After Builders Cleaning for Strelley homes
Extensions and refits on the estate leave modern gypsum dust, which is fine, static and everywhere. Work on a listed cottage leaves lime, which is alkaline and comes off dry rather than being smeared about with a wet cloth.
Two kinds of building work happen here and they leave different residue. On the estate it is extensions, kitchen and bathroom refits and the newer housing, so it is modern gypsum plaster, plasterboard and tile: fine, static, everywhere, but entirely predictable. In the village, work on a listed cottage is a slower business done with lime plaster and lime mortar instead of cement, and lime dust is alkaline and mildly caustic. It is not something to push about with a wet cloth across paintwork or waxed timber. Either way the sequence is the same and it is not one visit: a rough clean, a detail clean once the last trade has left, and a final buff a day or two after that.
Strelley sits in NG8, under Nottingham City Council. Two settlements with a dual carriageway between them. The estate side is uniform, with modern fittings and predictable rooms. Over the A6002 the village is a conservation area of listed cottages, a hall and a church, where the products get agreed before anyone starts rather than chosen on the day.
What we run into on Strelley after builders cleaning jobs
What catches people on the estate extensions is the join between old and new. Fitters cut into the existing house, so dust travels out of the working area and settles the length of the hall, and the deep window reveals in the original rooms collect it and keep it. Those get a brush head and extraction before any cloth arrives. In the cottages the equivalent is the floor. Freshly pointed brick or a relaid quarry tile leaves a residue that reads as a poor clean and is actually a chemical film, and reaching for an acidic product to shift it is what dulls the surface for good.
How a Strelley after builders cleaning job actually runs
An after builders clean gets booked too early far more often than it gets booked too late. If a plumber is coming back for a fix, or the decorator still has a second coat outstanding, the clean has to sit after them, so the date is worth confirming with the builder rather than with the calendar. On site we need running water, working sockets and lighting in the rooms being cleaned, which sounds obvious right up until the consumer unit turns out to be half wired. Waste is the other conversation to have early. We take away the dust and the packaging we generate; we do not take building waste, so a skip or a builder's collection needs to still be there, and a skip standing on the road rather than on the drive needs a permit from the council in the owner's name. Protecting the route in matters as much as the clean itself, because carrying equipment through a finished hall is how a new floor picks up its first mark.
Who books it here
The local reference points are Strelley Hall, All Saints Church, the Asda on Strelley Road and Nottingham Business Park, which is usually enough for us to find a property without a postcode lookup.
We run Strelley on the same round as Bilborough, Aspley and Wollaton.
What we check on every Strelley job
Glass is where new work gets judged, and it is rarely dirty in the way people expect. It carries plaster splash, silicone smears off a mastic gun and the residue left by protective film that has been on since the units were delivered and has started to bake on in the sun. That comes off with a blade used wet, at a shallow angle, in one direction only, and never dry, because a single grain of grit under a dry blade puts a scratch across a new pane that nothing will take out. New paintwork is the opposite problem and wants leaving alone: emulsion takes weeks to cure properly, and scrubbing a splash off a fresh wall burnishes a shiny patch into the finish. Then there are fixings. Screws, staples and offcuts of trim will destroy a vacuum, so the first pass is a sweep by eye and by hand before any hose touches the floor.
What the after builders cleaning covers
A sample of what is included
- Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware
- Stage one, the rough clean: Bulk debris removal
- Stage three, the final buff: Any remaining marks
- Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Strelley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What after builders cleaning costs in Strelley
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Strelley. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why does it need more than one visit?
Because construction dust does not settle when the work stops. It is much finer than the dust a house makes on its own, it holds a static charge, and it hangs in the air for hours after anyone has stirred it. A room cleaned once looks right that evening and has a visible film on it by morning. The buff a day or two later is the difference between a clean room and a room that was cleaned.
Lime plaster has been used in our cottage. Does that change the clean?
It changes both the products and the timing. Lime dust is alkaline and should not be worked into paintwork or waxed timber with a wet cloth, so it comes off dry, with extraction, top down. Lime also cures slowly compared with gypsum, so tell us what went on and when. Cleaning a surface that has not finished curing is work you end up paying for a second time.
The builder said they would clean up. Is that the same thing?
It is not, and saying so is not a criticism of the builder. A builder's clean means the site is cleared, the waste has gone and the floors are swept, which is normally what the contract asks for. It does not mean paint flecks off glass, dust out of socket faces and hinge recesses, protective film off appliances, or a floor taken back to something you would walk on barefoot. Ask what is included in writing, then book the gap rather than assuming there is not one.
When can we move furniture back in?
After the final pass, not before it. Furniture arriving between the detail clean and the buff traps dust underneath itself and gives whatever is still airborne somewhere soft to land, and soft furnishings brought into a dusty room hold that dust for months. If the move genuinely cannot wait, say so and we will change the order, doing the rooms that are filling first and coming back for the rest. That is slower, but it beats cleaning around a stacked hallway.
Do you cover the whole of Strelley?
Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Strelley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Strelley?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. The estate half is easy: wide roads, verges, garage courts behind the terraces and off-street space at many properties, and we group Strelley with Bilborough, Aspley and Wollaton on the rota.
