After Builders Cleaning for Top Valley homes
Improvement work here goes on around a family that has not moved out, one room at a time, so dust reaches the whole ground floor rather than staying behind a sheet. Render and window jobs leave the glazing coated on the way out.
Building work on this estate is mostly improvement rather than extension: kitchens and bathrooms replaced, windows changed, insulation and render added outside, heating swapped over. Two consequences. One is that the household stays put while it goes on, so there is never a sealed site and dust reaches every room on the ground floor instead of staying behind a sheet of polythene. The other is that a render or window job leaves the glazing and the stone sills outside in the same state internal work leaves the rooms, and only one of those normally gets cleaned. Neither is a single visit either. A first pass while the site is still working, a proper detail once the trades are off the job, and a return once the air has settled.
Top Valley sits in NG5, under Nottingham City Council. Houses were laid out to keep cars away from front doors, so the road you drive down often faces back gardens and the address you want is along a footpath. Everything that comes into a job here, kit, machines, waste, gets carried further than it looks on a map.
What we run into on Top Valley after builders cleaning jobs
The route the dust takes is the giveaway. A kitchen being replaced in an occupied house means doors propped open for carrying, so fine gypsum goes down the hall, rides the draught up the stairs and lands along the top edge of every door frame and on the landing rail, nowhere near where anyone was working. Where a serving hatch has been left in place between kitchen and dining room it behaves like a flue and does the same thing faster. We work top down and outward from the room the trades were in, rather than starting where the mess looks worst, because otherwise the hall gets cleaned twice.
How a Top Valley after builders cleaning job actually runs
Waste is the part that catches people out on this estate. Very few of these plots take a skip anywhere useful, and where one goes on the road it needs a permit and a light, so on most improvement jobs the debris leaves in bags carried by hand along the same footpath the household uses every day. That makes the builders clean two jobs rather than one: getting the rubbish out to a vehicle, and cleaning what is left behind it. The shared route matters as much as the house. Protection laid down a walkway keeps plaster off a neighbour's path and off the entrance to a parking court, and a bag that splits on a green causes more bad feeling than the work ever did. Timing is the other constraint. The clean is worth doing once the last trade is off the job and not before, so we would rather be given a date that moves than be booked to a date that was never real. Where the household has stayed in the house throughout, we agree which rooms are handed back first and work to that order.
Who books it here
The local reference points are Top Valley Way, the Tesco off it, Park Vale Academy and the old railway footpath, which is usually enough for us to find a property without a postcode lookup.
We run Top Valley on the same round as Bestwood, Rise Park and Bulwell.
What we check on every Top Valley job
The bathroom is where the trades washed their tools, and it shows in three ways. There is a grey ring in the bath or the basin which is plaster rather than dirt, and it has set, so on an acrylic surface it wants softening and lifting rather than scouring. There is a trap underneath holding the same material, which is why a basin that drains slowly after building work is usually nothing to do with the plumbing. And there are silicone smears on the tiles and on the frame beside a new seal, skinned over by now and immune to a cloth. Each of the three needs a different approach and none of them answers to the product that does the rest of the room. We run the wastes before finishing, because a bath that empties properly at the end of the day is worth more to a household than anything else on the list.
What the after builders cleaning covers
A sample of what is included
- Stage three, the final buff: Any remaining marks
- Stage two, the detail clean: Sanitaryware descaled and polished
- Stage two, the detail clean: Inside all new units, cupboards and wardrobes
- Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Top Valley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What after builders cleaning costs in Top Valley
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Top Valley. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The work is being done while we live in the house. Can you clean as it goes?
We can clean between stages and it is worth doing, provided everyone understands it is not the final clean. Cleaning a room the trades will walk through again buys you a liveable house rather than a finished one. The proper builders clean happens after the last of them has gone, and that is the only one worth judging the finish by. Booking both is normal on a job that runs for weeks with a family still in it.
The outside of the windows was left filthy after render work. Is that a window clean or a builders clean?
A builders clean, because it is not ordinary weathering. Render splash and cement dust are alkaline and they bond to glass, so they want softening and lifting rather than washing off, and a scraper held at the wrong angle marks the pane for good. Frames and sills go at the same time, along with the weep holes on the bottom edge, because that is where the residue collects and washes back down the pane the first time it rains.
We cleaned up ourselves and there is still dust everywhere a week later. What is happening?
Fine gypsum stays airborne long after the noise stops, and it settles out over days. Sweeping and dry dusting lift it straight back up, so a house cleaned too early gets a second coat of its own dust. What works is vacuuming with a filtered machine rather than brushing, damp wiping rather than dry, working from the ceiling downwards, and then a return visit once the air has genuinely settled. Wiping high surfaces last is how most of it ends up back on the floor.
Can you take the rubbish away as part of it?
Small quantities of packaging, offcuts and protective sheeting go with us as part of the clean. Anything beyond that is a waste removal job rather than a cleaning one, and it is worth being straight about the difference: builders rubble, an old bathroom suite or a kitchen carcass need a licensed carrier and a transfer note. Where the contractor has left material behind, that is normally their responsibility under the contract, and it is better raised with them before they finish.
Do you cover the whole of Top Valley?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Top Valley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Top Valley?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Parking is rarely the problem; reaching the door is, and we group Top Valley with Bestwood, Rise Park and Bulwell on the rota.
