After Builders Cleaning for Eastwood homes

Mostly refits rather than extensions: an old terrace stripped out, refitted and then photographed. The deadline belongs to the photographer or the first tenant, and the standard is looking finished rather than merely being clean.

Most of the building work we clean after in this town is a refit rather than an extension: an older terrace bought to let, stripped out, rewired, replumbed, given a new kitchen and bathroom, and then photographed. That last word sets the deadline. The clean is not booked for the day the work finishes, it is booked for the day before the photographer or the first tenant, and those tend to fall in the same week. It also means the property has to look finished rather than simply be clean, which is a different standard from a builder's tidy up and needs saying out loud at the quote. Expect a return visit too, because two or three trades always come back afterwards to put right whatever the first walk round found.

Eastwood sits in NG16, under Broxtowe Borough Council. A hilltop town that also receives visitors, which is an unusual pair for a place this size. The terraced rows give small rooms and many doorways, and the short let stock among them wants a different visit on a different clock. The two sit within a few streets of each other.

What we run into on Eastwood after builders cleaning jobs

Old floors are what makes this messier than the same work in a newer house. Boards come up for pipe and cable runs and go back down, and everything the trades made in the meantime ends in the gaps and in the void underneath. It then comes back out a little at a time whenever anybody crosses the room, so a floor wiped on the Monday has a fine grey line along every joint by the Thursday. The answer is a crevice tool worked along every gap before anything wet goes anywhere near, and doing it once the last trade has been rather than before, which is the part that has to be agreed with whoever is running the job.

How an Eastwood after builders cleaning job actually runs

Access is what makes a builders clean here different from the same job on an open plot. There is no side gate and no drive, so everything the trades brought in came through the front door and everything we take out leaves the same way, past the same paintwork. A skip on a street this narrow needs a permit and a level bay and often ends up parked some distance from the house, which means waste is bagged and carried rather than tipped. Two things have to be true before we start. The services need to be live, because there is no clean without hot water and no vacuum without a working socket, and any scaffold needs to be down before anybody touches the outside of the glass, since panes get dusted from above otherwise. The other conversation is with the neighbours. Party walls in a terrace carry every noise and doors end up propped open all day, so we agree with whoever is running the job which day is the heavy one and keep the machines to sociable hours instead of starting at first light.

Who books it here

The local reference points are the D. H. Lawrence Birthplace Museum on Victoria Street, Nottingham Road and Eastwood Hall, which is usually enough for us to find a property without a postcode lookup.

We run Eastwood on the same round as Kimberley, Nuthall and Hucknall.

What we check on every Eastwood job

New radiators are the delayed problem after a refit. Fine plaster and cutting dust hangs in the air for days and settles down inside the fins, where a cloth cannot reach and nobody thinks to look, and it sits there through handover looking perfectly clean from the front. Then the heating goes on for the first time, convection lifts the lot, and within a week there is a brown plume on the wall above every radiator and a matching shadow up the curtain nearest to it. It has to be blown or vacuumed out from the top before the system is ever fired, using a long brush down between the panels with something at floor level to catch what comes out. Done in that order it is a few minutes a room. Left until afterwards it turns into a decorating job.

What the after builders cleaning covers

A sample of what is included

  • Stage one, the rough clean: Protective films, stickers and tape residue
  • Stage three, the final buff: Glass, chrome and floors
  • Stage two, the detail clean: Skirting boards, architraves, switches and extract vents
  • Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Eastwood

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Eastwood. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

After Builders Cleaningin Eastwood

Ring us on 07438 843980, or see the full service page.

The builder cleaned up before handover. Why is everything still filmed over?

Because that clean is a sweep and a skip run, and it was never meant to be more. The fine material is still airborne when the trades leave and keeps settling for days, so a surface wiped on the Friday has a film on it by the Monday. Sanding dust, brick dust and the residue off new fittings also need different methods and all of them need a rinse. The clean that lasts is the one done after the dust has finished falling.

The photographer is booked for Friday. When should the clean happen?

Thursday, with the trades finished by Wednesday, and it is worth defending that order rather than letting it slip. Photographs pick up things the eye walks past: a smeared pane against daylight, a mark on new white paint, dust along a skirting, silicone haze on the shower screen. All of it is cheap to remove the day before and expensive to explain later, because those images carry a listing for years. Tell us the shoot time and we work back from it.

The scaffold is still up at the front. Can the windows be cleaned now?

The insides yes, the outsides no, and it is not worth the argument. Anybody still working above will drop dust and splashes onto glass that has just been finished, and boards over a window also make it impossible to see what has actually been left on the pane. We sequence outside glass for after the scaffold comes down, which is usually the last visit anyway. Tell us the strike date and we book the return around it.

The heating has not been on since the plastering was done. Does that change anything?

It changes the order of work, and in your favour. While the system is cold we can clear the dust that has settled inside the radiators, which is the one job that becomes impossible to do cleanly once convection has carried it up the wall. So the radiators are done before the boiler is fired rather than after. If the heating has already been run, say so, because the walls above them then need checking and may need more than a wipe.

Do you cover the whole of Eastwood?

Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Eastwood?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Eastwood?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Streets off the main road are narrow and parked both sides, and there is nowhere to stop on the road itself, so we park off it and walk in, and we group Eastwood with Kimberley, Nuthall and Hucknall on the rota.
