Driveway & Patio Cleaning for Beeston homes

Most terraces here have no drive at all: a paved front garden the width of a bin store, straight onto the pavement. The semis toward Bramcote have the drives, and a good number are shared down the middle with next door.

The ground is different at the two ends of Beeston and so is the job. On the terraced streets the hard surface is small and public facing: a front garden flagged or block paved to take bins and sometimes a car, a path to the door, and a yard at the back rather than a garden, usually worn concrete or old flags with no fall left in them, so water stands after rain. Toward Bramcote the drive runs up the side of the house to a garage, and a good number of those are shared drives with the boundary down the middle. That turns a technical question into a conversation with a neighbour, because half a shared drive cleaned to an invisible line looks worse than the whole of it left alone.

Beeston sits in NG9, under Broxtowe Borough Council. Two distinct markets in one town. Family homes toward Bramcote want a regular fortnightly clean; the student belt near University Park wants end of tenancy work, almost all of it inside a fortnight in summer.

What we run into on Beeston driveway & patio cleaning jobs

Where the water goes is the first thing settled on a terraced frontage. There is no lawn and no border to soak anything up, so run-off leaves the front garden across a public footway and into the kerb gully, and that gully is a surface water drain rather than one heading for treatment. What comes off is silt, dead algae and whatever the cars have dropped, and it dries on a pavement into a grey film people then walk through. So the wash is contained and vacuumed up as we go, the footway is swept and rinsed before we leave, and the visit is booked for a time when nobody is trying to get past with a pushchair.

How a Beeston driveway & patio cleaning job actually runs

Two things get settled before a price on the terraced side. The first is whether the back can be reached at all. A rotary surface cleaner, a hose and a power lead do not travel through a house, so a rear yard is either reached down a shared entry wide enough to take the machine or it is not on the list, and we say which before quoting, not after arriving. The second is water. The machine draws steadily, and the tap in a terrace is usually inside at the kitchen sink, so a hose runs out through a door or a window for the length of the job. Where there is an outside tap it is on the back wall, which is no help at all to a front garden. Toward Bramcote the drive, the outside tap and somewhere to stand the van are all present, which is why the same block paving is a simpler booking a mile away. Timing matters as much on a frontage opening straight onto a pavement. We work those mid morning rather than at school time, and the van has to stand legally for several hours, which on these streets means starting early.

Who books it here

The housing here is mostly Victorian terraces near the High Road, interwar semis toward Bramcote, and a dense band of student housing close to University Park, and that is what shapes this job more than the floor area does.

We run Beeston on the same round as Chilwell, Stapleford and Lenton.

What we check on every Beeston job

The finds are consistent enough to predict. On a north facing front path shaded by the house all day, the black film is lichen rather than algae, and it does not lift under pressure at any setting anybody should be using on old flags. It takes a proprietary treatment and dwell time, and then it goes. Block paving laid where a kerb has been dropped on a terrace has almost always lost its edge restraint, so the outer course has crept toward the pavement and those joints are open and full of seed. That gets pointed out and photographed before the machine starts, because a wash makes movement visible that was there beforehand and nobody wants that conversation afterwards. In back yards the usual find is a gully in the corner with no grating left on it, packed solid with grit and moss, and that is where the standing water after rain comes from rather than the fall of the concrete.

What the driveway & patio cleaning covers

A sample of what is included

  • The clean: Oil, tyre scuff and leaf tannin staining worked separately, since they are chemistry problems rather than soil
  • The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
  • Before the water goes on: A test patch in a low visibility corner on any stone we have not worked on before
  • Before the water goes on: Established weeds, roots and thick moss pulled and scraped out of the joints by hand first

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Beeston

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Beeston. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Driveway & Patio Cleaningin Beeston

Ring us on 07438 843980, or see the full service page.

Half the drive is ours and half belongs to next door. What do you clean?

Whatever the two of you have agreed, and agreeing it beforehand saves the awkward version. A shared drive cleaned to an invisible line reads as a stripe down the middle of it for the next year, and the household that did not pay is the one who notices. Most people either split the cost or one of them books the full width. Either is fine. Deciding on the day is what does not work.

Our front is old concrete flags in a small yard. Is a contractor worth it?

Probably not, and we would rather say so than take the booking. A small flagged area, a hired washer and an afternoon gets a perfectly respectable result, and worn concrete is hard to damage. It changes with block paving, natural stone, anything much over thirty square metres, and any surface where the run-off has nowhere sensible to go. That last one is the usual reason a small Beeston frontage still ends up being ours.

Can you clean it while the car is parked on it?

No, and it is the commonest reason a booking gets moved. The car comes off, and where the hardstanding is the only parking that household has, it means finding a space on a street where the spaces are gone by mid morning. Tell us at booking if the realistic option is a side street, so we start early enough for you to get back in afterwards. Bins have to move too, and on a small frontage they are most of the surface.

Will the new jointing sand wash into the drain if it rains afterwards?

It can, which is why sand goes into a dry surface and is worked down in stages rather than scattered once and swept off. On a small frontage draining straight to a kerb gully we brush the joints, let them settle and then top them up, rather than filling them proud and leaving it. If the weather turns before the sand is in, it goes in on a second visit. Block paving re-sanded in the rain has to be done again, so it saves nothing.

Do you cover the whole of Beeston?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Beeston?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Beeston?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in, and we group Beeston with Chilwell, Stapleford and Lenton on the rota.
