Deep Cleaning for Bingham homes
The first two winters in a new house are when the building gives back its own water. Condensation in the reveals, growth in fresh sealant, damp showing round a loft hatch. That is what a deep clean deals with here.
A deep clean on a house that is two or three years old is not the same list as one on a house that is a hundred. A newly built property arrives holding a great deal of water: in the screed, in the plaster, in the mortar and in the blockwork, and it comes out through the first heating season into the rooms. So the annual reset here deals with the results of drying rather than the results of neglect: condensation staining down the reveals, black spotting in sealant that was fresh a year ago, salt bloom on a wall that has never been decorated. Nearer the market place the job goes back to what age does to a house instead, and the two barely share a checklist.
Bingham sits in NG13, under Rushcliffe Borough Council. The housing here is mostly older brick and a little stone round the market place, Victorian and interwar streets behind it, postwar semis further out, and very large estates of new houses still going up on every edge, and that is what shapes this job more than the floor area does.
What we run into on Bingham deep cleaning jobs
Look up in a room that has had a couple of winters and you often see faint dark lines across the ceiling at regular spacing, and sometimes a grid of dots. That is not mould and it is not a leak. The plasterboard is slightly colder where a joist or a fixing sits behind it, so airborne dust settles preferentially along those lines and builds a shadow of the structure. It comes off a painted ceiling with a dry sponge and a light touch, and it returns if the room keeps producing dust and moisture. Candles, an open kitchen and a house still drying all feed it, which is why it turns up here more than it should.
How a Bingham deep cleaning job actually runs
A deep clean takes the house out of use for most of a day, so the date tends to be chosen around something else: a week away, the run up to Christmas, the fortnight before the photographs are taken for a sale. Two things shape how it runs here. The first is the three storey townhouses and the plots with rooms in the roof on the newer parts of town. Water and machines have to go up and come back down, which fixes the order of work as top down with the stairs done last, and it means the landing needs to stay clear. The second is water and power in the older properties nearer the centre, where the kitchen tap can be the only convenient fill point and the sockets sit where an older house put them rather than where the work is. We ask for one room to be left clear as a base so nothing gets carried back through a finished room. Clearing surfaces before we arrive buys the most of anything you can do, because moving somebody else's belongings is slower than cleaning under them.
Who books it here
A market town where a large share of the housing is younger than the person living in it. The middle is old brick and stone round a market place; the edges are estates handed over in the last few years. Those two halves fail in opposite directions and want opposite methods.
We run Bingham on the same round as Radcliffe on Trent, Cotgrave and Burton Joyce.
What we check on every Bingham job
Scale decides how a bathroom looks when a deep clean is finished. The water in this part of Nottinghamshire is hard, and what hard water leaves is bonded to the surface rather than sitting on top of it, so it ignores detergent and effort completely. On a shower screen it starts as a haze you only catch at certain angles, then it holds soap and body oil in the roughness it has made, and by that stage scrubbing only polishes it. What shifts it is a mild acid given time to dwell and then rinsed off properly, kept away from the chrome trim and the seals while it works. A screen left long enough will have etched underneath the deposit, and etching does not come back with any product on the market. We say which of the two we are looking at before we start rather than after.
What the deep cleaning covers
A sample of what is included
- Everywhere else: Window interiors, sills, frames and the tracks they run in
- Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome
- Bathrooms: Limescale removed from taps, shower head, screen, tiles and grout
- Kitchen, which is about 40% of the time: Fridge and freezer emptied, defrosted and washed including the seals
That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What deep cleaning costs in Bingham
A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£165 to £280
Typical one-off in Bingham. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical one-off |
|---|---|
| Studio | £110 to £180 |
| 1 bedroom | £135 to £220 |
| 2 bedrooms | £165 to £280 |
| 3 bedrooms | £220 to £350 |
| 4 bedrooms | £300 to £460 |
Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.
Priced separately
| Extra | Typical cost |
|---|---|
| Single oven deep clean | £45 to £80 |
| Double oven | £70 to £110 |
| Range cooker | £80 to £130 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The windows stream with water every morning and the house is new. Is that a fault?
Usually not in the first two winters. A new house is airtight compared with an old one and it still holds construction water, so moisture that would once have leaked out through gaps now finds the coldest surface, which is the glass. Cleaning the reveals and the sealant deals with what has already grown. Keeping the ventilation open and running the extract fans properly is what stops it returning, and if it is still doing it in year three, get the ventilation checked.
There is a white powdery bloom on the brickwork by the back door. Will cleaning take it off?
The surface deposit yes, permanently no, not while the wall is still drying. That bloom is salt carried out of the mortar and the brick by water leaving the structure, and it keeps arriving as long as there is water to carry it. Brushing it dry lifts most of it. Wetting it dissolves the salt back into the brick and it reappears in the same place a fortnight later, so we brush rather than wash and leave it until the wall has dried.
The shower screen never looks clean. Is it dirty or is it ruined?
Both are possible and from across the room they look the same. A scale film that has not yet bitten into the glass comes off with an acidic product given time to work, and the difference is obvious the moment it does. Glass left cloudy for years has been eaten into by the mineral, and no cleaning restores that, because the surface itself has changed shape. Run a fingernail over it wet. A deposit catches under the nail, etching does not.
Should the deep clean go before or after the decorator?
After, in almost every case. Decorating makes dust, and sanding filler makes the finest dust of the lot, which drifts and settles for days on every horizontal surface in the house including rooms with the door shut. Painting over a dirty wall also gives a poor key, so any washing down that the paint needs belongs to whoever is doing the painting. Book the deep clean for a couple of days after the decorator has packed up, once the air has cleared.
Do you cover the whole of Bingham?
Yes, all of NG13 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does deep cleaning cost in Bingham?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start deep cleaning in Bingham?
Within a week or two normally, longer in March and April and through November when everyone books at once. On the newer estates the road is often unadopted and missing from a satnav, so a plot number and a description of the house find us the door faster than a postcode, and we group Bingham with Radcliffe on Trent, Cotgrave and Burton Joyce on the rota.
