End of Tenancy Cleaning for Kimberley homes

Family lets rather than student houses, so tenancies run three or four years and the check-in report is a long way back. The brick outhouse, the shed and the loft hatch are all on it, and all three are what tenants forget.

Tenancies here run long. A family takes a three bedroom house for four or five years, which means the check-in report was written by someone who is no longer at the agency and describes a property that has since had a shed built and a conservatory taken down. Two things follow. The first is that a long tenancy gives fair wear and tear plenty to cover, because the allowance exists precisely for a household that has lived somewhere properly rather than camped in it. The second is that cleaning sits outside it, so the oven, the extractor, the window tracks and every outbuilding on the inventory are still yours to hand back clean, however long you have been there.

Kimberley sits in NG16, under Broxtowe Borough Council. Regular fortnightly cleaning is the bulk of it, in family houses where the adults commute into the city. Deep cleans cluster in March and before Christmas. End of tenancy work comes off the rented stock near the centre, and it is family lets rather than students, so the calendar stays even across the year.

What we run into on Kimberley end of tenancy cleaning jobs

The brick outhouse against the back wall is the thing that catches people. It was a coal store or an outside toilet, it is now where the mower and the paint tins live, and if the check-in report has a photograph of it, it counts as part of the property. Emptying it, brushing it through and getting the corners of the roof is normally all it needs, but it is twenty minutes, and twenty minutes belongs in the quote instead of turning up as a surprise on the morning. The loft hatch is the other one: if the inventory says empty loft, it needs to be empty.

How a Kimberley end of tenancy cleaning job actually runs

The clean is one appointment on a day that already has several, and the order matters more than the hours do. The property has to be empty first, which means the removal van, the tip run and the last trip for whatever nobody packed, and none of that fits into a morning on a narrow street where a van cannot sit outside for long. Then the clean, then the inventory clerk, then the keys back to the letting agent, and if the tenancy ends on a Friday all of them are competing for the same afternoon. Leave the electricity and the water connected until the keys go back, because a clean carried out in a dark house in winter is a clean that misses things, and tell us if the heating has already been switched off. A cold property dries slowly, and floors still damp when the clerk walks in read as dirty rather than as freshly washed. Take the meter readings before the keys go back and photograph them, because a final bill queried a month later is easier to settle with a picture than with a memory.

Who books it here

Two housing eras that want different visits. The older streets give small rooms, narrow hallways and a lot of doors, so the time goes on moving between spaces rather than on any one of them. The estates are open plan and hard floored, where the time goes on the floor and the glass.

We run Kimberley on the same round as Nuthall, Stapleford and Bilborough.

What we check on every Kimberley job

What the furniture has been hiding is the part nobody has seen, and it arrives as a surprise on the last day. Behind a wardrobe standing against an outside wall in a solid walled house there is usually a rectangle of black spotting, because that is the coldest square of plaster in the room and no air has crossed it for years. It wipes off sound paint if it has not been left too long and it leaves a shadow if it has. The same shows up behind a bed head and in the corner of a fitted cupboard on a gable wall. Carpet gives you the opposite problem: pale rectangles where nothing has faded, and deep dents where the feet stood, which lift with damp and a pile brush rather than with a machine. Neither of those is dirt, and it is worth knowing which is which before the clerk arrives.

What the end of tenancy cleaning covers

A sample of what is included

  • Throughout: Behind and under furniture where accessible
  • Kitchen: Dishwasher filter and spray arms
  • Throughout: Interior windows, sills, frames and tracks
  • Kitchen: Inside, on top of and underneath every cupboard and drawer

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Kimberley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What end of tenancy cleaning costs in Kimberley

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Kimberley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin Kimberley

Ring us on 07438 843980, or see the full service page.

The check-in report is five years old and half of it is wrong. Where does that leave us?

It is still the document you are measured against, so read it before you start cleaning, not after the clerk has walked round. Where it describes something that no longer exists, say so in writing to the agent now, with a photograph and a date, instead of arguing about it at check-out. Where it describes the property in a condition you cannot reach, that is what the fair wear and tear allowance is there to absorb.

Does the cellar have to be cleaned for check-out?

Yes, where the inventory lists it, to whatever standard the report records. In practice that means clearing out anything you put down there, sweeping the floor and the steps, and dealing with the cobwebs on the joists overhead. It is not a scrubbed floor, because a brick or stone cellar floor was never that. Tell us at the quote stage, because it is real time and stairs down are slower than stairs up.

Should the clean be booked before or after the removal van?

After, every time. Cleaning around furniture means every skirting board and carpet edge gets done twice or not at all, and the removal crew will walk over a fresh floor anyway. Book us for the day the property stands empty, and if you can manage it, the day before the clerk is due. Where the tenancy ends on the same day as the move, say so at the quote stage, because the timings have to be built backwards from the key return.

There is black spotting on the wall behind the wardrobe. Is that on us?

Clean it, photograph it and report it, in that order. Surface mould from condensation is a cleaning matter and it comes away with a suitable product rather than by scrubbing the paint back. What lies underneath is not: a cold wall with a wardrobe pushed against it will spot again whoever lives there. If you raised it with the agent in writing during the tenancy, that record carries more weight at check out than a clean wall does on the day.

Do you cover the whole of Kimberley?

Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Kimberley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Kimberley?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Kerbside parking on the terraced streets, with the town centre itself pinched at lunchtime, and we group Kimberley with Nuthall, Stapleford and Bilborough on the rota.
