snagging visit, because touching up paint and adjusting glazing puts dust and fingerprints back onto everything that was just finished. Book the clean once nobody else is returning with tools, allow for it to run into a second day on a change of use, and keep the flooring covered until then if it is already down.

The new glass has silicone and label glue on it. Can that come off without scratching?

Yes, with the right sequence. Silicone and adhesive want a solvent and dwell time rather than force, and the glass is flooded and lubricated before any blade goes near it, then worked at a shallow angle in one direction only. Dry scraping is what puts fine scratches into new glazing, and on toughened or coated glass those are permanent. Where a pane carries a coating we will not blade it at all and will say so before starting.

Do you take the rubbish and offcuts away?

Construction waste is the contractor's responsibility and goes in their skip or their van, not ours. What we remove is what a clean generates: protective sheeting, tape, dust, packaging from fittings and the contents of the vacuum. If there is genuinely nobody left to clear the heavier material, say so in advance so it can be arranged properly with a licensed carrier, because it is not something that can be quietly added on the day the clean happens.

We share a wall with next door and their house is full of dust. Can anything be done?

Dust travels along a party wall more readily than people expect, through the roof space above the ceiling line, around service penetrations and under floors that run through. Once it is in the neighbour's house it is a separate property and a separate job, which we are happy to quote for. Preventing it is a contractor task: sealing at the wall head, closing penetrations and running extraction at the point of cutting rather than opening a window and hoping.

Do you cover the whole of Long Eaton?

Yes, all of NG10 and the surrounding streets, under Erewash Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Long Eaton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Long Eaton?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Town centre premises are reached off the back service lanes rather than the shop front, and loading restrictions set the timing there, and we group Long Eaton with Sandiacre, Toton and Attenborough on the rota.
