Mattress Cleaning for Beeston homes

Mostly landlord work in the July void, on beds that outlast every tenant who sleeps in them. A back bedroom in a Beeston terrace is barely wider than the mattress in it, so where the air mover stands decides how the visit runs.

Two buyers, and they want opposite things from the same visit. A landlord with a house near the university is deciding between cleaning a mattress and replacing it, usually in the same fortnight the ovens and the carpets are being booked, and the answer turns on whether the ticking is marked or the filling has gone. An owner occupier toward Bramcote books one bed, for a reason they tell you at the door: a child, an illness, a pet allowed upstairs, or a divan that has been in the same room since the house was bought. The first is a batch job against a deadline. The second is a single bed, no hurry, and an honest conversation about what will lighten rather than clear.

Beeston sits in NG9, under Broxtowe Borough Council. Two different jobs in one town. Family homes on a fortnightly rota, and a heavy end of tenancy peak through late June and July as student lets change over together.

What we run into on Beeston mattress cleaning jobs

Divan bases are what slow these visits down. Let bedrooms usually hold a two drawer divan made in two halves clipped together, and the join collects everything that has gone down the side of the bed since it was assembled: pens, coins, crumbs and a startling volume of hair. The halves have to come apart to reach it, and in a room that size the mattress goes out onto the landing first. Bedrooms toward Bramcote are wider and the bases are ordinary sprung edge divans on castors that slide out whole. Headboards differ too, fabric and buttoned in the lets, with the wall behind them marked where heads have rested.

How a Beeston mattress cleaning job actually runs

The staircase decides more than the bedroom does. Terraces on this side of Beeston have a straight flight that turns through a quarter landing at the top, a rail on one side and a wall on the other, and a double mattress that arrived rolled in a vacuum bag will not come back down it flat. So the work happens in the room. That means floor space cleared before we arrive: the bed pulled off the wall, the desk moved, everything out from underneath, because the method depends on being able to walk both long sides and stand an air mover at the foot. In the semis toward Bramcote the rooms are wider and the beds move, so two can be done in one visit without either being cleared first. Summer works in your favour on the let side. Windows stay open all day in an empty house and nothing has to be slept in that night, which is the single biggest constraint on this job for the rest of the year. It is also the fortnight everything else is being booked, so the beds want a date at the same time as the clean rather than afterwards.

Who books it here

The housing here is mostly Victorian terraces near the High Road, interwar semis toward Bramcote, and a dense band of student housing close to University Park, and that is what shapes this job more than the floor area does.

We run Beeston on the same round as Chilwell, Stapleford and Lenton.

What we check on every Beeston job

Let mattresses show a pattern once you have seen a few. The marks sit in the upper third rather than the middle, yellow brown and roughly the width of a set of shoulders, because they are perspiration rather than anything more dramatic, and they are worst on the beds pushed up against a radiator. The piping along the head end holds dust and skin that no vacuum in that house has ever reached, and the carrying handles on the sides hold the same. Turning it over often tells you more than the top did. You get the platform pattern printed through in dust, and on a slatted base a set of dark bars where the mattress has sat on the timber and never dried between them. That last one is a ventilation problem rather than a cleaning one, and the answer is a base that breathes, not a second visit.

What the mattress cleaning covers

A sample of what is included

  • The mattress itself: Colourfast test in a hidden area, usually along the base seam
  • The mattress itself: HEPA vacuum over both faces, the sides, seams, piping and handles
  • The mattress itself: Pre-treatment matched to the soiling, with proper dwell time
  • The mattress itself: Low moisture agitation, with extraction only where the soiling justifies it

That is a sample rather than the whole list. The full mattress cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What mattress cleaning costs in Beeston

Mattress cleaning, priced by bed size. A mattress added to a carpet booking costs less, because the call-out is already covered. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£40 to £70

Typical per mattress in Beeston. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per mattress
Minimum call-out£60 to £90
Cot or child's mattress£15 to £30
Single£25 to £45
Double£40 to £70
King£50 to £85
Super king£60 to £100

One mattress on its own is priced at the minimum call-out, not at the size row in the table, because the visit costs the same whether it cleans one bed or four. Two or three mattresses in a single booking is the point at which the per mattress rate starts to apply.

Priced separately

ExtraTypical cost
Divan base or headboard, each£25 to £50
Set stain treatment, per area£10 to £30
Deodorising treatment£10 to £25
Second and later mattresses, same visit20% to 30% less each

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Mattress Cleaningin Beeston

Ring us on 07438 843980, or see the full service page.

Is it cheaper to clean the mattresses in a six bedroom let or replace them?

Cleaning, unless a bed fails on its own terms. We look at the ticking, the sag along the middle third and whether anything has soaked through into the filling, then say which of the six are worth the visit before starting rather than doing all six and invoicing for it. A mattress that has been slept on over a broken base is a replacement whatever it is cleaned with.

Nobody will be in the house. How do we know it dried properly?

You get the time we finished and the time we expected it to be safe to make up, and in an empty summer house with the windows open that is usually the same afternoon. What we will not do is fit a protector or put bedding back onto a bed we have just cleaned, whoever asks. If the room faces north and the window is painted shut, say so at booking, because that changes the method to a drier one.

One tenant has left a stain and the others are arguing about the deposit. Does a clean settle it?

It settles the cleaning part and nothing beyond that. We treat what is treatable, photograph the bed before and after, and write down plainly what lightened and what did not, which gives whoever is apportioning the deposit something dated to work from. What we will not do is offer an opinion on who caused a mark or how old it is. If the mattress appears on the check-in inventory, compare our pictures against that document rather than against anybody's memory.

The room smells and we cannot work out what of. Will cleaning the mattress fix it?

Sometimes, and it depends where the smell actually lives. In a let bedroom the usual candidates are the mattress, the carpet beside the bed, a bin nobody emptied and a window that has not been opened since the heating went on. We find the source before treating anything, because a deodoriser laid over a urine mark reads as fixed for about a week and returns in the first humid spell. If it is the bed, an enzyme treatment with real dwell time and proper drying is the honest answer.

Do you cover the whole of Beeston?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does mattress cleaning cost in Beeston?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how many mattresses go in one visit, the bed sizes, and whether anything needs treating rather than just extracting. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start mattress cleaning in Beeston?

Within a week, and we would rather bring it alongside a carpet booking than make a separate journey for one bed. The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in, and we group Beeston with Chilwell, Stapleford and Lenton on the rota.
