Driveway & Patio Cleaning for Wollaton homes
A narrow original strip to a garage at the back, often shared with the other half of the pair, widened later in block paving across what was lawn. Two surfaces, two pressures, and a seam down the join.
The ground here is rarely one material. A 1930s semi was built with a narrow strip of concrete down the side to a garage behind the house, and in a good many cases that strip is shared with the other half of the pair, one drive serving two properties with no line drawn on it anywhere. Later the front garden was opened up and paved in blocks for a second car. So one frontage can carry seventy year old in situ concrete, block paving from the nineties and an original tiled or flagged path to the door, each of which wants a different pressure and a different chemistry. Working out where one stops and the next starts is most of the survey, and it is why a quote here is better done on site.
Wollaton sits in NG8, under Nottingham City Council. Family homes, and more glass than anywhere else on our patch. Conservatories, French doors and large bay windows mean interior window cleaning is booked here far more often than average.
What we run into on Wollaton driveway & patio cleaning jobs
The join is where the trouble shows itself. Where blocks were laid up against the old concrete strip the two settle at different rates, and after twenty years there is a step and an open seam down its length, filled with soil and grass rather than sand. A rotary head bridges it and cleans both sides evenly. A lance held on it opens the seam further and washes the bedding out from under the edge blocks, which is how a drive ends up with a sunken line down the middle. We rake it out by hand first, clean across it, then fill with jointing compound, because loose sand in a seam that wide is gone by the second downpour.
How a Wollaton driveway & patio cleaning job actually runs
The shared strip has to be organised before anything else happens. Where one drive serves two houses, the water, the slurry and the noise all cross a boundary that nobody has ever marked, and the sensible move is a word with the neighbour a week ahead rather than an apology on the day. In practice they often want theirs doing at the same time, which is the best outcome for everyone, because the whole strip then matches. Half a shared drive cleaned to a line is the result people regret. Where only your side is being done, we set the fall of the run off away from theirs and vacuum the slurry up rather than chasing it down the length of the strip. Cars are the other constraint. Two households, sometimes four vehicles, and a strip that is the only route to the garages behind the houses, so it has to be empty and stay empty, and somebody has to be able to get out if they need to. Late morning on a weekday is generally the window that works. Weekends here mean full drives from breakfast onward.
Who books it here
The housing here is mostly 1930s bay-fronted semis and detached houses, with larger properties backing onto the park, and that is what shapes this job more than the floor area does.
We run Wollaton on the same round as Bilborough, Beeston and The Park Estate.
What we check on every Wollaton job
What we look at before quoting is the front boundary and where the water will end up. These frontages were laid out as gardens with a low wall and a gate, and where that wall came down to make a parking space the ground was left falling toward the pavement, so a wash sends everything straight over the footway and into the highway gully. That run is what we plan around, and it is the reason the slurry gets vacuumed instead of flushed. On the older concrete the second finding is the surface itself. In situ concrete of that age carries a worn top skin, and where a car has stood in the same spot for years the oil has soaked into it rather than sitting on top. That lifts partly at best. Pressure high enough to chase the rest takes the skin off and leaves a pale patch more obvious than the stain ever was, so we say which marks will lighten and which will not before we start.
What the driveway & patio cleaning covers
A sample of what is included
- Putting it back: Drainage channels and gully gratings cleared of what came off the paving
- The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes
- Before the water goes on: The surface identified: block paving, pressed concrete slab, natural stone, porcelain, imprinted concrete or tarmac, because pressure and chemistry both follow from that
- The clean: Oil, tyre scuff and leaf tannin staining worked separately, since they are chemistry problems rather than soil
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Wollaton
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Wollaton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Half the drive is ours and half belongs to next door. Can you do just our side?
We can, and it will show. A shared strip cleaned to an invisible line down the middle looks worse from the road than one left alone, because contrast is the thing the eye picks up first. Ask them before you book. If they want theirs doing in the same visit it is one set up rather than two, and if they would rather not, we will still do yours and tell you now how it will look.
There is a step where the block paving meets the old concrete. Will washing make it worse?
Not the way we work, but it certainly can be made worse. The seam along that join is usually open and full of soil, and a lance run down its length washes the bedding out from beneath the edge blocks and starts that line sinking. It gets raked out by hand, cleaned across with a rotary head and filled afterwards with a jointing compound. Kiln dried sand on its own does not stay put in a seam that wide.
Our front garden falls toward the pavement. Where does the water go?
Across the footway and into the road gully unless it is managed, which is not acceptable and is also how a neighbour ends up with your silt. We cover the threshold and any air bricks, work the fall inward wherever the levels allow it, and vacuum the slurry off the surface instead of chasing it with more water. On a frontage with no border for it to soak into, the sweeping and the vacuuming take longer than the jetting, and that is built into the time quoted.
The rear patio is pressed concrete slabs and the drive is block. Same visit?
Yes, and it is more efficient, but they are two jobs with two settings. Pressed concrete slabs of that era were cast with a facing layer over a coarse aggregate core, and too much pressure strips that facing and exposes the stones permanently. They come down in pressure and up in dwell time. Block paving takes the rotary head harder and then wants re sanding once dry, which is why the sand often goes in on a second visit.
Do you cover the whole of Wollaton?
Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Wollaton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Wollaton?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Drives on most properties, and we group Wollaton with Bilborough, Beeston and The Park Estate on the rota.
