Driveway & Patio Cleaning for Arnold homes
Almost everything here has a drive, and most started as concrete: two ribbons to a side garage, later block paved or widened across the front garden. The gully at the garage threshold silts up and the water goes inside.
Hard surfaces here come in layers and you can usually read the order they went down. Underneath is the original concrete: two ribbons running up to a garage at the side of the house with grass or a strip of soil between them. Over the top of that, on most properties, block paving laid later and often widened across what used to be the front garden to take a second car. Round the back, off the kitchen door, a patio of pressed concrete slabs from the seventies or eighties, riven face, porous, and by now carrying black spot. Three surfaces, three different pressures and three different chemistries, frequently on the same address.
Arnold sits in NG5, under Gedling Borough Council. Straightforward family homes on weekly and fortnightly rotas, plus a good number of one-off deep cleans booked in spring and before Christmas.
What we run into on Arnold driveway & patio cleaning jobs
The threshold at the garage door is where these drives fail and it is the first thing looked at. Most have a shallow channel cast across the opening to stop water running inside, and after twenty years that channel is level with the surface, silted solid and doing nothing whatever. Wash a drive that falls towards the garage without clearing it first and you have simply delivered the water in there faster. The other giveaway is the joint where newer block paving meets the old concrete ribbons. It is never quite flush, it holds a green line along its full length, and the sand has gone from the blocks for a foot either side of it.
How an Arnold driveway & patio cleaning job actually runs
This is a weather job and it gets booked with that said out loud. Block paving cannot be re-sanded while it is wet, so outside a settled dry spell the sand goes in on a second visit, and sealing is a separate return on a properly dry surface whatever the forecast is doing. A single block drive including the re-sanding is most of a day. The advantage here is space. There is somewhere to put the van, the surface cleaner and the hose without blocking anybody in, and the lawn or border beside a drive usually gives clean water somewhere to go that is not the footway. What gets settled first is the cars. Both of them have to be off the drive for the day and back on the road, which on these streets is straightforward rather than a fight, and bins and anything else on wheels need moving before we arrive rather than around us. Next door matters more on this job than on any other. Where two drives meet with no fence between them, a clean that stops on an invisible line looks worse than not doing it, so it is a conversation before it is a quote.
Who books it here
The housing here is mostly postwar semis and estates around the town centre, with older cottages near Front Street and newer developments on the edges, and that is what shapes this job more than the floor area does.
We run Arnold on the same round as Sherwood, Carlton and Hucknall.
What we check on every Arnold job
Before any water goes on, the surface is identified and named to you, because the pressure follows from it and getting it wrong is not reversible. Concrete takes what it is given. Pressed slabs from the seventies and eighties do not, and neither does anything with a riven face. Imprinted concrete is flagged as a failed sealer coat rather than a jetting job, and the honest answer there is a recolour and reseal, which is not work we do. Then the things pointed out before starting rather than blamed on the wash afterwards: blocks sunk into a rut where the wheels track, a rocking slab on the patio, an edge kerb that has lost its haunching and begun to spread, and any joint where the sand went years ago. The threshold channel at the garage door is rodded and proved to run. Run-off is watched while it happens rather than checked once the machine is off.
What the driveway & patio cleaning covers
A sample of what is included
- Before the water goes on: The surface identified: block paving, pressed concrete slab, natural stone, porcelain, imprinted concrete or tarmac, because pressure and chemistry both follow from that
- Before the water goes on: Imprinted concrete flagged as a sealer job rather than a jetting job, because what has failed there is the sealer coat, not the concrete under it
- Before the water goes on: Established weeds, roots and thick moss pulled and scraped out of the joints by hand first
- Before the water goes on: Gullies, air bricks and door thresholds covered, and the route the water will take worked out before it starts taking it
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Arnold
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Arnold. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The drive falls towards the garage. Where does the water go while you work?
It is managed before anything is switched on. The channel across the threshold is cleared and rodded first, the bottom of the garage door is sheeted, and the wash is worked away from the opening rather than towards it. Slurry is swept and vacuumed as we go instead of being flushed down the drive and out onto the footway. If clearing the channel does not fix the fall, that is a drainage job and we will say so plainly.
The patio is old riven slabs and it has gone black in patches. Will jetting take that off?
Not on its own. Black spot is a lichen rooted into the face of a porous slab, and the pressure needed to blast it out would take the riven texture with it. It needs a proprietary treatment and dwell time, and on a slab that age it lightens rather than clears completely. Whatever sits under the garden trees is always the worst of it, and it returns over a couple of years unless the surface is sealed.
Half the drive is shared with next door. Can you just do our side?
Technically yes, and we would rather you did not. On a shared drive with no physical boundary the clean stops at a line nobody can see, and the contrast down the middle is far more obvious than the algae ever was. The sensible version is both halves on one visit with the cost split, which also works out cheaper per house because the equipment is already set up. Have that conversation before booking rather than after we have started.
How long before the sand goes back into the joints?
Long enough for the joints to dry, which in practice means a return visit rather than the same afternoon, and in autumn that can be several days later. Sand brushed into a wet joint bridges at the top and leaves a void underneath it, and the blocks then start moving under a car within a season. It goes in in stages, worked down and topped up, not scattered once and swept off. Keep a vehicle off it until that is done.
Do you cover the whole of Arnold?
Yes, all of NG5 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Arnold?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Arnold?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Good, and we group Arnold with Sherwood, Carlton and Hucknall on the rota.
