End of Tenancy Cleaning for Bingham homes

A let on a new estate was checked in before anyone had ever occupied it, so the inventory reads new down every line and the exit standard is as new. Harder to meet than fair wear and tear on an old house.

Two kinds of tenancy end here and they argue about different things. On the new estates the property was let straight from the developer, so the check-in report was written on rooms nobody had used and every line on it says new. That is the standard the deposit is measured against at the end, and it is an unforgiving one, because there is no pre-existing wear to fall back on and a clerk can see exactly what changed. In the older streets and the flats above the shops the report is the usual thing, a list of marks already present, and the argument is about which of them got worse. The same clean does not serve both.

Bingham sits in NG13, under Rushcliffe Borough Council. Handover and snagging cleans on the new plots, which is why after builders work sits alongside the regular rounds here rather than behind them. Deep cleans booked through a house's first winter, when the fabric is still drying and it shows. Fortnightly domestic work in the finished houses, weekly where the whole ground floor is hard flooring.

What we run into on Bingham end of tenancy cleaning jobs

The paint is the thing that catches people out in a house let from new. Developers finish internal walls in a contract matt emulsion, which is porous and thin, and it is chosen because it goes on fast rather than because it wipes. Run a damp cloth over a scuff on it and you take the colour off in a patch more obvious than the mark was. So on these properties we test on a hidden section first, and where the paint will not take it we say so and leave the mark for the report rather than turning one deduction into two. The gloss on the skirting and the door frames is harder and does clean.

How a Bingham end of tenancy cleaning job actually runs

Checkouts cluster, and that is the real constraint rather than the size of the property. Tenancies here mostly end on the last days of a month, and a good many turn over in summer when families move for the schools, so the same few dates carry most of the work and the gap between one set of keys going back and the next tenant arriving can be a single afternoon. Book as soon as notice is served rather than the week before. The second thing is that the property genuinely has to be empty. A clean worked around stacked boxes and a sofa waiting for collection is not a clean an inventory clerk will sign off, and the inside of a cupboard cannot be done while there are things in it. Rubbish is separate again: what is left behind is not a cleaning job and carrying it away is licensed work, so a collection wants arranging on its own. Keys often come from a letting agent's office, which is worth confirming early, because plenty of Bingham lets are managed from Nottingham or West Bridgford rather than from the town.

Who books it here

A market town where a large share of the housing is younger than the person living in it. The middle is old brick and stone round a market place; the edges are estates handed over in the last few years. Those two halves fail in opposite directions and want opposite methods.

We run Bingham on the same round as Radcliffe on Trent, Cotgrave and Burton Joyce.

What we check on every Bingham job

The fridge freezer causes more checkout complaints than anything else, and the cause is nearly always the last thing anybody did before handing the keys back. It gets emptied, defrosted, switched off at the wall and the door pushed shut, and a sealed box with a film of moisture inside it grows mould within days in a warm empty house. By the time the clerk opens it the smell has gone into the plastic and into the door seal, where cleaning it out afterwards no longer helps much. The water is the other half. A defrosting freezer puts out far more than people expect, it runs under the salad drawer and out along the floor, and where the appliance is housed under a worktop it goes beneath the unit where nobody thinks to look. Clean it, dry it out properly, then leave both doors wedged open. Every checkout, no exceptions.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Fridge and freezer defrosted and washed, left off with doors ajar
  • Kitchen: Inside, on top of and underneath every cupboard and drawer
  • Kitchen: Hob, extractor hood and filter degreased
  • Kitchen: Oven interior, racks, door glass and grill pan

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

2 bedrooms£200 to £300
3 bedrooms£300 to £420

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. The inventory says the whole house was new. How are we supposed to hand it back like that?

You are not expected to reverse two years of living, and fair wear and tear still applies to a new property. What it does not cover is dirt, and on a house checked in from new the clerk has an unusually clear view of what is dirt and what is wear. Ovens, extractor filters, shower screens and the inside of cupboards are the lines that get cited, because none of those wear, they only get dirty.

The garden was turf and mud when we moved in and it still is. Is that ours?

It depends what the inventory says and it is worth reading before you move out. On plots handed over unfinished, the report sometimes records the garden as laid, sometimes as incomplete, and that single line decides the argument. What we can do is the hard standing, the paths, the patio and the outside of the doors and glass. Turf that never took is a landscaping question for the landlord and the developer, not a cleaning one.

Our agreement says the property must be professionally cleaned. Is that enforceable?

A blanket requirement to pay for a professional clean is not something a landlord can charge a tenant for under the Tenant Fees Act, and a receipt is not what the deposit turns on. What is enforceable is handing the property back in the condition recorded at check in, allowing for fair wear and tear, and cleanliness gets judged against the inventory and the photographs in it. Most people book the clean anyway because it is the reliable way of reaching that standard.

Should the clean happen before or after the removal van?

After, and with everything actually out, including the loft, the shed and the meter cupboard. Furniture shifted on the day leaves marks that were never in the check in report, and a cupboard cannot be cleaned around whatever is still in it. In practice that means the removal in the morning and the clean straight afterwards, with the checkout appointment the next day if the agent will allow it. Carpets need drying time, so leave room for that.

Do you cover the whole of Bingham?

Yes, all of NG13 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Bingham?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Bingham?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. On the newer estates the road is often unadopted and missing from a satnav, so a plot number and a description of the house find us the door faster than a postcode, and we group Bingham with Radcliffe on Trent, Cotgrave and Burton Joyce on the rota.
