End of Tenancy Cleaning for Trowell homes
Short lets tied to a job rather than an academic year, so check-outs land in odd months and at short notice. What catches people is outdoors: a gravel drive, an outside store and a rear path that has grown green along the shaded side.
There is not much rented stock in the village and what there is behaves differently from the terraced side of the city. Lets here tend to be tied to a job rather than to a course, taken by somebody who wanted quick access to the motorway and left when the work moved, so check-outs turn up in February and September rather than clustering in one summer month. The check-in report was probably compiled in a different season, which matters more than it sounds when half the disputed items are outdoors. And the properties are whole houses with land around them, so the clerk's list runs to a drive, an outside store, a garden gate and a rear path, none of which a tenant thinks of as cleaning until the day the inventory is read back to them.
Trowell sits in NG9, under Broxtowe Borough Council. Fortnightly domestic rounds carry the week, in houses where both adults drive out of the village to work and the housework has been compressed into Saturday. Deep cleans cluster in April, once the wet half of the year has finished putting soil through the house. Window cleaning is the third string and the demand for it is openly seasonal.
What we run into on Trowell end of tenancy cleaning jobs
The rear path and the shaded elevation are what catch people. On a house with fields behind it, the north side stays damp for most of the year and grows a green film across paving, render and the bottom of the back door. It photographs as neglect in a check-out report even where the inside is spotless. It comes off with the right chemical and a pressure washer, and it is not a mop job, so it needs booking as its own item. Timing matters too: cleaned in November it will have started to come back by the handover, so it belongs in the last week rather than the first.
How a Trowell end of tenancy cleaning job actually runs
Handovers here are tighter than they look on paper, because everyone involved is travelling in. The letting agent is rarely based in the village, the inventory clerk is fitting you between other appointments, and the removal van and our van both want the same short drive on the same morning. So the order matters: the property has to be empty of belongings before we start, which sounds obvious and is the single thing that most often derails the day. If the removal runs late, the clean runs late, and the clerk does not wait. We would rather take the afternoon after a morning removal, or the day before a midday handover, than try to work around boxes. The other practical point is services. Tenants often close accounts on the last day, and a clean with the electricity off is a clean without a vacuum, a hot tap or working lights in a windowless bathroom. Leave the power and water on until after the check-out, tell us where the stopcock and consumer unit are, and confirm who is holding the keys at each stage.
Who books it here
Farmland on one side, the motorway, canal and railway on the other. Most of what lands on a house here is agricultural rather than urban: soil off a ploughed field, chaff at harvest, insects in numbers a city street never sees. It arrives in days rather than weeks, so a fixed rota misses it.
We run Trowell on the same round as Stapleford, Kimberley and Nuthall.
What we check on every Trowell job
The bathroom extractor is the item people clean the wrong half of. The white grille wipes up in a moment and looks finished, but the fan sitting behind it is furred with a grey felt that the clerk will see the moment the cover comes off, and in a rear bathroom on the shaded side of a house that felt is damp rather than dusty. The cover unclips, so we take it off and clean the impeller and the housing behind it, on the basis that anybody inspecting the room will do the same. The same room usually shows black spotting along the sealant at the bath or tray edge and in the corners of the window reveal. Spotting sitting on top of silicone brushes out with a suitable product and dwell time; spotting that has grown into the silicone has stained it through, and the honest answer is that the bead needs cutting out and replacing, which is a repair rather than a clean.
What the end of tenancy cleaning covers
A sample of what is included
- Throughout: Inside wardrobes and drawers
- Kitchen: Oven interior, racks, door glass and grill pan
- Kitchen: Fridge and freezer defrosted and washed, left off with doors ajar
- Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Our check-in photographs were taken in July and we are leaving in February. Does the season count against us?
It should not, and it is worth putting that in writing early. Deposit schemes judge cleanliness against the standard at check-in, allowing for fair wear and tear, and they are used to seasonal argument. A green path and mud on a drive in February are conditions, not damage, and a photograph taken in high summer is not a fair comparison for either. What does still stand is the inside: an oven, a filter and a shower screen look the same in any month.
Are the drive and the outside store part of an end of tenancy clean?
Only if we agree it, and on a village property you usually should. Anything listed and photographed at check-in is in scope for the clerk, and out here that regularly includes a gravel drive, a brick store, an outside tap and a bin standing. Sweeping, cobweb clearance and washing down a store door are within what we do. Moss bonded into a drive is a pressure washing job, and it is easier to add it to the booking than to argue about it afterwards.
There are black spots along the bath sealant. Will cleaning remove them or is it a deduction?
It depends how deep it has gone. If the marks sit on the surface, a mould treatment left to dwell will clear them and it photographs as clean. If the silicone is stained through, nothing removes it and it becomes a question of fair wear and tear against how long you have been there. We will tell you which one you have before the check-out, so you can raise it with the agent yourself rather than being told afterwards.
Our electricity is being cut off on the last day. Does that matter?
It matters a great deal. Without power there is no vacuum, no hot water from an electric system and no light in an internal bathroom, and those three things are most of an end of tenancy clean. Ask the supplier to keep the account running until the day after the handover, which is normally straightforward, and do the same with the water. If it has already been arranged, tell us before the booking rather than on the morning, because it changes what can realistically be finished.
Do you cover the whole of Trowell?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Trowell?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Trowell?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Off street space at nearly every house, so parking is rarely the problem, and we group Trowell with Stapleford, Kimberley and Nuthall on the rota.
