Driveway & Patio Cleaning for Aspley homes
The original paving here is in situ concrete, not block: a path from the gate to the door and another the length of the back garden. Nothing to re sand afterwards, and everything to lose by using too much pressure.
The paving that came with these houses is in situ concrete rather than block or slab: a path from the front boundary to the door, and a second one running the length of the back garden to where the line and the store are. That is a different surface to work than the block drive most of this trade is set up for. There are no joints to wash out and nothing to re sand at the end, which sounds easier and is not. Concrete of this age has weathered its surface layer soft, so the failure mode is not a stripe of washed sand but a patch where the fines have gone and the aggregate is standing proud for good. Pressure comes down and the rotary head does the work.
Aspley sits in NG8, under Nottingham City Council. Fortnightly domestic rounds and annual deep cleans. The oven is the single most common reason someone in Aspley rings us for the first time.
What we run into on Aspley driveway & patio cleaning jobs
You can read the last person to do it from the pavement. Over jetting on old concrete leaves parallel bands a lance width across, lighter than the ground either side and rougher underfoot, and where somebody has held the lance still for a second there is a small rounded pit with the stones exposed. None of that grows back. The other tell is the shaded stretch down the back garden, which is not stained so much as growing: a black green film of algae that goes slippery in the wet and sits on a surface open enough to hold it. That comes off with detergent and dwell time at a pressure the concrete tolerates, rather than with a lance.
How an Aspley driveway & patio cleaning job actually runs
Almost all of this gets booked between spring and early autumn, and the reason is drying rather than comfort. The back path is shaded for most of the day by mature planting and a fence line, so it holds moisture long after the front has gone off, and anything that has to dry before the next stage will do it slowly at that end of the garden. Sealing, where you want it, is always a separate return visit onto a properly dry surface and never the same day, whatever the forecast is doing. On the day we need the car off, bins pulled clear and the side route open, so the hose can be run down to the back without going through the house. It is a longer run on these plots than most people picture, so the machine sits at the front and we work backwards. Anything painted, and any planting tight to the edge of the path, is sheeted first. If your front is imprinted concrete added at some point rather than the original surface, say so at the quote. What has failed there is the sealer coat, and jetting it makes the problem worse rather than better.
Who books it here
The housing here is mostly 1930s council-built semis and later infill, most with generous gardens and original layouts, and that is what shapes this job more than the floor area does.
We run Aspley on the same round as Bilborough, Bulwell and Hyson Green.
What we check on every Aspley job
The measurement that matters here is not the paving, it is the height of the paving against the wall. These houses have a suspended timber ground floor ventilated by air bricks set low in the front and back elevations, and on plenty of them a later layer of slabs or concrete has gone over the original path and brought the level up to within a course or two of those bricks. A lance held near an air brick at working pressure puts water straight into the void under your floor, which is the one place on the property you least want it. So the bricks get found and covered before anything is switched on, the surface is worked away from the wall rather than towards it, and any brick already part buried is pointed out to you. The threshold at the back door gets the same care, because the seal along the bottom of a replacement door was never made to be jetted.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
- Before the water goes on: The surface identified: block paving, pressed concrete slab, natural stone, porcelain, imprinted concrete or tarmac, because pressure and chemistry both follow from that
- The clean: The run-off checked before we leave, not after somebody complains
- Before the water goes on: Sunken blocks, rocking slabs and failed edge kerbs pointed out before we start rather than blamed on the wash afterwards
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Aspley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What driveway & patio cleaning costs in Aspley
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Aspley. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
There is a block drive at the front and concrete everywhere else. One visit or two?
One visit, but treated as two jobs inside it. The added drive takes a working pressure, gets its joints cleared and needs kiln dried sand brushed back in once it has dried out. The original concrete takes noticeably less pressure and no sand at all. Using the drive setting on the old path is how surfaces get ruined, so we set up twice on the same morning and tell you which parts we have dropped the pressure for.
Where does all the water and dirt end up?
Worked out before it starts rather than after. The front of these houses drains to the road with nothing in between, so slurry has to be swept and vacuumed up rather than chased down the path onto the pavement or across the boundary into next door. At the back it runs towards the gully by the door, which gets covered while we work and cleared out before we leave. Air bricks along the base of the wall are covered for the same reason.
There are hard black spots on the slabs by the back door.
That is lichen rather than dirt, and it is the one thing on a patio that pressure will not solve. It grips into the surface, so a jet strong enough to shift it takes the face of the slab with it and leaves a permanently rougher patch that dirties faster afterwards. It comes off with a proprietary lichen treatment and dwell time, usually over more than one application on a shaded path. We will tell you at the quote whether yours needs that or a wash.
Weeds keep coming back through the cracks in the old concrete. Can you stop them?
We can take them out and we can make it harder for them, but we cannot spray them. Applying professional use weedkillers needs a certificate of competence under the plant protection regulations, so anybody offering it as part of a wash should be asked what they hold. What we do is pull and scrape the root out of the crack by hand before the water goes on, so it is removed rather than cut off level and hidden for a fortnight.
Do you cover the whole of Aspley?
Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Aspley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Aspley?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Straightforward, with on-street parking and drives on many properties, and we group Aspley with Bilborough, Bulwell and Hyson Green on the rota.
