After Builders Cleaning for Lady Bay homes
Plaster dust behaves differently in this air. It takes up moisture within a day and turns to a film that a dry cloth smears rather than lifts, so the order of work matters: vacuum everything first, wet work second, glass last.
Plaster dust does something in this air that it does not do on drier ground. Left for a day or two in a humid house it takes up moisture, loses its float and becomes a thin film bonded to whatever it settled on. Run a dry cloth over that and it smears into a grey haze that is harder to shift than the powder was, and on glass and gloss paint it can be worse than what you started with. So the order is fixed: everything vacuumed with a filtered machine first, top down, including the ledges nobody thinks of, then wet work with clean water changed often, then glass last, because glass gets contaminated again by every stage above it. Skipping straight to the wet stage is the usual way an after builders clean here goes wrong.
Lady Bay sits in NG2, under Rushcliffe Borough Council. Everything here sits inside a loop of the Trent, low and enclosed, with the water on one side and the embankment on the other. The air holds moisture year round, so anything left wet stays wet longer than the same job would elsewhere, and drying is planned into the visit rather than left to chance.
What we run into on Lady Bay after builders cleaning jobs
Access shapes the job too. The streets are narrow, the grid has no loop and a skip takes a parking space that was somebody's, so skips get filled and gone, and the builder's last day and our first day tend to collide. Where the work is at the back, the material has almost always been carried in at the front and down the hall, because no plot in this pocket has vehicle access at the back. That leaves a corridor of floor protection from the front door to the works, and when it is lifted the dust ground into it under boot traffic is on the hall floor and the stair carpet rather than in the new room.
How a Lady Bay after builders cleaning job actually runs
The jobs that keep coming round in this pocket are rear extensions off the back addition and loft conversions with a dormer facing the water, and the loft ones change how a clean has to be run. The work sits at the top of the house, but the only route to it is the existing staircase, so the stairwell becomes the works corridor and the dust travels down it rather than staying in the new room. A house can look untouched at ground floor level and still have every landing spindle, banister and door frame carrying a film you only see in low sun. The new stair almost always comes out of an existing bedroom, which means that bedroom has been a builders' route for weeks and has to be treated as part of the works rather than as a finished room somebody can move straight back into. On a terrace there is a party wall on one side or both, and the drilling puts dust into the neighbour's rooms as well, which is worth them hearing about early even though it is not our clean to do.
Who books it here
The local reference points are Lady Bay Bridge, Trent Boulevard, the Poppy and Pint, the Hook and Adbolton Lane, which is usually enough for us to find a property without a postcode lookup.
We run Lady Bay on the same round as West Bridgford, The Meadows and Sneinton.
What we check on every Lady Bay job
Old loft insulation is the residue nobody anticipates. Whatever has been done up there, boarding, a conversion or just a wider hatch, the existing mineral wool gets pulled about, and the fibre that comes off it is fine, light and slow to settle, so it is still moving in the air days after the builders have gone. It lands on everything below the hatch and it behaves nothing like plaster dust. It does not wipe, it rolls, and a dry cloth pushes it along and leaves it standing up off the surface. On soft furnishings it works into the weave, and it is the usual reason somebody itches for a week and blames the new paint. It comes out with a filtered vacuum on fabric and a damp method on hard surfaces, and the wardrobe tops need doing because the hatch sits right above them.
What the after builders cleaning covers
A sample of what is included
- Stage two, the detail clean: Sanitaryware descaled and polished
- Stage two, the detail clean: Every surface: door tops, window tracks, radiator fins, socket faces
- Stage one, the rough clean: Bulk debris removal
- Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What after builders cleaning costs in Lady Bay
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Lady Bay. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The builders said they had cleaned. Why does it still need doing?
Because a builder's clean is a tidy up and a sweep, which is what it is meant to be. It removes the offcuts, the packaging and the bulk of the debris. It does not touch the fine dust that has gone into the carpet backing, sat on the tops of doors and inside the light fittings, or filmed over every pane. In a humid house that film has already bonded, so it is a wet job now rather than a dusting one.
How soon after the builders leave should we book you?
As soon as the last wet trade is finished and the protection is coming up, and preferably the same week. Every day the dust sits in this air it binds harder, and a fortnight makes a measurable difference to how long the job takes. If decorating is still to come, we would rather do a first pass now and the finishing clean after the painter, than one clean that has to be repeated.
The loft has only been boarded out, not converted. Is that still an after builders clean?
Often yes, and people underestimate it. Boarding means the insulation has been walked on, compressed and shifted the length of the loft, and the hatch has been open for days with a ladder running through it. The fibre and the dust of decades come down that opening into the landing and the bedrooms below. It is not a plaster job so it is quicker, but it is still a filtered vacuum and a damp method rather than something a household mop resolves.
Should you come before or after the new carpet is fitted?
Before, then a short return afterwards. Cleaning a finished room, then having a fitter carry rolls up a dusty staircase, undoes half of it, and carpet laid onto a floor with builders' dust still on the boards traps that dust under the underlay. So we do the full clean once the wet trades are finished, the fitter works into a clean house, and we come back briefly for the offcut fibre and the stair edges the fitting leaves behind.
Do you cover the whole of Lady Bay?
Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Lady Bay?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Lady Bay?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. One way in over the bridge and a grid that leads nowhere else, so the streets stay quiet and a space is usually there, and we group Lady Bay with West Bridgford, The Meadows and Sneinton on the rota.
