After Builders Cleaning for Bingham homes

Two visits, not one. The sparkle clean lands before handover with the site still live, then the snagging trades come back through a finished house and put plaster and paint dust into rooms that were signed off weeks earlier.

This is the service the town generates most of, because houses are being finished here in quantity rather than one at a time. A handover clean is not a normal clean under pressure, it is a different job with a fixed date at the end of it: the legal completion does not move, the trades finish late, and the clean is the last thing in the programme so it absorbs every delay ahead of it. Then the house is handed over and the work is not finished, because the snagging list brings joiners, plasterers and painters back into rooms that were signed off, sometimes months later, and each of those visits puts fine dust into a house somebody now lives in.

Bingham sits in NG13, under Rushcliffe Borough Council. A market town where a large share of the housing is younger than the person living in it. The middle is old brick and stone round a market place; the edges are estates handed over in the last few years. Those two halves fail in opposite directions and want opposite methods.

What we run into on Bingham after builders cleaning jobs

The protective film on new window and door frames is the item that decides whether a handover clean looks finished. It is meant to come off before the plot is glazed in and left standing, and it frequently does not, so it bakes on through a summer, goes brittle and tears into strips instead of peeling, and leaves adhesive along the edge of every frame. Peeled cold it fights you. Warmed it comes away in one piece. Behind it is the drainage slot along the bottom of the frame, which on a new house is usually blocked with mortar and silicone trimmings, and a slot that cannot drain holds rainwater against the seal.

How a Bingham after builders cleaning job actually runs

Timing on a live plot is not really ours to choose. The clean is booked against the last wet trade finishing rather than against a date in a diary, and wet trades move, so being told the day before is more use than being told the week before. In practice it means turning up to a plot that may have no commissioned water and no working socket, which is why we bring both rather than assume, and it means unadopted roads with no lighting, deliveries reversing and nowhere obvious to leave a van. Private work in the older streets has the opposite problem. A terrace or a semi fronting straight onto the pavement has no side access, so every bag of debris and every machine goes in through the front door and past rooms people are still living in, and a skip on a public road needs a permit arranged by whoever ordered it. Dust ignores a party wall as well, so the neighbours are worth a knock. We sheet the route in and take out what the clean produces, but building waste stays with the builder.

Who books it here

The local reference points are the Market Place and its buttercross, St Mary and All Saints' Church, and Bingham Arena, which is usually enough for us to find a property without a postcode lookup.

We run Bingham on the same round as Radcliffe on Trent, Cotgrave and Burton Joyce.

What we check on every Bingham job

Look in the bath and the basin before anything else. Plasterers and tilers rinse buckets and tools wherever there is a tap running, and on a house being finished that means the new sanitaryware, so there is usually a ring of set slurry round the waste and a scattering of grit sitting in the bottom. Two things follow from that. The bath is acrylic on most of these houses, and grit dragged under a cloth will scratch it in a single pass, so it gets flooded and floated off instead of wiped. And the trap underneath holds whatever went down it, which sets hard, so a bath draining slowly in a brand new house is normally full of somebody's rinse water rather than faulty. The same applies to the shower waste and, more often than anybody admits, to the cistern, which can be holding sand and swarf from the fit.

What the after builders cleaning covers

A sample of what is included

  • Stage two, the detail clean: Every surface: door tops, window tracks, radiator fins, socket faces
  • Stage three, the final buff: Any remaining marks
  • Stage two, the detail clean: Inside all new units, cupboards and wardrobes
  • Stage three, the final buff: Filters changed in extractors and ventilation that have been pulling dust for weeks

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Bingham

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Bingham. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

The developer says the house is cleaned before handover. What is left to do?

Depends entirely what was included, and it is worth asking rather than assuming. A builder's clean to a handover standard covers the visible surfaces so the property presents well on the day. What it usually misses is everything that is not at eye level: inside the drawers and the carcases, the loft hatch surround, the boiler cupboard, the underside of the stair nosings, and the screed dust sitting behind the kitchen plinth. Check those before you sign the plot off.

Snagging is booked for three months' time. Should we wait and clean once?

No, do both. You have to live in the house in the meantime, and construction dust in an occupied property does not stay in the room it was made in. What matters is what happens on the snagging day itself: sheet the route the trades will walk, take soft furnishings out of that room or cover them properly, and book the second clean for a day or two afterwards rather than the same afternoon, so the airborne dust has settled first.

Do you take the rubbish away?

Not the building waste. Offcuts, packaging, plasterboard and anything the trades have left behind belong to the builder to remove, and carrying it is licensed work with paperwork attached that a cleaning visit does not cover. What we take out is what the clean itself produces: bagged dust, used cloths, and the film and tape off the fittings. If the skip is still on the plot, that is where it goes. If the skip has already gone, say so beforehand.

Where does the clean sit in the programme?

After the last wet trade and after the decorator, before the floor covering goes down if that is being laid late, and before any furniture arrives. A clean done while a joiner is still second fixing is undone by the same afternoon. Where the programme will not allow a single visit, split it: a rough clean to clear debris and the bulk of the dust so the following trades work in a clean space, then a finish clean once nobody else is coming back.

Do you cover the whole of Bingham?

Yes, all of NG13 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Bingham?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Bingham?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. On the newer estates the road is often unadopted and missing from a satnav, so a plot number and a description of the house find us the door faster than a postcode, and we group Bingham with Radcliffe on Trent, Cotgrave and Burton Joyce on the rota.
