Mattress Cleaning for Lenton Abbey homes

Third bedrooms are box rooms over the hall, and the head of the stairs will not turn anything bigger than a standard double. Lets carry a landlord bed through a full twelve month tenancy with one sleeper on it.

The bedroom plan repeats in every house: two doubles front and back, and a box room over the hall and the stairs. That third room takes a single with about a hand's width to spare, and the head of the stairs will not turn anything larger than a standard double, which is why beds here are the size they are and why nothing gets carried out to be cleaned. So it is done where it stands, with one long side against a wall. Two people book it. Settled households with a bed older than the carpet under it, and landlords whose furnished lets run a mattress through twelve month tenancies, one sleeper at a time, so it wears evenly rather than in bursts.

Lenton Abbey sits in NG9, under Nottingham City Council. Two households in identical houses. One has been the same family for thirty years, next door is a let running on twelve month agreements to postgraduates. Same plan, same dimensions, same original fittings, and two different pieces of work, so the quote follows the household rather than the address.

What we run into on Lenton Abbey mattress cleaning jobs

Turn one of these over and the underside is usually in worse condition than the face. A divan gives it a solid platform to sit on, no air moves between the two at all, and the mattress loses moisture downward into a surface that cannot dry, so grey spotting appears in a pattern that follows the stapling. Nobody looks at it, and the musty smell in the room gets blamed on the wardrobe. The other reliable find is the base drawers, which in a small bedroom hold the spare bedding, and that bedding has sat in an unheated room shedding fibre back up into the mattress every time a drawer is pulled.

How a Lenton Abbey mattress cleaning job actually runs

Where this is booked into a relet, the order matters more than the date. The mattress wants doing before the property clean rather than after it, because a treated surface needs hours of air moving across it and that is time the cleaners are in the house anyway, and it wants a clear gap before an inventory appointment rather than the same morning. In a void house the heating has usually been off since the last tenant left, so ask the agent to put it on the day before. A cold bedroom in February is the single commonest reason one of these jobs is still damp at teatime. The practical side is smaller than people expect. Nothing leaves the room, the machine and its hose come up the stairs, and the only real requirement is a socket that is not behind the bed, which in most of these bedrooms is exactly where the socket is, so we bring a lead and work off the landing. Strip the bed beforehand if you can, and have somewhere for the bedding that is not the floor of the room we are standing in.

Who books it here

The housing here is mostly a single interwar municipal estate of small semis and short terraces on a regular layout, brick with rendered upper storeys, some bought and extended over the years and some still let, and that is what shapes this job more than the floor area does.

We run Lenton Abbey on the same round as Beeston, Dunkirk and Wollaton Park.

What we check on every Lenton Abbey job

The beds landlords fit here are flat pack doubles on sprung slats rather than divans, and a slatted base leaves its own record on the mattress. Air moves between the slats and not under them, so the underside dries unevenly and prints as pale bands where the gaps are and grey bars exactly where the timber sits, worst at the head end where least air moves. It reads as staining and it is deposition. The other thing a slatted base hides is a failure. Once a slat has jumped out of the centre rail, and in a frame taken apart and rebuilt between tenancies at least one usually has, the mattress drops into the gap and takes a compression line across its width that no cleaning lifts. So we photograph the base as well as the mattress. A good clean on a bed with a slat missing gets blamed on the clean inside a month.

What the mattress cleaning covers

A sample of what is included

  • The rest of the bed: Ottoman and drawer interiors cleared of dust and debris
  • The mattress itself: Low moisture agitation, with extraction only where the soiling justifies it
  • Stains and odour: An honest verdict on what will lighten rather than clear, given before we start rather than after
  • The mattress itself: Colourfast test in a hidden area, usually along the base seam

That is a sample rather than the whole list. The full mattress cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What mattress cleaning costs in Lenton Abbey

Mattress cleaning, priced by bed size. A mattress added to a carpet booking costs less, because the call-out is already covered. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£40 to £70

Typical per mattress in Lenton Abbey. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per mattress
Minimum call-out£60 to £90
Cot or child's mattress£15 to £30
Single£25 to £45
Double£40 to £70
King£50 to £85
Super king£60 to £100

One mattress on its own is priced at the minimum call-out, not at the size row in the table, because the visit costs the same whether it cleans one bed or four. Two or three mattresses in a single booking is the point at which the per mattress rate starts to apply.

Priced separately

ExtraTypical cost
Divan base or headboard, each£25 to £50
Set stain treatment, per area£10 to £30
Deodorising treatment£10 to £25
Second and later mattresses, same visit20% to 30% less each

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How long before the bed can be slept in again?

Several hours, and in one of these bedrooms that means booking a morning rather than an afternoon. The room is small, the window is small and there is nothing mechanical moving air, so we run a blower across the surface and ask that the window stays open and the door stays shut while it goes off. In January it is slower than in June, and we would rather say so than have you make the bed up damp.

The tenant has gone and we would rather clean the mattress than replace it.

Often the right call, and it depends what is actually on it. Surface soil, sweat salts at the head end and general dust all respond well. A set brown ring that has soaked into the filling lightens and no more, and no cleaning restores a collapsed edge or a fire label that has been cut off. We look before we start and tell you which side of that line it falls, because a clean bought on hope gets paid for twice.

Can you clean a memory foam mattress the same way?

Only dry. Most memory foam, and the foam layer in a hybrid, is marked spot clean and cannot be extracted, because water goes into the foam and stays somewhere nothing will reach it. So it is vacuumed thoroughly, spot treated by hand and deodorised, and we say at the outset that the result is more limited than on a sprung mattress. Where the label has gone we treat it as foam by default. Getting that the wrong way round ruins a mattress rather than disappointing you.

There are dark specks along the seam and around the handles.

Worth identifying before anything else is decided, because specks in the piping can be mould from an underside that has never dried or they can be evidence of an infestation, and those two are dealt with by entirely different people. Cleaning does nothing about the second, and we will not treat a mattress and leave you assuming it has been handled. If that is what it looks like we stop, tell you, and it goes to a pest contractor before anybody cleans anything.

Do you cover the whole of Lenton Abbey?

Yes, all of NG9 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does mattress cleaning cost in Lenton Abbey?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how many mattresses go in one visit, the bed sizes, and whether anything needs treating rather than just extracting. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start mattress cleaning in Lenton Abbey?

Within a week, and we would rather bring it alongside a carpet booking than make a separate journey for one bed. Bought houses have hardstanding across the front garden; the rest have none, so the kerb fills in term time and the street narrows to one lane, and we group Lenton Abbey with Beeston, Dunkirk and Wollaton Park on the rota.
