Driveway & Patio Cleaning for Bestwood homes
Almost every drive here was cut into what was a front lawn, so the argument is the base rather than the blocks. Wheel tracks dip, the edge course creeps into the border, and joints take far more sand than a laid drive should.
These houses were built without drives. What is on the front now went in later, one household at a time across about forty years, which is why no two on a street match and why the surface tells you less than the ground beneath it does. Block paving over a properly dug and compacted base behaves itself. Block paving laid onto the old turf line with a thin bed of sand sinks where the wheels go, and once the joints have emptied the blocks rock and the pattern creeps outward toward the verge. We wash and re sand either of them. On the sunken one we say at the quote that the dip will still hold water afterwards, because a clean does not lift a block back to level and no amount of pressure pretends otherwise.
Bestwood sits in NG5, under Nottingham City Council. Family households on a fortnightly rota make up most of it, with deep cleans booked in spring once the winter mud has stopped arriving daily. Carpet extraction is asked for more often here than almost anywhere else on our patch, and it is usually the hall, stairs and landing rather than the whole house.
What we run into on Bestwood driveway & patio cleaning jobs
The dark banding on a drive here is never spread evenly. It is two stripes where the tyres sit and a third down the shaded side against the house wall. The tyre stripes are algae growing in a shallow depression that holds water for a day after rain, and they return first because the depression does. The edge is the other find. Retrofitted drives on this estate very often have no concrete haunching behind the edge course, so the outer row leans a few degrees into the soil and the joint behind it has emptied completely. Sand poured into that gap simply disappears, and putting it right is groundwork rather than cleaning.
How a Bestwood driveway & patio cleaning job actually runs
This is priced by the square metre, so what we need before quoting is the area and the surface, and on this estate both are quick to establish: a drive across the old front lawn, a concrete path down one flank to the back door, and a slab area at the rear laid at some later date. Access is the least of it. There is an outside tap at the back of nearly every house, the van stands on the road rather than the verge, and nothing has to be carried through a hall. Two things want doing before the day. Move the cars off, because a drive cannot be done in halves without leaving a line where the two passes met, and give the neighbour notice, since the machine is loud and overspray does not respect a boundary it cannot see. Then the weather. Block paving cannot be re sanded wet, so if the forecast turns we do the wash and come back for the sand rather than brushing it into a damp joint, where it sets as a crust and holds nothing.
Who books it here
The housing here is mostly postwar estate semis and short terraces laid out around wide grass verges, with 1970s and 1980s infill, and later private closes on the ground nearest the country park, and that is what shapes this job more than the floor area does.
We run Bestwood on the same round as Old Basford, Bulwell and Arnold.
What we check on every Bestwood job
The rotary surface cleaner does the open area and the lance only does what it has to. That is the whole reason a professionally cleaned drive looks even while a hired machine leaves arcs across it: the head spins its jets under a housing at a fixed height, so every block gets the same distance and the same dwell, and no arm holds a constant angle across forty square metres. Growth comes out of the joints by hand first, roots included, because blasting a weed shreds the top and leaves the root exactly where it was. Black spot lichen gets a proprietary treatment and time rather than more pressure, since pressure hard enough to move it damages the face of the block. Then the kiln dried sand goes back once the surface is dry, worked down with a brush in stages and topped up until the joints stop taking it. The slurry is swept and vacuumed rather than pushed toward the kerb.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
- Putting it back: Sealing quoted as a separate return visit on a properly dry surface, never the same day
- Before the water goes on: Cars, bins and furniture moved off, planting and painted timber sheeted
- The clean: Oil, tyre scuff and leaf tannin staining worked separately, since they are chemistry problems rather than soil
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Bestwood
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Bestwood. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Where does all the water go when you wash the front?
Off the drive and into a vacuum, not down the road. What comes off is silt, dead algae and whatever the cars have dropped, and it is swept and picked up rather than flushed toward the kerb or across the grass verge, where it dries as a grey smear somebody else has to look at. If your drive falls back toward the house rather than out to the road, say so, because the threshold and any air bricks get covered before the machine starts.
Can the concrete path down the side be done at the same time?
Yes, and it is usually the piece most worth adding, because it stays green longest. A path running down the shaded flank of a semi to the back door gets almost no direct sun from October onward and grows a slick film that is genuinely dangerous underfoot on a frosty morning. Concrete takes full pressure and needs no sand putting back, so it adds time rather than complication. The back step and the threshold go with it.
The blocks have sunk where the car sits. Will cleaning put that right?
No, and we would rather say so at the quote. A dip in a wheel track is the sub base giving way underneath, usually because the drive went down on ground that had been a lawn the week before, and cleaning a surface does not lift it back to level. What the wash and the re sanding do is slow it down, since blocks with full joints move against each other far less than blocks with empty ones. Levelling it is a paving contractor lifting and relaying that section.
There is oil where the car has been standing. Does that come off?
Partly, and it depends how long it has been soaking in. Fresh oil sitting on the surface lifts with a degreaser and dwell time before the machine goes over it. Oil that has been feeding into the same square of paving for years is in the block rather than on it, and it will lighten rather than clear. We treat it, tell you what is left is in the material, and leave you the option of turning those blocks over, which is a paving job rather than a cleaning one.
Do you cover the whole of Bestwood?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Bestwood?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Bestwood?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Wide roads and grass verges, and a drive or hardstanding on most properties, so parking rarely costs us time, and we group Bestwood with Old Basford, Bulwell and Arnold on the rota.
