End of Tenancy Cleaning for Cotgrave homes

A lot of the estate is let now, and the inventory covers more than the rooms: the brick store, the garden, the shed and the parking bay all get itemised, and the store is the one nobody cleans.

Lettings here come from two directions. Estate houses bought years ago and now rented out, often by a landlord holding two or three on the same run of streets, and newly built houses on the plots at the edge of the village. The first kind produces a check-in report written on a house with decades in it, so the argument at the end is about which marks were already there. The second produces the opposite problem, a report on a property nobody had ever lived in. Either way the inventory covers more than the rooms. The brick store, the shed, the garage, the garden and the parking space all appear on it, and the store is the one that has never been touched.

Cotgrave sits in NG12, under Rushcliffe Borough Council. Regular fortnightly cleaning across the estate and the newer houses, deep cleans booked when a property changes hands or when an extension or loft conversion is finished, and carpet extraction more often than most rounds, because a lot of these households have a dog and a country park at the end of the road.

What we run into on Cotgrave end of tenancy cleaning jobs

The outbuilding is where deductions come from on this estate. Most of these houses have a small brick store attached at the back, and over a tenancy it becomes home to a mower, a bag of compost, half a tin of paint and whatever the last tenant abandoned. It has a concrete floor, often no light, and it is listed on the inventory as a store rather than excluded from it. We clear what the tenant agrees can go, sweep it out properly, wash the floor and photograph it empty, because a photograph of an empty store settles that line before anybody argues about it.

How a Cotgrave end of tenancy cleaning job actually runs

Check out here almost always runs through an agent rather than the landlord, and most of those agents sit in Nottingham or in the larger villages nearby rather than in the village itself, so the keys, the report and the deposit conversation all happen at a distance from the property. That shapes the timing. The clean has to land after the last of the furniture leaves and before the clerk's appointment, and on a Friday check out with a Monday inspection there is no room left to go back and put anything right. Utilities are the trap. Tenants close accounts on the day they move, and a house with the electricity off is a house with no vacuum, no hot water and no light in a bathroom that has no window, so we ask for supplies to stay live until the clerk has been. Empty houses also read differently to a clerk. With the furniture gone and the curtains down, every mark at hand height and every worn patch is in plain sight, which is exactly how the report will record it.

Who books it here

Houses built in quantity to a few standard types, then bought and altered one at a time over decades, so two identical shells can be very different jobs inside. What sets the hours is the kitchen and the bathroom rather than the shape of the house.

We run Cotgrave on the same round as Edwalton, Keyworth and Gamston.

What we check on every Cotgrave job

The gap under the kitchen units is the line that costs deposits. Kitchens on this estate have mostly been replaced at least once, and a replacement fitted over an existing floor covering leaves a plinth standing proud of it with a shallow void behind. Crumbs, a fork, a bottle cap and years of dust live in there, and none of it becomes visible until the fridge comes out on the last day. The same goes for the strip of floor the fridge and the washing machine have stood on, which is usually a different shade from the rest of the room and often carries a dried spill nobody has seen since the appliance went in. We pull out what pulls out safely, clean the floor underneath, wipe the appliance sides and the plinth, then refit it, because a clerk who moves nothing still crouches at the end of the run.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Dishwasher filter and spray arms
  • Kitchen: Inside, on top of and underneath every cupboard and drawer
  • Throughout: All floors vacuumed and mopped
  • Throughout: Skirting boards, door tops, light fittings and radiators

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Cotgrave property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What end of tenancy cleaning costs in Cotgrave

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Cotgrave. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

End of Tenancy Cleaningin Cotgrave

Ring us on 07438 843980, or see the full service page.

The check-in report is twelve years old. Does it still count?

It is still the reference point, and fair wear and tear does more work the longer the tenancy has run. Twelve years of ordinary living accounts for a great deal of what a clerk will see: worn carpet in the traffic lanes, marks at hand height, tired paintwork. What it does not account for is dirt, because dirt is not wear. Grease on the cupboard doors and scale on the taps are judged the same way at year twelve as at year one.

Do you clean the store and the garage as part of it?

Yes where they are on the inventory, and on this estate they usually are. They are quoted separately from the house because they are a different job: cobwebs, a concrete floor, no heating and often no power to run a machine from. Tell us when you book whether they are empty, because clearing somebody else's leftover paint tins is not cleaning and it eats a slot. Anything needing a licensed carrier to dispose of has to go separately.

The agent says the tenancy requires a professional clean. Is that allowed?

For a tenancy in England, a clause requiring you to pay for professional cleaning is not enforceable as a condition of the agreement. What still applies is the standard: the property has to go back in the same state of cleanliness as the check in report records, fair wear and tear aside. Most people use a firm because meeting that standard on an empty house in a day is hard, not because a clause obliges them to. We invoice with the address, the date and the scope listed.

The electricity is on a prepayment meter. Does that matter?

It matters a great deal, so check the credit before the day. Everything we bring runs off the supply, and a meter that runs out mid morning stops the vacuum, the carpet machine and the hot water at once, in a house that by then has no lamps and no curtains. Leave enough on it to see the clean and the clerk's visit through, and tell us if the meter is in a cupboard that needs a key rather than out in the hall.

Do you cover the whole of Cotgrave?

Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Cotgrave?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Cotgrave?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Parking is easy compared with the city: drives, garage blocks and rear courts, and we group Cotgrave with Edwalton, Keyworth and Gamston on the rota.
