After Builders Cleaning for Cotgrave homes

Two jobs with the same name. New plots handed over against a completion date, and 1960s houses being extended or converted while the family carries on living in the rest of the property.

Two different jobs share this name here. On the newer plots at the edge of the village the clean lands on an empty house against a completion date with the site still working around it, and the constraint is that the ground outside is not finished, so what has just been cleaned gets walked back in through the front door. On the estate the job is an extension or a garage conversion on a house somebody is still living in, which is harder in every way that matters. There is furniture, there is a family, and there is a dust sheet doing a job that only a sealed screen actually does. Containment and the order of work decide how that one goes, not the cleaning at the end.

Cotgrave sits in NG12, under Rushcliffe Borough Council. Houses built in quantity to a few standard types, then bought and altered one at a time over decades, so two identical shells can be very different jobs inside. What sets the hours is the kitchen and the bathroom rather than the shape of the house.

What we run into on Cotgrave after builders cleaning jobs

In an occupied house the sheeting is the whole argument. Plaster dust is fine enough and charged enough to travel through a gap you cannot see, so a taped polythene screen with a zip in it keeps the rest of the house usable and a sheet draped over a doorway does not. Where it shows first is soft furnishing rather than hard surfaces: the sofa two rooms away has a grey cast on it a week after the plasterer left, and it is the thing people notice last because it arrives gradually. That is why the work is staged and the last visit happens after the settling rather than on the final day of the build.

How a Cotgrave after builders cleaning job actually runs

The order of trades decides what this clean can achieve, and on jobs around the village that order slips more often than it holds. Flooring and painting are usually the last things in, and a decorator still working after the clean undoes half of it. So we ask for a date behind the final trade rather than a date that suits the handover, and where that is not possible we split the visit and price the second part properly. Waste is a separate question from cleaning. Offcuts, packaging and anything in the skip belong to the builder, and we put that in writing before booking, because a van arriving for a clean and finding a garage full of plasterboard has the wrong vehicle and the wrong licence for it. Water and power are worth confirming as well: a new plot where the supply is not yet commissioned, or an extension where the sockets stay dead until the electrician signs off, is a job that cannot run. On the newer development the site may also control access and parking, which is a call to make the day before rather than on the morning.

Who books it here

The local reference points are Cotgrave Country Park, All Saints' Church, the shopping precinct and the Grantham Canal, which is usually enough for us to find a property without a postcode lookup.

We run Cotgrave on the same round as Edwalton, Keyworth and Gamston.

What we check on every Cotgrave job

Protective film is what turns a short job into a long one. New units, stainless splashbacks, shower trays, radiators and window frames all arrive covered in it, and where it has sat through a summer of building work the adhesive bakes on and the film tears into strips instead of peeling away in one piece. What is left is a sticky haze that a general spray will not touch and that a scourer goes straight through into the finish. It comes off with a solvent suited to the surface, worked in patches and wiped before it dries. The other survivor is silicone. A bead run by a fitter is nearly always smoothed with a finger and smeared onto the tile or the glass beside it, and cured silicone only leaves a hard surface under a blade held flat, which is fine on glass and glazed tile and never acceptable on acrylic or a painted frame.

What the after builders cleaning covers

A sample of what is included

  • Stage two, the detail clean: Every surface: door tops, window tracks, radiator fins, socket faces
  • Stage three, the final buff: Glass, chrome and floors
  • Stage one, the rough clean: The worst of the dust, top down
  • Stage three, the final buff: Usually a day or two later, after suspended dust has settled again

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Cotgrave

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Cotgrave. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The extension is finished but the dust keeps coming back. How long does that go on?

Weeks rather than days, and it is not a failure of the first clean. Plaster and brick dust are far finer than household dust, they hold a static charge, and they stay in the air for hours after anything disturbs them, so every time a door swings some of it lands again. That is exactly why the work is staged, with a final buff a day or two after the detail clean, once what was suspended has had time to come down.

The builders say they will clean up. Is that the same thing?

It is a different thing with a similar name, worth pinning down before you agree it. A builder's tidy is bulk removal: offcuts, bags and the worst of the debris, which is reasonable to expect. What it is not is the detail work, meaning window tracks, socket faces, the top of every door, the inside of new units and the film left on new glass. Ask what is actually in their price, because the gap between the two is where the disappointment lives.

The decorator is back next week. Should we book the clean now or after?

After, if you can possibly wait. Sanding filler and cutting in around frames puts fine dust back into a room that has just been finished, and glossing throws a spray you only see later on the glass and the sockets. Where the handover date will not move, we do a first pass so the property is usable, then a shorter detail visit once the last trade has gone. That is cheaper in hours than cleaning the same rooms twice at full depth.

Can you take the rubbish away with you?

Light packaging from the clean itself, yes. Building waste is different: moving it commercially needs a waste carrier registration and a duty of care trail showing where it went, so it goes with the builder or into a hired skip rather than into the back of a cleaning van. Tell us before the day if the garage or a bedroom is still holding offcuts, because clearing that is not cleaning and it eats the slot the clean was booked into.

Do you cover the whole of Cotgrave?

Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Cotgrave?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Cotgrave?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Parking is easy compared with the city: drives, garage blocks and rear courts, and we group Cotgrave with Edwalton, Keyworth and Gamston on the rota.
