Deep Cleaning for The Meadows homes

The annual jobs on this estate are the ones the original build made awkward: a recirculating cooker hood with a charcoal cartridge, a boxed pipe casing in the bathroom, a cupboard built around a hot water cylinder. None sit in a maintenance visit.

Nearly every deep clean on the estate turns into a kitchen job first. The hoods in this stock mostly recirculate rather than vent outside, which leaves a charcoal cartridge doing work it gave up on years ago and a ceiling above the hob that has gone from white to a warm yellow so gradually nobody registered it happening. That ceiling washes back with a degreaser left to dwell, and it changes the room more than anything else we do that day. After it come the bathroom fan casing, the boxed pipe run behind the bath panel, and the cupboard built around the hot water cylinder, which quietly collects lint off the towels stacked against it. None of the four are within reach of a maintenance visit.

The Meadows sits in NG2, under Nottingham City Council. The housing here is mostly low-rise redevelopment from the 1970s and 1980s, laid out around pedestrian walkways and rear parking courts, with older terraces surviving toward Queens Drive and flats and maisonettes near Bridgeway, and that is what shapes this job more than the floor area does.

What we run into on The Meadows deep cleaning jobs

The bathroom extractor is the item most often written off as broken when it is simply blocked. In this stock it is a small fan wired into the light switch, sitting in a short duct through the wall, and the grille unclips. Behind it there is normally a felt of lint and condensation dust thick enough to see through the blades. Cleared out and dried, most of them move air again. If it still does nothing with the cover off, the fault is wiring or ductwork rather than dirt, and we would sooner tell you that than take the same grille apart twice a year.

How a The Meadows deep cleaning job actually runs

Deep cleans on this estate bunch up at the end of winter, and the reason is structural rather than habit. A ground floor on a concrete slab holds the cold, the walkway frontages give a shallow entrance with little shelter, and compact rooms load with moisture quickly once a household is drying washing indoors from November onward. By February or March the evidence has settled in the same places every year: the window reveals in the coldest bedroom, the angle where an outside wall meets the ceiling, the back of a wardrobe standing against that wall, and the grout in the corner of the shower. That is deep clean territory rather than maintenance work, because a regular visit cleans the surfaces in front of it and does not empty a wardrobe, pull out a washing machine or spend forty minutes on one corner of tiling. We plan the day around the cold elevation first while there is light on it, then the kitchen, then everything that has to come out and go back.

Who books it here

The redevelopment put front doors onto footpaths and cars into rear courts, so nothing arrives at the door on wheels. Everything gets carried in. That one layout decision shapes how a visit runs here more than the number of rooms ever does.

We run The Meadows on the same round as Nottingham City Centre, Wilford and West Bridgford.

What we check on every The Meadows job

Surface growth on a cold reveal is the thing most often made worse by good intentions. Wiped dry with a cloth it looks solved and is simply spread, because the staining is a colony sitting in the paint film and not dust lying on top of it. It wants a biocidal treatment left to dwell, then removal, then a second application, and the room ventilated while that happens. Discolouration in silicone is a harder conversation. Where it has gone through the sealant rather than sitting on it, no product reaches it, and a chlorine gel will lighten the surface for a few weeks before it returns. At that point the honest answer is that the bead needs cutting out and replacing, which is a different trade, and we would rather say so than sell you the same treatment twice a year.

What the deep cleaning covers

A sample of what is included

  • Kitchen, which is about 40% of the time: Extractor hood and filter, degreased or replaced
  • Everywhere else: Radiators, including between the fins and behind
  • Everywhere else: High level dust: light fittings, door tops, picture rails, coving
  • Bathrooms: Shower head soaked or bagged with descaler

That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What deep cleaning costs in The Meadows

A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£165 to £280

Typical one-off in The Meadows. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£110 to £180
1 bedroom£135 to £220
2 bedrooms£165 to £280
3 bedrooms£220 to £350
4 bedrooms£300 to £460

Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.

Priced separately

ExtraTypical cost
Single oven deep clean£45 to £80
Double oven£70 to £110
Range cooker£80 to £130

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

Our kitchen ceiling has gone yellow above the cooker. Will that come off?

Usually most of it. What you are looking at is airborne fat that condensed on a cool ceiling and then pulled dust into itself, and a solvent degreaser with contact time lifts the layer rather than smearing it about. Emulsion that has been up for years can occasionally lift with it, so we test a corner out of the sightline first. Where it will not come back evenly, the truthful answer is that the ceiling needs painting.

Should the cooker hood filter be washed or replaced?

Two filters, two answers. The metal mesh under the hood is grease, and it goes into a hot degreasing soak until it drains clear. The charcoal cartridge sitting behind it, on any hood that recirculates instead of venting outside, cannot be washed at all. It is saturated carbon and washing it only makes it wet. That one is a replacement part, and in most of these kitchens it is still the one the hood was fitted with.

Will you move the washing machine and the fridge?

Yes, where the plumbing and the flooring allow it, and that is a large part of why a deep clean takes the time it does. Under a fridge is dust and under a washing machine is usually a damp grey sludge of detergent and lint. We check the hoses are not stretched before anything moves and we ease appliances out rather than dragging them, since vinyl over a slab marks easily and those marks do not come back out.

Do we need to empty the wardrobes first?

Only the ones against an outside wall, and it helps enormously if you can. Those are the units we want to pull forward and clean behind, and a full wardrobe is too heavy to move safely with the contents in. Anything hanging can go on the bed for the morning. If a wardrobe is fitted or built in, tell us at the booking so we can plan to work around it rather than discovering it on the day.

Do you cover the whole of The Meadows?

Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does deep cleaning cost in The Meadows?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start deep cleaning in The Meadows?

Within a week or two normally, longer in March and April and through November when everyone books at once. Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block, and we group The Meadows with Nottingham City Centre, Wilford and West Bridgford on the rota.
