Mattress Cleaning for Hyson Green homes
Beds here went up a Victorian dogleg stair in pieces and are not coming down whole. A king divan will not turn that corner, so what is in these flats is small doubles and split bases, cleaned between tenants because replacing one is a carry.
A mattress in a converted flat is landlord stock, and it changes occupant in a void week without anybody standing back and looking at it properly. The bedroom it stands in is often half of a room that used to be whole: a stud wall down the middle of a front bedroom, a chimney breast on one side of it and a bay on the other, so the bed goes against the solid external wall because that is the only run long enough to take it. Solid brick with no cavity stays cold, the room is heated for an hour a day by whoever is paying the bill, and a body sleeping against that wall all winter puts moisture where no air moves. That is the job here, rather than a spilled drink.
Hyson Green sits in NG7, under Nottingham City Council. Small rooms, steep stairs and no parking to speak of, which is worth mentioning when you book so the right size of team turns up. Original tiled floors and sash windows are common and want the gentler products.
What we run into on Hyson Green mattress cleaning jobs
Take the mattress off the base before deciding anything. In a cold bedroom above an unheated passage, the surface that shows the problem is the one nobody looks at: the underside of the mattress and the platform top of the divan it sits on. A solid platform traps whatever the mattress gives off overnight, and you find grey spotting in a rough map of where the sleeper lies, sometimes with the same pattern printed onto the base fabric beneath it. A slatted frame in the same room is usually clear. It is a ventilation problem showing up as a cleaning one, and it wants both faces treating rather than the top face only.
How a Hyson Green mattress cleaning job actually runs
The stair decides how this gets bought here. Equipment comes up on foot from wherever the van is standing, which is rarely the street you live on, so one visit covering everything worth doing is worth far more than the convenience of splitting it across two. If the flat has two beds, do both. If carpets are being extracted between tenancies anyway, put the mattresses on the same booking and the machine is carried up once rather than twice. Power sets the rest of the pace. A bedroom in an older conversion often has a single double socket serving the whole room, so an air mover and an extraction unit cannot both run from it, and we bring leads rather than unplugging something in the next room. Morning slots go first through the warmer months because drying is easier then, and a landlord working to a void week should book as soon as notice is in rather than the week the keys come back. Tell us which floor the flat is on when you ask for a price, since that is the part that changes the day.
Who books it here
The housing here is mostly tightly packed Victorian terraces, many converted to flats, with tram stops threaded through the middle of it, and that is what shapes this job more than the floor area does.
We run Hyson Green on the same round as Radford, New Basford and Sherwood.
What we check on every Hyson Green job
Two labels matter on a bed that is let rather than owned, and they sit on different edges of the same mattress. The care label sets what anybody is allowed to do to it, and on landlord stock it has usually gone, so we work to the most cautious reading and test somewhere hidden along the base seam before anything wet goes near it. The other is the permanent fire label. Furniture supplied in a let has to meet the Furniture and Furnishings Fire Safety Regulations, and on a mattress the relevant standard is BS 7177, with the label as the evidence that it was met. A mattress with that label cut off is a question for the landlord rather than something cleaning can put right, and it is worth photographing while the bed is stripped and the seams are visible, because that is the only moment anybody looks. We record what is there and what is missing alongside the condition notes.
What the mattress cleaning covers
A sample of what is included
- The mattress itself: More dry passes than wet ones, so less water goes in than a carpet would take
- The rest of the bed: Fabric headboard cleaned to the same standard as the mattress
- The mattress itself: Low moisture agitation, with extraction only where the soiling justifies it
- The rest of the bed: Divan base sides and top platform vacuumed and spot cleaned
That is a sample rather than the whole list. The full mattress cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What mattress cleaning costs in Hyson Green
Mattress cleaning, priced by bed size. A mattress added to a carpet booking costs less, because the call-out is already covered. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£40 to £70
Typical per mattress in Hyson Green. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per mattress |
|---|---|
| Minimum call-out | £60 to £90 |
| Cot or child's mattress | £15 to £30 |
| Single | £25 to £45 |
| Double | £40 to £70 |
| King | £50 to £85 |
| Super king | £60 to £100 |
One mattress on its own is priced at the minimum call-out, not at the size row in the table, because the visit costs the same whether it cleans one bed or four. Two or three mattresses in a single booking is the point at which the per mattress rate starts to apply.
Priced separately
| Extra | Typical cost |
|---|---|
| Divan base or headboard, each | £25 to £50 |
| Set stain treatment, per area | £10 to £30 |
| Deodorising treatment | £10 to £25 |
| Second and later mattresses, same visit | 20% to 30% less each |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Can it be done in the void week between tenants?
That is the right week for it, provided the order is settled. Removals or clearance first, then the bed, then the turnaround clean, because a mattress being worked on needs the room to itself and the floors get done last anyway. Book a morning start so it has daylight hours to dry, and do not have a new tenant collecting keys that evening. Four to eight hours ventilated is normal and a cold back bedroom takes the longer end.
The bedroom has one window and faces away from the sun. Will it dry?
Yes, but slowly, and we plan around that rather than promising otherwise. An air mover runs across the surface while the base and headboard are done, the window goes open, internal doors stay open so air has a route through the flat, and any heating goes on low. If the bed is needed the same night, say so when you book, because the honest answer on some jobs is a dry method and a lighter result instead.
The divan platform has mould spotting on it. Is the bed finished?
Not necessarily, and it turns on how deep it has gone. Surface growth on the base fabric and the mattress underside can be lifted through a filtered vacuum and treated, and it will look and smell better afterwards. Growth that has worked into the filling cannot be reached from either face, and that is a replacement decision rather than a cleaning one. Either way it comes back unless the room gets some air movement, so we say what we think is causing it.
Four beds across two flats in the same building. Worth doing together?
Yes, and it is how you get the most out of a visit here. Kit is carried up once, the air mover moves room to room while the next mattress is being vacuumed, and one arrangement at the street door serves both flats. Later mattresses in the same visit cost less each because the call out is already covered. What it needs is both flats empty on the same morning, which is far easier to arrange between tenancies than during them.
Do you cover the whole of Hyson Green?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does mattress cleaning cost in Hyson Green?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how many mattresses go in one visit, the bed sizes, and whether anything needs treating rather than just extracting. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start mattress cleaning in Hyson Green?
Within a week, and we would rather bring it alongside a carpet booking than make a separate journey for one bed. On-street only, and tight, and we group Hyson Green with Radford, New Basford and Sherwood on the rota.
