After Builders Cleaning for The Meadows homes

Refurbishment on this stock tends to happen around people still living in it: new windows one week, a bathroom the next. Scaffold and dust track along the walkway and in through a front door with no porch to stop any of it.

Most of the after builders work here follows a refurbishment rather than a new build. Windows replaced, a bathroom stripped and refitted, a kitchen swapped out, occasionally external work with scaffold standing over the walkway for a fortnight. Nearly all of it happens with the household still living there, which changes what a clean can realistically achieve. Dust from one room reaches every room, because there is no spare wing to shut off and the front door opens into a hall with nothing along the route to break it up. That is why we work in stages: enough to give you the house back while the trades are still coming, then a proper detail clean and a last pass once the final trade has gone and the air has settled.

The Meadows sits in NG2, under Nottingham City Council. The redevelopment put front doors onto footpaths and cars into rear courts, so nothing arrives at the door on wheels. Everything gets carried in. That one layout decision shapes how a visit runs here more than the number of rooms ever does.

What we run into on The Meadows after builders cleaning jobs

New window units arrive with a protective film on the frames and that film has a shelf life. Left through a summer of direct sun the adhesive cures onto the plastic, and what should peel away in one strip comes off in flakes and leaves a residue that then needs solvent and patience. If your windows went in weeks ago and the film is still on them, that is the first job on the list. Fresh silicone is the other one: smeared onto glass it wipes off within the hour, and after a day it has to be cut off, slowly, without scoring the pane underneath.

How a The Meadows after builders cleaning job actually runs

The awkward part of a builders clean here is logistics rather than dirt. Nothing can be carried straight from a door to a vehicle, because the vehicle is in the court and the door is on the walkway, so every bag of debris travels the same route the trades have been using all week. That route matters. On almost every job we do on this estate the working entrance turns out to be the back door off the court, which means the concentration of dust runs along the back of the house and up the stairs rather than spreading evenly. We clean in that direction deliberately, from the far end back toward the door the trades used, so the last thing touched is the route everybody is still walking on. It also means being clear early about what leaves with us. Cleaning waste goes, and building waste stays for the skip or the contractor, because carrying that away is a licensed activity and not part of a cleaning booking. If a skip is standing in the court, expect the neighbours to be short of spaces already, so the sooner it goes the easier everything else becomes.

Who books it here

The local reference points are Victoria Embankment, the Bridgeway Centre, Queen's Walk, Meadow Lane and the suspension bridge, which is usually enough for us to find a property without a postcode lookup.

We run The Meadows on the same round as Nottingham City Centre, Wilford and West Bridgford.

What we check on every The Meadows job

Fine dust is the enemy of doing this in one pass. Plaster and cutting dust stays suspended for hours and then keeps landing, so a room wiped while anything is still airborne is a room that gets wiped again. The order is fixed: high level first, then the vertical surfaces, then the floor, with a vacuum that has proper filtration rather than a domestic bagless unit, which drives the finest fraction straight back out of the exhaust and around the room. On floors laid over a slab there is one more place to look. The expansion gap around the perimeter under the skirting or the beading holds a line of screed and cutting dust that a vacuum head runs straight past, and it needs a crevice tool run along it before the room is genuinely finished. Radiators are the other one, since dust settles on the fins while the heating is off and then comes back into the room in a warm plume the first evening somebody turns it on.

What the after builders cleaning covers

A sample of what is included

  • Stage one, the rough clean: The worst of the dust, top down
  • Stage two, the detail clean: Skirting boards, architraves, switches and extract vents
  • Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
  • Stage three, the final buff: Filters changed in extractors and ventilation that have been pulling dust for weeks

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your The Meadows property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What after builders cleaning costs in The Meadows

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in The Meadows. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

After Builders Cleaningin The Meadows

Ring us on 07438 843980, or see the full service page.

We are only having new windows fitted. Do we need a builders clean?

A short one rather than a full job, usually. Replacing windows makes less dust than plastering a room, but it leaves the two things that are worst to ignore: brick and mortar debris sitting in the new tracks and drainage channels, and film and sealant residue on the frames. Both are quick if they are dealt with soon and slow if they are not. Ask the fitters what they are leaving behind, because it varies enormously.

How long should we wait after the plasterer finishes?

Let it dry and let the air clear before the detail clean, which in practice means a few days rather than the same evening. Plaster grit stays airborne for hours and keeps landing after a room looks finished, so going in too early means doing the whole room twice. We would rather run a rough clear-down straight away so the space is usable, then return for the detail work once nothing further is arriving.

Can you take the rubbish away with you?

Cleaning waste yes, building waste no. Bags of dust, packaging, protective sheeting and the contents of the vacuum leave with us. Broken tiles, plasterboard, timber, old units and anything the trades generated need a skip or the contractor's own arrangement, because moving construction waste requires a waste carrier registration and the paperwork that goes with it. Sort it out with the builder before they finish, since it is far harder to arrange once they have gone.

Should the clean happen before or after the new flooring goes down?

Both, in two different sizes. A rough clear down before the floor is laid gets the debris and dust off the substrate so the new covering is not sitting on grit, and it is quick. The detail clean comes after everything else is finished, including the flooring, because laying it makes its own dust and offcuts. Booking only one of the two normally means the finished floor gets cleaned and then covered again by the next trade.

Do you cover the whole of The Meadows?

Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in The Meadows?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in The Meadows?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block, and we group The Meadows with Nottingham City Centre, Wilford and West Bridgford on the rota.
