After Builders Cleaning for Wilford homes
Extensions and garden rooms facing the water, and loft conversions in the semis behind. Conservation rules on the old lanes mean repairs to original windows and lime plaster, which sheds a different dust and behaves differently once it is airborne.
Building work here divides into two kinds and they leave different messes. Behind the village core, the semis and closes get the standard suburban projects: rear extensions, loft conversions, knocked through kitchens, all of them plasterboard and skim, all of them shedding gypsum dust for a fortnight after the last trade leaves. In the older properties the work is repair rather than expansion, because a conservation area limits what can be changed outside. That means lime plaster, timber window overhaul, brick repointing and floor repairs, and lime dust is alkaline enough to matter on glass and on any polished surface it lands on. We ask what has actually been done before quoting, since those two jobs are not the same job with a different address on it.
Wilford sits in NG11, under Nottingham City Council. Everything sits low against the river, so damp behaves differently. North facing render and window frames grow a green film, ground floors on the old lanes are cold underfoot in summer, and condensation on the reveals starts earlier in autumn than it does uphill.
What we run into on Wilford after builders cleaning jobs
Repointing is the one that catches people out. Cement and lime dust washes off the wall in the first rain and runs down the glass below, and if it is left there it dries into a haze that a normal clean will not shift because it is a mineral deposit rather than dirt. It wants a proprietary remover used carefully, and it must not go anywhere near natural stone, which acid etches permanently. The other one is protective film. New glazing, new appliances and new sanitaryware all arrive wrapped, and film left on through a warm spell bakes its adhesive onto the surface. Peeled at the right time it comes away clean; left through a summer it needs solvent.
How a Wilford after builders cleaning job actually runs
Timing matters more than anything else on this work. Book us after the last trade has gone rather than around one still working, because a final fix carpenter or a decorator putting on a second coat will undo a detailed clean in a morning. If flooring is going down after us, say so, because the sequence changes what is worth doing to the subfloor. On the practical side we need power, water and a route in. A rear extension is often reached through the house or down a side path wide enough for one person carrying something, and that adds time to every trip back out to the van. We do not take away rubble, offcuts or packaging in any volume. That belongs in the builder's skip while it is still outside, and a skip taken away early is the commonest reason a handover clean turns into a waste problem. Tell us if the scaffold is still standing, because glass under a scaffold gets dirty again the day it comes down and the sensible answer is to split the visit.
Who books it here
The local reference points are St Wilfrid's church, the green, Main Road, the Ferry Inn and the Trent path, which is usually enough for us to find a property without a postcode lookup.
We run Wilford on the same round as The Meadows, Clifton and West Bridgford.
What we check on every Wilford job
The things that get missed are all in the drainage and the angles. Plaster slurry runs into the drainage slots at the bottom of a window frame and sets there, and once those are blocked the frame holds water in the rebate and the trickle vent stops doing its job, which shows up as condensation weeks later in a supposedly new window. They want clearing with a thin tool rather than flushing through. The other one is paint speckle. A roller throws a fine mist that lands on the top edge of skirting, the top of door casings and the face of any glass in the room, and none of it is visible looking straight ahead. You find it by crouching and sighting along the surface with the light behind you, and once you have seen it you cannot stop seeing it, which is exactly where a client stands on handover day.
What the after builders cleaning covers
A sample of what is included
- Stage three, the final buff: Any remaining marks
- Stage two, the detail clean: Skirting boards, architraves, switches and extract vents
- Stage one, the rough clean: Protective films, stickers and tape residue
- Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What after builders cleaning costs in Wilford
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Wilford. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Our house is in the conservation area and the windows were repaired, not replaced. Anything different?
Yes, mainly around what touches the timber and the glass. Newly puttied and painted sashes should not meet a scraper or a strong solvent, because both take the paint line off and the putty is soft for weeks. We clear the dust dry first, then work wet with a mild detergent and a plastic blade only where paint has actually spotted the glass. Anything that will not move without risk gets pointed out to you instead of forced.
How many visits will a rear extension need?
Two at a minimum and three more often, because the dust keeps arriving after the space looks finished. The first visit takes the bulk out and gets the films, tape and adhesive off. The second details every surface, inside every new unit and every track and vent. The third is a buff a day or two later, once what was hanging in the air has come down. Booking one visit and hoping is the usual reason a new extension looks dusty a week after handover.
Can you take the rubbish away as well?
Small quantities of packaging and protective sheeting, yes, and that goes as part of the clean. Rubble, plasterboard offcuts, timber, old sanitaryware and anything in real volume, no. That is licensed waste work with its own vehicle and paperwork attached to it. The cheapest moment to deal with it is while the builder's skip is still outside, so if the skip has gone, arrange a collection separately and book us for after it rather than before.
The decorator is back next week. Should we wait?
Wait for the detailed clean, yes, but a rough clean now is usually worth having. Pulling the bulk of the dust out before painting means the decorator is not laying a coat over grit, and it makes the space usable in the meantime. Then we come back once the last brush has left and do the surfaces properly. Two stages on a job like that gives a better finish than one visit at the wrong end of the programme.
Do you cover the whole of Wilford?
Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Wilford?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Wilford?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Main Road narrows through the village and the roadside spaces by the green fill early, so we work from the side streets and carry in, and we group Wilford with The Meadows, Clifton and West Bridgford on the rota.
