End of Tenancy Cleaning for Gamston homes

Most lets here are houses someone moved out of and kept rather than bought to rent, so the fittings are domestic quality and the standard expected back is higher than a purpose-built rental. Carpet through the whole house is the usual sticking point.

Lettings here are largely the accidental sort. A family moves for work, keeps the house and lets it through an agent, so the property arrives with a fitted kitchen someone chose for themselves, carpet they paid for, and a check-in report running to photographs of the garage shelving and the shed. That produces a higher expectation at the end than a purpose-built rental does, and it produces longer tenancies, which means more accumulated wear to separate out from dirt. Turnover follows the school year rather than the university one, so August is the pinch point on this side of the river and the diary starts filling in June. Agents here expect the itemised checklist and the photographs to arrive with the invoice, not on request.

Gamston sits in NG2, under Rushcliffe Borough Council. Regular domestic work in the family houses, commercial cleaning for the practices and offices around the district centre, and post-construction work that has not stopped since the estate began. New build plots, extensions and garage conversions all keep arriving, and construction dust needs different equipment from anything a weekly visit carries.

What we run into on Gamston end of tenancy cleaning jobs

Loft conversions are the item most often left off a quote and the one an inventory clerk always opens. A Gamston loft room usually has eaves storage behind small doors in the knee walls. That space appears in the inventory as storage, gets used for suitcases and Christmas boxes for three years, and is never once cleaned. Behind the doors there is bare insulation, dust left from the original conversion and a drift of dead flies against the gable vent. Half an hour of work, and it decides whether a clerk ticks the box or writes a note.

How a Gamston end of tenancy cleaning job actually runs

The useful thing about an end of tenancy here is that the property is genuinely empty and the drive is ours for the day, so there is no working around furniture and no moving a van every hour. The rest needs organising. Keys usually come from an agent's office over in West Bridgford rather than from the landlord, so we need the branch name and whoever there can authorise a collection. Confirm the electricity is still on, because half of this work is an oven, a vacuum and lighting, and a winter check out with no curtains and no bulbs left in the fittings is a short working day. Voids on this side of the river are often only a few days, especially in late summer, so the clean tends to sit the morning after check out with the inventory appointment close behind it. If carpets are being cleaned as well, they go last and they need drying time before anyone walks a fresh tenant round, which is the single most common reason a booking has to move.

Who books it here

Estate housing of a known age, which means the fittings are all reaching the same point at once: original conservatories, first-generation double glazing and integral garages converted into utility rooms or studies. Those conversions are usually the coldest and dustiest room in the property, and the one nobody planned for.

We run Gamston on the same round as West Bridgford, Edwalton and Colwick.

What we check on every Gamston job

The oven decides more check outs than anything else in the property, and the part that gets missed is inside the door. Most of these kitchens have a built under double oven, and the door is a sandwich of glass panels with a gap between them. Fat vapour finds that gap, runs down the inner face and dries there in streaks, so the door reads as dirty however hard the outside is polished. On most models the inner panes lift out once the retaining clips at the base of the door are released, which turns an impossible job into a straightforward one. The other blind spot is the removable back plate covering the fan, where carbonised deposit sits out of sight, and an inventory clerk with a torch does look behind it. Both come out at the start of the day rather than the end, because degreaser needs time to sit while the rest of the kitchen is being worked through.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Hob, extractor hood and filter degreased
  • Bathrooms: Bath sealant line and overflow
  • Kitchen: Inside, on top of and underneath every cupboard and drawer
  • Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome polished

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Gamston

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Gamston. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin Gamston

Ring us on 07438 843980, or see the full service page.

The house has been let to one family for six years. Where do we stand on the carpets?

Wear is expected and dirt is not, and six years of a family on a mid-range carpet is genuinely wear. Extraction lifts the bonded soil and takes the grey out of the traffic route. It will not raise pile that furniture has crushed flat or restore fibre that has abraded. If a carpet has reached the end of its life, cleaning makes that obvious rather than hiding it, which is usually what both sides need to see.

Does the integral garage need doing for check-out?

If the check-in report covers it, yes, and around here it usually does, because most of them were photographed. Swept out, cobwebs down, oil marks on the slab treated as far as they will go, and the up-and-over door track wiped. Tell us at the quote stage if it has been fitted out as a workshop or a home gym, because that is a different amount of work from an empty one.

The tenants have cleaned already. Can you just do the oven and the carpets?

We can, and it is a reasonable way to spend money when the rest is genuinely presentable. Be aware that a partial clean is not the same thing in a dispute: a clerk marks the property as a whole, so window tracks, the extractor and the inside of kitchen units still count even if the worktops shine. Send us photographs first and we will say honestly whether the gap is two items or a full clean.

The house is let furnished. Does that change the job?

Yes, and it usually adds more than people allow for. Furnished around here tends to mean the family's own things left in place, so there are wardrobes and drawers to be emptied of dust rather than an empty shell, upholstery that appears in the inventory photographs, and a garage or loft used as owner storage that should be excluded in writing. Agree the excluded areas before the visit so nobody argues about them afterwards.

Do you cover the whole of Gamston?

Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Gamston?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Gamston?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Nearly every house has a drive and a garage, so parking is the least of it here, and we group Gamston with West Bridgford, Edwalton and Colwick on the rota.
