End of Tenancy Cleaning for Lady Bay homes

Check out arguments here are usually about mould rather than dirt, and the clerk photographs both the same way. We clean the growth off and record where it sat, so the discussion is about a cold wall and ventilation instead of your deposit.

The argument at check out here is almost never about how clean the kitchen is. It is about the black speckling in the corner of a bedroom ceiling, the bloom on the back of a wardrobe and the marks on the reveals of the windows, and about who is responsible for them. An inventory clerk photographs mould the same way they photograph grease, as a condition item against the property, and the tenant is the one holding the report. What decides it is evidence rather than argument. We take the growth off, treat what is left so it does not come straight back, and photograph each spot cleaned, dated, alongside a note of where it was. Whether that becomes a deduction is then a conversation about a cold wall, not about whether anyone cleaned.

Lady Bay sits in NG2, under Rushcliffe Borough Council. Regular domestic cleaning takes most of the diary, in houses where people walk to the shops and the school rather than drive. Deep cleans come next, booked when the damp jobs have gone a season too long. Carpet and upholstery work follows, and here it is asked for as much for the smell as for the look of it.

What we run into on Lady Bay end of tenancy cleaning jobs

Silverfish are the other thing that shows up in these check out reports and nowhere in the tenant's cleaning. They live under a damp ground floor and come up at night into the bathroom and the kitchen, and what a clerk sees in daylight is not the insect but the grazing damage: the paper backing of a vinyl floor eaten at the edge, the underside of lino curled and pitted, and small holes in the paper of anything stored on the floor of a cupboard. It gets written up as damage rather than as an infestation, so it is worth photographing on the way in as well as on the way out.

How a Lady Bay end of tenancy cleaning job actually runs

Lets here are whole houses rather than rooms in a managed block, usually a family sized terrace or semi held by a small landlord with an agent over in West Bridgford. That shapes the check out. A clerk arrives to an appointment with the check in report and works room by room, and the report covers outside as well as in, which catches people out. The bin store, the brick outhouse or garage, the garden and any shed are all in it, and a garden left with a season of clippings piled against the fence reads as badly as an unclean oven. There is also a loft in almost every one of these houses, reached by a hatch on the landing, and anything of yours still up there belongs to the tenancy until it is out. Book the clean once the property is genuinely empty, loft and outbuilding included, and hand the clerk something that can be walked in one pass rather than a house still being emptied around them.

Who books it here

Everything here sits inside a loop of the Trent, low and enclosed, with the water on one side and the embankment on the other. The air holds moisture year round, so anything left wet stays wet longer than the same job would elsewhere, and drying is planned into the visit rather than left to chance.

We run Lady Bay on the same round as West Bridgford, The Meadows and Sneinton.

What we check on every Lady Bay job

The front path and step decide the first photograph in the report. Most of these houses have an original tiled path from the gate to the door, with the step and threshold in matching tile, and it appears in the check in record because it is the first thing the clerk stands on. Tile of that age is unglazed and slightly porous, so it holds a green film along the shaded stretch beside the wall and a dark arc where the gate swings over it. A stiff brush and water shifts the loose growth and leaves the staining behind. A pressure washer takes the grout out and sometimes the surface with it, which is a repair rather than a clean. It comes up properly with a dwell time and a soft brush, worked in sections, and it is worth the effort because that is the image the whole report opens with.

What the end of tenancy cleaning covers

A sample of what is included

  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
  • Kitchen: Fridge and freezer defrosted and washed, left off with doors ajar
  • Throughout: All floors vacuumed and mopped
  • Throughout: Interior windows, sills, frames and tracks

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Lady Bay property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What end of tenancy cleaning costs in Lady Bay

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Lady Bay. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

The check in report does not mention mould but there is some now. Where do we stand?

Better than you think, but act rather than hope. Photograph it before we clean, with a date on the image, and keep any messages where you reported the damp to the agent or the landlord. Then have it cleaned properly and photographed again. A deposit scheme looks at whether the condition is deterioration beyond fair wear and whether it was reported. Cleaning it and saying nothing is the version that goes badly.

How long before the removal van should we book the clean?

The day after the van leaves, not the day of it. On these streets a large lorry blocks the road entirely while it loads, and nobody is cleaning around that. Book the clean for the following morning with the keys still in your hand, and give yourself a spare day before the check out appointment. If a fixture falls on your moving day, move the moving day rather than the clean.

Does the garden and the outhouse really come into it?

It comes into the report, so it comes into the handover. Clerks photograph the outside because the check in record included it, and an outhouse full of paint tins or a garden knee deep in growth gets written up as a condition item the same way a kitchen would. We clear and clean hard surfaces, the outhouse or garage floor and the bin area. Cutting back a badly overgrown garden is a gardener's job and we would rather you booked one than found out at check out.

There is stuff in the loft that was already there when we moved in. What do we do?

Check the inventory before you touch it. If it was listed at check in it is the landlord's and it stays, and moving it or binning it becomes your problem instead of theirs. If it is not listed, it reads as yours and needs to come out. Either way, photograph the hatch open and the contents on the day you leave, dated. That single picture settles most loft arguments and costs you a minute at the top of a ladder.

Do you cover the whole of Lady Bay?

Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Lady Bay?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Lady Bay?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. One way in over the bridge and a grid that leads nowhere else, so the streets stay quiet and a space is usually there, and we group Lady Bay with West Bridgford, The Meadows and Sneinton on the rota.
