Office & Commercial Cleaning for Lenton Abbey homes
Almost no commercial property sits on the estate itself. The work is the main road frontage, and front rooms, garages and back extensions running as consulting rooms and studios, which are domestic buildings being held to a commercial standard.
Honesty first: this is a residential estate and there is very little commercial property standing on it. What we actually clean here is the main road frontage, and a growing number of front rooms, garages and back extensions working as consulting rooms, studios and treatment spaces. Those are domestic buildings being held to a commercial standard, and everything awkward about the work lives in that gap. There is no cleaner's cupboard, no separate staff washroom and no service entrance, so the specification has to say which parts of a house are in scope and which are private, what happens to confidential or clinical waste, and whether a visit can land while clients are being seen.
Lenton Abbey sits in NG9, under Nottingham City Council. On the practical side: Bought houses have hardstanding across the front garden; the rest have none, so the kerb fills in term time and the street narrows to one lane. Back gardens are reached through the house or by a path down the side, where the bins stand.
What we run into on Lenton Abbey office & commercial cleaning jobs
The washroom is the recurring issue in a converted room. A visiting client uses the family bathroom on the landing or a small WC squeezed under the stairs, and neither was built to be cleaned at a commercial frequency or stocked at one. Those under stairs WCs have no window and often only a fan wired to the light, which runs for as long as the light is on and nowhere near long enough to clear the room. We agree consumables, who restocks them and how often the room is done, and we flag a fan that is not shifting air rather than cleaning around what it causes.
How a Lenton Abbey office & commercial cleaning job actually runs
Almost everything commercial we can reach from here sits on the roads at the edge of the estate rather than inside it, and the rest is people working out of a spare bedroom or a converted garage. That puts hours at the centre of the specification rather than anything else. On a business park nobody minds a vacuum starting early. On a residential street, a van door, a shutter and a wet vacuum at that hour turns into a complaint from next door within a fortnight, and the complaint lands on the client rather than on us. So we set start times a residential street will tolerate, park where a van is not sitting across a dropped kerb, and carry kit in rather than trolleying it over a shared path at first light. Where premises have an alarm and a keyholder we agree in advance who gets called if it sounds out of hours, because on a street like this somebody will always ring somebody, and it is better that they ring the right person the first time.
Who books it here
The local reference points are Derby Road, the university campus boundary along one side and Beeston immediately west, which is usually enough for us to find a property without a postcode lookup.
We run Lenton Abbey on the same round as Beeston, Dunkirk and Wollaton Park.
What we check on every Lenton Abbey job
A room that used to be a bedroom keeps its bedroom carpet, and fitted domestic carpet under a chair on castors does not survive it. Within a year there is a half moon of crushed and abraded pile in front of the desk, edged sharply where the castors stop reaching, and everybody reads it as dirt except the person who has already tried to clean it. A hard chair mat prevents it and nothing else does. The other thing a converted room hides is the cable run. Under the desk sits a trailing block, a router and whatever has been added since, in a nest that cannot be vacuumed blind without pulling something out of the wall. It is also the warmest low level spot in the room, so it gathers fluff faster than anywhere else on the floor. We settle once whether that area is ours to lift and clean under, or left alone entirely, and either answer is workable as long as it is written down.
What the office & commercial cleaning covers
A sample of what is included
- Weekly or fortnightly: Stairwells including handrails and risers
- Every visit: Touch points named individually: door handles, push plates, light switches, lift buttons, handrails, kitchen taps
- Weekly or fortnightly: Desk legs and chair bases
- Periodic, scheduled and priced up front: Upholstery on soft seating
That is a sample rather than the whole list. The full office & commercial cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What office & commercial cleaning costs in Lenton Abbey
Contract office cleaning, weekly cost on a standard specification out of hours. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£60 to £120
Typical per week in Lenton Abbey. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per week |
|---|---|
| Up to 10 desks, 2 to 3 visits | £60 to £120 |
| 10 to 25 desks, 3 to 5 visits | £120 to £280 |
| 25 to 50 desks, 5 visits | £280 to £520 |
| 50 to 100 desks, 5 visits | £520 to £950 |
| 100+ desks | £950 and up |
Washroom count moves a quote more than desk count does. Two extra cubicles change the hours more than twenty extra desks.
Priced separately
| Extra | Typical cost |
|---|---|
| Office cleaning, per hour | £15 to £28 |
| Carpet deep clean | £1.50 to £3.50 per m² |
| Hard floor strip and reseal | £3 to £7 per m² |
| Washroom deep clean and descale | £150 to £400 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

I see clients in a converted front room. Do you clean the rest of the house as well?
Only if you ask, and it is then priced as domestic work running alongside the commercial part rather than folded into it. The two go at different frequencies to different standards, and mixing them makes an invoice impossible to read. We mark on the specification which rooms are the practice, which are shared, such as the hall and the stairs a client walks through, and which are yours alone and never entered.
Do you handle clinical waste from a treatment room?
No. Sharps, dressings and anything classed as clinical waste sit with you and your registered collection, and that is a legal duty rather than a preference of ours. We empty general waste and recycling, we do not open or move a clinical bin, and we ask that it is kept somewhere we are not reaching past to do our own work. Cleaning safely around it is the part we can do properly.
Can you start very early, before we open?
On a road at the edge of the estate, usually yes. Inside the estate it depends on the neighbours, because the building either side of you is somebody's bedroom. What normally works is a start after the street is already awake, quiet kit first and the vacuum last, and the van left facing out so nobody is reversing under a window. If the hours genuinely have to be early, tell your neighbours before we start rather than after.
Can our business waste go out in the household bin?
No, and it is worth getting straight early. Waste produced by a business carries a duty of care and needs a licensed trade collection, even when the business is a room in a house on a residential street. We empty the bins, bag the contents and leave them in the place you nominate for that collection. We do not carry waste away from a site ourselves, because that needs a carrier licence and we will not pretend otherwise.
Do you cover the whole of Lenton Abbey?
Yes, all of NG9 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does office & commercial cleaning cost in Lenton Abbey?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of washrooms, the visit frequency, the flooring type and whether we supply consumables. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start office & commercial cleaning in Lenton Abbey?
Allow four to six weeks if you are changing contractor, because TUPE, keys and site induction all take real time. Bought houses have hardstanding across the front garden; the rest have none, so the kerb fills in term time and the street narrows to one lane, and we group Lenton Abbey with Beeston, Dunkirk and Wollaton Park on the rota.
