After Builders Cleaning for Kimberley homes

Rear extensions and dormer lofts on the terraces, and infill housing on old yards and industrial plots around the town. Both leave plaster dust, and in a terrace it travels the length of the house because there is no door to shut against it.

Two kinds of building work generate this here. On the terraces it is a rear extension over the old yard or a dormer in the roof, done while the family stays put, and the problem is that a terrace has no spare wing to retreat into. Plaster dust goes from the back of the house to the front along a hallway that everyone uses, and it settles on a staircase that cannot be sheeted properly because people are still walking up it. On the newer estates it is conservatories being replaced with solid roofs, garages converted, and kitchens ripped out and refitted, where the house is bigger and the dust is more containable but the new units multiply the surfaces that need a detail clean.

Kimberley sits in NG16, under Broxtowe Borough Council. Two housing eras that want different visits. The older streets give small rooms, narrow hallways and a lot of doors, so the time goes on moving between spaces rather than on any one of them. The estates are open plan and hard floored, where the time goes on the floor and the glass.

What we run into on Kimberley after builders cleaning jobs

Balusters and the back edge of each tread are where the dust actually hides in a terrace job. A staircase has an enormous surface area for its footprint, all of it vertical, and plaster dust carries a static charge that makes it cling to painted timber rather than fall off. Brushing it moves it onto the carpet below; wiping it wet turns it into a grey smear that has to be washed twice. It gets HEPA vacuumed baluster by baluster first, then wiped. The meter cupboard is the second: always open while the work is on, always full of dust when it finishes.

How a Kimberley after builders cleaning job actually runs

Booking the clean is really a question of when the last trade actually leaves. Set it against the builder's finish date and you are cleaning around a joiner who has come back for the door stops; set it against the day the skip goes and you are usually right. Two access facts shape the job in the older parts of town. A skip standing on the highway needs a permit from the county as highway authority and a legal place to sit, which on a narrow terraced street is not a given, and many of these houses have no vehicle access to the rear, so everything coming out of a back extension travels through the hall. That means the route is cleaned last and cleaned twice, and it means we want the floor protection left down until we say it can lift. We also need power, water and a working light in every room on the day, because a builders clean in a house still waiting on the electrician is a builders clean done twice.

Who books it here

The local reference points are the old Hardys and Hansons brewery buildings, Main Street and Kimberley Leisure Centre, which is usually enough for us to find a property without a postcode lookup.

We run Kimberley on the same round as Nuthall, Stapleford and Bilborough.

What we check on every Kimberley job

New glazing is where a builders clean is won or lost. Units arrive with a protective film the installer is supposed to remove, and if it has sat in sun through a summer the adhesive bakes on and comes away in strings rather than as a sheet. Underneath there is usually plaster splash, silicone smeared along the bead, and a fine grit that will scratch the pane if a blade or a pad is dragged over it dry. So the glass is flooded first, then bladed wet at a shallow angle, then squeegeed. The exception matters: self cleaning glass, low emissivity coatings and some toughened panes carry a surface a blade ruins permanently, so those take a solvent, a soft pad and more time. Labels on sanitaryware and appliances come off the same way, wet and slowly. Film pulled off before it has weathered saves all of that, which is worth asking the installer for while they are still on site.

What the after builders cleaning covers

A sample of what is included

  • Stage three, the final buff: Any remaining marks
  • Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware
  • Stage two, the detail clean: Skirting boards, architraves, switches and extract vents
  • Stage three, the final buff: Glass, chrome and floors

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Kimberley

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Kimberley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

After Builders Cleaningin Kimberley

Ring us on 07438 843980, or see the full service page.

We are having the conservatory roof replaced. Is that a builders clean?

Yes, and it is dustier than people expect for a job that mostly happens outside. Taking a polycarbonate or glass roof off and building a solid one puts insulation fibre and plasterboard dust through the whole room, and the new plastered ceiling sheds for a while after that. Plan for a clean once the plasterer has gone and a second pass a few days later, because the fine material keeps settling long after the trades have left.

The extension is going up around us. Can the cleaning be staged?

Yes, and in a terrace that is the only workable order. The rooms you are still living in get cleaned first so the household has somewhere fit to be, and the detail work plus the final pass wait until every trade is off site. A single visit halfway through is wasted money: the working end of the house keeps feeding fine dust down a hallway nobody can seal off, and every surface has to be done again.

Do you take the building waste away?

We take out the dust, the packaging and offcuts small enough to bag, and we leave rubble, plasterboard and anything the builder was contracted to clear. That is not awkwardness: construction waste has to go to the right place with the right paperwork, and it belongs in the skip that is already on the job. Tell us before the day if the skip has already gone, because bagged waste with nowhere to go ends up in your household bin and yours is not big enough.

Can paint spots come off the new windows?

Usually, but ask the installer what the glass is first. Ordinary float glass takes a wetted blade at a shallow angle and the spots lift cleanly. Self cleaning and low emissivity coatings sit on the face of the pane, and a blade removes the coating along with the paint, which is permanent and obvious in daylight. Where we cannot confirm what has been fitted we work with a solvent and a non abrasive pad, and we tell you which panes we have left and why.

Do you cover the whole of Kimberley?

Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Kimberley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Kimberley?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Kerbside parking on the terraced streets, with the town centre itself pinched at lunchtime, and we group Kimberley with Nuthall, Stapleford and Bilborough on the rota.
