Mattress Cleaning for Dunkirk homes

Beds here are landlord stock that outlasts the people sleeping on them. Rooms are let singly, so a mattress changes occupant in a void week without anybody standing back and looking at it, and the top floor ones went up two flights.

Almost every mattress we are asked about on these streets belongs to the landlord rather than the person sleeping on it. Rooms go on separate agreements, so a bed changes occupant during a void week between two tenancies, and it can carry four or five people before anybody who is not sleeping on it ever looks at it properly. That makes this a landlord booking on a weekday rather than a household booking at a weekend, and it makes the window tight, because the room is usually relet within days. Room size is the other constant. A licensed bedroom in one of these houses takes a double bed and very little else, so we work with one long side hard against a wall and no room to walk round it.

Dunkirk sits in NG7, under Nottingham City Council. Boxed in by trunk roads, the hospital site and the edge of the university campus, so it is a small place carrying a great deal of traffic that is not going to it. Road dust and road noise shape more of the work here than the housing itself does.

What we run into on Dunkirk mattress cleaning jobs

The handles tell you what has happened to a mattress in a house like this. They are stitched to carry it flat and turn it on the base, not to take the whole weight of it up two flights and round a turn at each landing, and in a three storey terrace that is exactly the trip it has made. A good half of them are pulled out of the ticking, with the seam opened along the stitch line beside them. That is not a curiosity, it changes the method: an open seam takes water in and does not give it back, so anything torn gets low moisture work and no extraction anywhere near it.

How a Dunkirk mattress cleaning job actually runs

The practical constraint is the stairs rather than the mattress. Getting a machine and hoses up to a second floor room in a three storey terrace means two flights and a turn at each landing, so we bring the smallest kit that will do the work and we run it from a socket in the room instead of trailing a cable down the house. The room needs to be stripped and clear before we arrive: bedding off, the floor round the bed free, and the landlord's spare furniture moved out of the way, because a let room usually has more in it than a bedroom would. Top floor rooms formed in a roof conversion have a sloping ceiling on at least one side, which means a mattress cannot be stood on its edge in there, so we work on it flat and turn it on the base. Book it into the void week alongside the room reset rather than on its own, and give us the date the new tenant is due, because that single fact decides whether extraction is sensible or whether this is a dry treatment.

Who books it here

The housing here is mostly a compact grid of late Victorian and Edwardian terraces let room by room, with purpose-built student blocks and infill apartment schemes squeezed along the boulevard frontages, and that is what shapes this job more than the floor area does.

We run Dunkirk on the same round as Lenton, The Park Estate and Beeston.

What we check on every Dunkirk job

The side of the bed against the wall is the side that tells you the most. In a room this size the bed is pushed hard against one wall and stays there for years, so that long edge, its piping and the base below it never get vacuumed and never get looked at. There is generally a compressed line of dust and fluff along the join, and where the base is a two piece divan on castors, the castors have cut tracks into the carpet that show how long it has been since anything moved. We pull the bed out to the middle of the room before we start, do all four sides of the mattress including the piping and the handles, then vacuum and spot clean the top platform of the base, which is a surface that only exists when the mattress is off it. It goes back where it was, on the same castor marks.

What the mattress cleaning covers

A sample of what is included

  • Stains and odour: Bicarbonate deodorising where the smell sits in the surface
  • The rest of the bed: Protector or topper handled, washed or refitted as the label allows
  • Stains and odour: Cold treatment for protein: blood, sweat, milk and vomit
  • The rest of the bed: Ottoman and drawer interiors cleared of dust and debris

That is a sample rather than the whole list. The full mattress cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What mattress cleaning costs in Dunkirk

Mattress cleaning, priced by bed size. A mattress added to a carpet booking costs less, because the call-out is already covered. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£40 to £70

Typical per mattress in Dunkirk. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per mattress
Minimum call-out£60 to £90
Cot or child's mattress£15 to £30
Single£25 to £45
Double£40 to £70
King£50 to £85
Super king£60 to £100

One mattress on its own is priced at the minimum call-out, not at the size row in the table, because the visit costs the same whether it cleans one bed or four. Two or three mattresses in a single booking is the point at which the per mattress rate starts to apply.

Priced separately

ExtraTypical cost
Divan base or headboard, each£25 to £50
Set stain treatment, per area£10 to £30
Deodorising treatment£10 to £25
Second and later mattresses, same visit20% to 30% less each

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The room is relet on Saturday. Is there time?

There is, provided the bed is stripped and the room is clear before we arrive. We work at low moisture on a mattress rather than flooding it, and we leave air moving across the surface. What we cannot do is treat it properly and have somebody sleeping on it a few hours later. If the gap really is that short, we do a dry treatment and say plainly what that does and does not achieve.

The divan drawers are full of the last tenant's belongings.

Then they stay full. We empty them of dust and debris in an empty base, but we do not decide what happens to somebody else's possessions, and things left behind by a tenant are still that tenant's. We bag anything loose, leave it in the room and tell you it is there. Clearing it is a separate decision for the landlord to make properly rather than one for a cleaner on the day.

It smells but there is no mark on it at all.

That is normally urine or old perspiration that has gone into the filling rather than staying on the surface, and a mark fading does not mean the source has gone. Uric acid crystals sit there and come back in the first humid week if all you do is put a fragrance over them. It needs an enzyme treatment with real dwell time, aimed at where the smell is rather than where a stain is, and we find that before treating.

Is it worth cleaning a mattress this old, or should the landlord replace it?

We will tell you which one you are looking at rather than taking the booking either way. Surface soiling, sweat tidemarks and the general grey of years lift well. What does not is a mattress that has been soaked through, has collapsed in the middle, or has staining that has gone right into the filling. Those are replacement decisions, and we would rather say so before you pay us than after.

Do you cover the whole of Dunkirk?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does mattress cleaning cost in Dunkirk?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how many mattresses go in one visit, the bed sizes, and whether anything needs treating rather than just extracting. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start mattress cleaning in Dunkirk?

Within a week, and we would rather bring it alongside a carpet booking than make a separate journey for one bed. Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest, and we group Dunkirk with Lenton, The Park Estate and Beeston on the rota.
