After Builders Cleaning for Nuthall homes
Garage conversions, rear extensions and dormer loft rooms on postwar semis, almost always while the household carries on living there. The new opening goes through into the hall, and the hall connects everything, so dust reaches the far end within a day.
Building here goes outward and upward rather than new. A rear extension across the back of a postwar semi, a garage made into a study or a fourth bedroom, a dormer loft room over the landing. The common factor is that the family stays in the house throughout, which makes it a staged job by necessity rather than by preference. Dust from one room reaches the far end of the property inside a day, because the new opening is nearly always knocked through into the hall and the hall connects everything else. Garage conversions bring a problem of their own: the floor is built up and insulated, so there is screed and adhesive residue at a level no other room in the house has, and the old door aperture leaves freshly cut brickwork behind the new frame.
Nuthall sits in NG16, under Broxtowe Borough Council. The A610 and the motorway junction sit on the doorstep, so the road-facing elevation of a house gets visibly dirtier than the garden side and gets there faster. Households also keep windows shut against the noise, which drives indoor humidity up and puts mould in the bathroom sealant rather than on the tiles.
What we run into on Nuthall after builders cleaning jobs
A dormer conversion makes a mess of the landing before it makes a room of the loft. The staircase is built in place, so sawdust and plaster fall through the gaps between the treads and the risers onto whatever is below, and on a carpeted landing that means fine dust worked down into the pile rather than sitting on top of it. Vacuuming lifts the surface of that and leaves the rest, so the landing usually wants extraction once the trades have gone rather than another pass with a machine. The loft hatch stays a dust route for weeks after the room is signed off, because the void behind the new dwarf walls is still full of it.
How a Nuthall after builders cleaning job actually runs
The thing to get right on building work here is when we come, not what we do. The drive is carrying everything on a domestic extension: the skip, the mixer, stacked plasterboard and the trades' vans. Until the skip has gone there is nowhere for us to stand and little point cleaning a hall that is still the route materials travel along. The other half of it is the order of the finishing trades. Plasterers, then decorators, then flooring, then the kitchen fitter, and every one of them makes a mess after the one before has left. A clean booked in the middle of that sequence gets undone within a day and paid for twice. The version that works is a rough tidy partway through so the rooms the family is still living in stay usable, then the full clean once the last trade has carried their tools out for good. Ask your builder for the date the flooring goes down, because that is normally the point beyond which nothing else generates real dust.
Who books it here
The local reference points are St Patrick's Church, the junction 26 island and the Phoenix Park tram terminus, which is usually enough for us to find a property without a postcode lookup.
We run Nuthall on the same round as Kimberley, Strelley and Bulwell.
What we check on every Nuthall job
Paint and film are what remain once the dust has been dealt with. Emulsion spatter dries hard on hinges, sockets, switch plates and the top edge of skirtings, and it lifts with a blade held flat and some patience rather than with a cloth. New windows arrive wearing a protective film on the frames, and if those frames have stood in sunlight for weeks the film goes brittle and tears off in strips instead of peeling in one piece, leaving adhesive residue along every edge. Fresh silicone is the third. A bead run round a shower tray or a worktop leaves a smear on the tile and the glass beside it that only shows when the light is behind it, and it will not wash off once cured. We do glass and ironmongery last, after floors, so scraped debris is never landing on something already finished.
What the after builders cleaning covers
A sample of what is included
- Stage two, the detail clean: Sanitaryware descaled and polished
- Stage one, the rough clean: Bulk debris removal
- Stage two, the detail clean: Inside all new units, cupboards and wardrobes
- Stage three, the final buff: Glass, chrome and floors
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What after builders cleaning costs in Nuthall
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Nuthall. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The builders said they would clear up. Is that the same thing?
It is a different job wearing the same name. A contractor's clear-up means bulk debris and a sweep, which is what most contracts cover and is a fair thing to expect. What it does not mean is removing the fine particulate that keeps settling for days after the last trade leaves, or taking paint and adhesive off glass and hardware, or cleaning inside new units. If you want that, it has to be specified separately and scheduled after the work is genuinely finished.
We are converting the garage. Is that different from an extension?
In one respect it is. The floor gets built up with insulation and a new screed, so there is cement residue and adhesive at floor level that an ordinary room never has, and it has to be tackled once the screed has cured rather than while it is still green. The old door aperture is the other difference. That brickwork is freshly cut, and brick dust keeps working out of the new reveal for a while after the frame goes in.
How soon after the trades finish should we book?
Give it a couple of days rather than booking for the afternoon the last van leaves. Fine dust stays airborne long after the work stops and keeps settling out of the air, so a clean done too early means a second visit to do the same surfaces again. Two or three days also gives the builder room to come back for the snagging that always appears. If you need the house usable sooner than that, a staged approach costs less overall than a full clean repeated.
The new floor has just gone down. Can it be cleaned straight away?
Not with water, in most cases. Newly laid engineered wood and vinyl planks sit on adhesive that needs time to cure, and wet mopping too soon can lift edges or leave a haze. Freshly grouted tile is the same, and it also carries a grout film that needs a specific treatment rather than a mop. Tell us the flooring type and the date it went in and we will dry clean it on the first visit, then come back to it properly once it has settled.
Do you cover the whole of Nuthall?
Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Nuthall?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Nuthall?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Easier than most of the patch, and we group Nuthall with Kimberley, Strelley and Bulwell on the rota.
