End of Tenancy Cleaning for Compton Acres homes

Lettings are a small share of the estate, and the ones there are tend to be whole houses held long term, so the inventory predates the tenancy by years. Check out here turns on wear against dirt on a carpet nobody replaced.

This is an owner occupied estate, so end of tenancy work here has nothing in common with the churn of a student street. It is a four or five bedroom house that has been let to one family for a long stretch, often by an owner who bought elsewhere and kept it rather than sold. The length is what changes the job. The inventory was written years before anybody moved out, against decoration and carpet that were already partway through their lives, so the check out turns into a discussion of which marks are wear and which are dirt. The other difference is what gets listed. A garage, a conservatory, a loft hatch and a block paved drive all appear as areas on a report like that, and not one of them is a room.

Compton Acres sits in NG2, under Rushcliffe Borough Council. Regular domestic work in family houses, mostly fortnightly, moving to weekly where there is a dog and a lot of pale carpet. Deep cleans arrive in clusters, either before a sale or after a bathroom has been ripped out and replaced. Window work runs all year, because the rear elevations carry a great deal of glass.

What we run into on Compton Acres end of tenancy cleaning jobs

The integral garage is where these check outs are lost. Its concrete floor has held a car, a chest freezer and a mower for years, so there is oil, a tide of dried grass, and a fine grey dust off the unpainted blockwork that has settled over everything stored against the walls. It is also where an outgoing tenant leaves whatever would not go in the van. The conservatory is the other one, listed as a room, glazed on every side, with a season of dead flies in the roof and a floor the furniture has never been lifted off. Both take real time, and both are the ones left until the last hour.

How a Compton Acres end of tenancy cleaning job actually runs

The timetable is the real difficulty on a house like this. A family moving out of a four bedroom detached takes a full day to load, the removal lorry stands on the drive while they do it, and nothing can start until the last box has gone and the drive is clear. The check out is usually booked by the letting agent for the following morning, which leaves one afternoon and evening for a house with far more floor area than the flats these appointments are normally timed around. Two things rescue it. Confirm with the agent when the inventory clerk is genuinely coming, rather than working to the tenancy end date, and get the keys released to us instead of passed from tenant to agent to cleaner on the morning itself. The other item is utilities. Ask for the electricity to stay connected and the heating to be left ticking over, because an emptied house in autumn goes cold within hours and a floor washed in a cold house is still damp when the clerk walks in.

Who books it here

One estate, one build period, so nothing here wears out on its own. Shower enclosures, kitchen sealant, conservatory roofs and fence panels all reach the end of their lives within a few years of each other, and the same job comes round a whole road inside a season.

We run Compton Acres on the same round as West Bridgford, Edwalton and Gamston.

What we check on every Compton Acres job

The appliance spaces are what an outgoing tenant never sees, because their own machines stood in them until moving day. Pull a washing machine forward and there is a rusted footprint where the feet sat, a tidemark of dried detergent down the side of the recess, and flexible tails at the tap wearing a crust of limescale where a joint has been weeping quietly for a year. The gap either side of a freestanding cooker is worse, since fat has run down the unit ends on both sides and set hard, and the floor beneath holds everything ever dropped down there. None of it is visible with the appliance in place and all of it photographs beautifully on a check out report. It has to be done on the day the machines leave and not before, which is one more reason the cleaning cannot begin while the van is still loading.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Washing machine drawer, rubber seal fold and filter
  • Kitchen: Dishwasher filter and spray arms
  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out
  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Compton Acres property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What end of tenancy cleaning costs in Compton Acres

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Compton Acres. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin Compton Acres

Ring us on 07438 843980, or see the full service page.

We have rented this house for nine years. Is the carpet really our problem?

Some of it is and most of it is not, and the split is the same one the adjudicator uses. Flattened pile in the traffic lanes and thinning on the stair nosings after nine years is wear, and wear is not deductible. Ground in soil, pet marks and a hall that has never been extracted are dirt, and dirt is. Cleaning the carpet properly removes the second question entirely and leaves only the first, which you will win.

Does the garage come into it?

If it is on the inventory, yes, and on a house of this type it will be. It is listed as an area with its own line, so the floor is swept and degreased where it needs it, the cobwebs come off the blockwork and the roller door track gets cleared. What we cannot do is remove anything left in there, because that is a disposal question for you and the agent, so tell us the garage is empty before the day.

Who lets you in if we have already moved out?

The letting agent, normally, and it is worth arranging in writing a few days ahead rather than on the morning. We would far rather collect keys from the branch and hold them for the day than stand on a doorstep waiting for somebody who is out showing another property. Tell us when the inventory clerk is booked as well, because that appointment, and not the tenancy end date, is the deadline the work is actually running against.

The house is empty and the heating is off. Does that matter?

More than people expect. An empty house has no warmth in it and nothing moving the air, so washed floors, cleaned glass and a scrubbed shower tray all dry slowly and can dry with marks that were not there when we left. It also puts condensation on the inside of the windows overnight, which reads as dirty glass on a check out report. Leave the electricity connected, the heating ticking over low, and a trickle vent or two open.

Do you cover the whole of Compton Acres?

Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Compton Acres?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Compton Acres?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Short block paved drives open onto the pavement, so the van gets clear of the road easily, and we group Compton Acres with West Bridgford, Edwalton and Gamston on the rota.
