Office & Commercial Cleaning for Top Valley homes
Not a great deal of it, and what exists is local: the shop parade at the centre, a health centre, community buildings. Hard floors and washrooms are the whole specification, and the hours have to fall outside public opening.
There is not a great deal of commercial property on this estate, and what exists is almost entirely local: the shop parade at the centre, a health centre, community buildings and the small premises attached to them. It makes for a different contract from an office floor. The floors are hard rather than carpeted, they take footfall from the public rather than from twenty known staff, and the washrooms take a bigger share of the hours than anything else in the building. Hours are the other constraint. A building the public walks into cannot be cleaned around them, so the work sits before opening or after closing, and the specification has to set out which sections happen daily and which happen weekly.
Top Valley sits in NG5, under Nottingham City Council. On the practical side: Parking is rarely the problem; reaching the door is. Vans go on the distributor road or into a rear court, and the last stretch is on foot down a walkway with a step or a bollard in it. Say which side your number faces.
What we run into on Top Valley office & commercial cleaning jobs
Matting at the door governs everything downstream of it, and here most people reach the building on foot across greens and paths rather than out of a car park. What comes through the door is therefore wet for more of the year than it would be on a business park, and a saturated mat stops holding anything and starts spreading it back out. So the mats get lifted and washed to a rota, since a vacuum only lifts what sits on top. Behind that, the recurring fault in buildings of this age is a hard floor that has had polish laid over dirt more than once, which needs stripping back before any routine is worth running on it.
How a Top Valley office & commercial cleaning job actually runs
The commercial work here is a run of small premises rather than a building with floors. A parade of shops with flats over them, a health centre, a community building, a nursery, a takeaway or two, and behind them a shared service yard with the bins in it. Each is its own contract with its own keyholder, its own opening pattern and its own idea of what the word clean covers, and none of them has a facilities manager to ring at short notice. That makes the shape of the job quite different from an office floor. Visits are short and early or short and late, several can sit in one run where the units are neighbours, and the specification has to name who unlocks and who sets the alarm, because there is rarely more than one person able to do either. The public is the other constant. These are premises people walk into straight off the footpaths, with pushchairs, shopping and wet coats, so the entrance takes the weather in a way a staff door in a business park never does, and the washrooms serve callers rather than a known handful of staff.
Who books it here
The local reference points are Top Valley Way, the Tesco off it, Park Vale Academy and the old railway footpath, which is usually enough for us to find a property without a postcode lookup.
We run Top Valley on the same round as Bestwood, Rise Park and Bulwell.
What we check on every Top Valley job
A community hall tells you what happened in it before anybody says. Stacking chairs leave paired black arcs where they were dragged rather than lifted, and the arcs sit in rows, so the floor carries a diagram of last night's layout. Where a table stood there is a dry patch with crumbs around its edge and nothing in the middle of it. The servery is the other half: a hatch shelf with ring marks, a hot water boiler with a scale bloom under the tap, and a sink that has had tea leaves and paint water down it in the same week. None of it is difficult, but none of it is visible from a specification written somewhere else. The order that works is chairs and tables reset first, then the floor in one pass, because sweeping around a stack and then moving the stack means doing that floor twice.
What the office & commercial cleaning covers
A sample of what is included
- Every visit: Desks and hard surfaces, subject to a clear desk policy
- Periodic, scheduled and priced up front: Entrance matting deep cleaned or replaced
- Periodic, scheduled and priced up front: Upholstery on soft seating
- Periodic, scheduled and priced up front: Internal and external window cleaning
That is a sample rather than the whole list. The full office & commercial cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Top Valley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What office & commercial cleaning costs in Top Valley
Contract office cleaning, weekly cost on a standard specification out of hours. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£60 to £120
Typical per week in Top Valley. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per week |
|---|---|
| Up to 10 desks, 2 to 3 visits | £60 to £120 |
| 10 to 25 desks, 3 to 5 visits | £120 to £280 |
| 25 to 50 desks, 5 visits | £280 to £520 |
| 50 to 100 desks, 5 visits | £520 to £950 |
| 100+ desks | £950 and up |
Washroom count moves a quote more than desk count does. Two extra cubicles change the hours more than twenty extra desks.
Priced separately
| Extra | Typical cost |
|---|---|
| Office cleaning, per hour | £15 to £28 |
| Carpet deep clean | £1.50 to £3.50 per m² |
| Hard floor strip and reseal | £3 to £7 per m² |
| Washroom deep clean and descale | £150 to £400 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you work outside our opening hours?
Yes, and for premises the public walks into it is usually the only arrangement that works. Early morning before opening suits a surgery or a shop, and after close suits a community building with evening bookings. Either way it goes into the written specification with the hours set out against each area, so whoever is on shift follows a plan rather than deciding on the day. Key holding and the alarm code get settled in writing ahead of the first shift.
We are changing contractor. What has to be sorted first?
Two things. Raise TUPE at the outset, because anybody currently cleaning the building may transfer across with the contract, and that gets handled properly at the start or badly later. Then get the specification written down: which areas, how often, and how many hours against each of them. A single price with nothing behind it is how a building ends up under cleaned with nobody able to point at what was actually agreed.
We are one small unit on the parade. Are we too small to be worth a contract?
No. A single shop, a treatment room or a small surgery works perfectly well as a short fixed visit, and it works better still if a neighbouring unit books the same run, because the travel is already paid for by then. What matters more than floor area is the pattern: which days, before opening or after closing, and who holds a key. Set that down in writing at the start and a small premises is one of the easiest arrangements to keep reliable.
It is a nursery. What do you need in place before you start?
Enhanced DBS checks on whoever attends, and a visit timed outside session hours so cleaning staff and children are not in the building together. Beyond that it is a written specification covering toilets, nappy changing areas, floors and the surfaces children touch, agreed products and where they are stored locked away, and a named person who signs the visitors book. Clinical waste and anything a nurse or a practitioner has to handle stays with the setting, not with us.
Do you cover the whole of Top Valley?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does office & commercial cleaning cost in Top Valley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of washrooms, the visit frequency, the flooring type and whether we supply consumables. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start office & commercial cleaning in Top Valley?
Allow four to six weeks if you are changing contractor, because TUPE, keys and site induction all take real time. Parking is rarely the problem; reaching the door is, and we group Top Valley with Bestwood, Rise Park and Bulwell on the rota.
