End of Tenancy Cleaning for The Meadows homes

Let property is a large share of the estate, and the check-in report usually runs past the front door to an outside store in the court and the paved strip on the walkway side. Read yours before you decide what the job is.

What catches people out at check-out here is how far the inventory reaches beyond the front door. A check-in report on one of these properties commonly lists an outside store or fuel cupboard in the parking court, the paved strip and any planting on the walkway side, a garage where one came with the house, and the entry phone handset in a flat. All of it was photographed when you moved in, and all of it counts when you give the keys up. The clean indoors is the predictable half: kitchen, bathroom, window interiors, skirting, the tops of doors. The disputes are almost always about the parts of the property nobody thinks of as rooms.

The Meadows sits in NG2, under Nottingham City Council. Regular domestic cleaning across the estate, a steady run of end of tenancy work because a large share of the stock is let, and window cleaning booked more often than the size of the houses would suggest, since ground floor glass sits at eye level on the walkways everybody uses to get home.

What we run into on The Meadows end of tenancy cleaning jobs

Outside stores in the courts are the single most neglected thing we open. They were built for bins and bicycles, they have a concrete floor and no light, and several years of a tenancy accumulate in there without anybody looking properly. Sweeping it out, taking the cobwebs down and leaving the door able to shut is normally the whole of the work, and it is twenty minutes if we know in advance and an argument at the door if we do not. The meter cupboard is the same story in miniature. A clerk opens both, because both are on the report with a photograph attached.

How a The Meadows end of tenancy cleaning job actually runs

Plan the day around access, because on this estate that is what runs late rather than the cleaning. There is no pulling up outside a walkway front door, so the van goes in the court and everything comes round on foot: machines, chemicals, ladder, waste. If the removal lorry is in the same court that morning, one of us is waiting. Bookings that go smoothly here are the ones where the property is empty and the removals are finished the day before, the van has somewhere to stand, and the check-out appointment is far enough behind us that a second pass on anything disputed is still possible. Toward Queens Drive the Victorian terraces add their own time: more mouldings, deeper window boards, older kitchen units where the carcass and the door do not meet cleanly. Whichever house you are leaving, the single item that most often costs a tenant money is the oven, and it is also the one thing that cannot be rushed at the end of the day.

Who books it here

The redevelopment put front doors onto footpaths and cars into rear courts, so nothing arrives at the door on wheels. Everything gets carried in. That one layout decision shapes how a visit runs here more than the number of rooms ever does.

We run The Meadows on the same round as Nottingham City Centre, Wilford and West Bridgford.

What we check on every The Meadows job

Ovens split into two jobs and mixing them up ruins one of them. The door on most modern appliances is a stack of separate panes with a gap between them, and grease finds its way into that gap where no cloth will follow. It comes apart, usually by lifting the door off its hinges and releasing the inner glass, and it goes back together dry. The other job is the cavity, and this is where the linings matter. Smooth enamel takes a caustic gel and a soak. Rough textured panels are catalytic, designed to burn off residue in use, and putting oven cleaner on them destroys the surface permanently, which then shows on the check-out report as damage rather than dirt. We look before anything is applied, and if we cannot tell which lining you have we leave it and clean around it.

What the end of tenancy cleaning covers

A sample of what is included

  • Bathrooms: Toilet including hinges, base and behind the pan
  • Bathrooms: Shower screen seals and the tracks they sit in
  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in The Meadows

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in The Meadows. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin The Meadows

Ring us on 07438 843980, or see the full service page.

Does the path outside our front door count as ours?

Check the report. On the walkway frontages what belongs to the property is often only the paved strip and the border immediately in front of the door, with the walkway itself staying with the landlord or the council. If your check-in photographs show that strip swept and weeded, that is the state it goes back in. Nobody expects a tenant to sweep a public footpath, and nobody should be deducting for one either.

The house was let unfurnished. What happens about the carpets?

If the carpets came with the property they are inventory items, and they are judged on condition against the check-in photographs with an allowance for fair wear and tear. Vacuuming throughout is part of the clean either way. Hot water extraction is separate work and only worth paying for if the carpets are marked rather than simply worn, because nothing lifts abrasion back out of a pile. We would rather say which of those two you have than take money for the wrong job.

Should the electricity still be on when you clean?

Yes, and it is worth checking before the day. We need power for the machines and hot water for most of the work, and on an empty property with a prepayment meter the credit can quietly run out between the last night and the clean. If the supply has been closed by the outgoing account, tell us, because a clean without hot water and without a working vacuum is not a clean and we would rather move the date.

Can you clean while the removal van is still loading?

We would rather not, and on these courts it is usually impossible anyway. Two vehicles cannot work the same court comfortably, and cleaning a room that furniture is still passing through means doing it twice. An empty property cleans faster and photographs better for your own record. If the timing genuinely cannot move, we will start upstairs at the far end and follow the removals down, but expect the day to run longer.

Do you cover the whole of The Meadows?

Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in The Meadows?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in The Meadows?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block, and we group The Meadows with Nottingham City Centre, Wilford and West Bridgford on the rota.
