Driveway & Patio Cleaning for Burton Joyce homes
Three grounds, two of them washable. Loose gravel on the long river side drives, which pressure ruins. Block paving on the higher closes falling to the road. Slabs on the flood plain sitting a course below the threshold with covered air bricks at paving level.
Three different grounds in one village, and only two of them can be washed. The long drives on the river side are frequently loose gravel over a membrane, where a rotary or a lance simply moves the stone about and drives the fines down into the geotextile, so those want raking, weeding and topping up rather than cleaning. The newer closes on the higher ground are block paved and fall toward the road, which decides where the slurry goes before anything is switched on. Down on the flood plain it is more often slabs or a concrete path running tight against the house, sitting a course or two below the threshold with covers over the air bricks at paving level, and that changes the direction we work in more than the surface does.
Burton Joyce sits in NG14, under Gedling Borough Council. Fortnightly domestic work in family houses where the household leaves on an early train and gets back after dark, so most visits happen to an empty property. Deep cleans cluster into spring and December. Glass gets booked more often than it does further inland, because the two sides of a house here dirty at completely different rates.
What we run into on Burton Joyce driveway & patio cleaning jobs
The joints on the low side are the surprise. Kiln dried sand is meant to be in them, and on a drive that has been down twenty years near the water what is actually in them is fine silt, packed and weakly set, holding moss and seedling weed the whole way along. It looks like a firm joint and it is not. A rotary lifts it out in one pass and the blocks then move underfoot, which is normal and is the point at which people decide the wash has damaged the drive. It has not. It has taken out what was never supposed to be there, and the job is not finished until sand has gone back in stages.
How a Burton Joyce driveway & patio cleaning job actually runs
Where the water goes is settled before the machine starts. On the higher closes the ground falls to the road, so slurry heads for the kerb and the gully unless it is swept and lifted as we work, and on a shared boundary it heads for next door before it heads anywhere else. We tell the neighbour we are coming rather than letting them find out. On the flood plain the fall is often toward the house, which is the wrong direction entirely, so air bricks and their covers get sheeted, thresholds are covered, and the work runs away from the wall rather than toward it. Practically, we need an outside tap that runs properly, somewhere for the van within hose reach, and the cars, bins and furniture off the area before we arrive rather than moved around while we work. Frost stops the job, because water left on a treated surface freezes in the joints and on the steps and neither is worth the risk. Sealing, if you decide you want it, is a separate visit on a properly dry day and never the same one as the wash.
Who books it here
The housing here is mostly older cottages and larger detached houses along the main road near the church, interwar and postwar semis on the streets behind them, and modern closes on the higher ground away from the water, and that is what shapes this job more than the floor area does.
We run Burton Joyce on the same round as Gedling, Netherfield and Carlton.
What we check on every Burton Joyce job
The black dots on the slabs are what people scrub at for years. Black spot is a lichen, bonded into the surface rather than sitting on it, and it is not the green film that comes and goes with the season. Pressure will not shift it, and pressure raised until it might will open up the face of a sandstone or a concrete slab and leave a rough patch that soils faster than the lichen ever did. It wants a proprietary remover and time to work, which is why it is quoted as its own item rather than assumed. Tannin is the second one. A path under trees near the water holds wet leaf all winter and the brown staining goes into the surface, so it lifts with chemistry rather than pressure. Both are worth pointing at while the paving is still dirty, because once the general soil comes off they are what you are left looking at.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: The run-off checked before we leave, not after somebody complains
- Before the water goes on: Established weeds, roots and thick moss pulled and scraped out of the joints by hand first
- The clean: Oil, tyre scuff and leaf tannin staining worked separately, since they are chemistry problems rather than soil
- Before the water goes on: The surface identified: block paving, pressed concrete slab, natural stone, porcelain, imprinted concrete or tarmac, because pressure and chemistry both follow from that
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Burton Joyce
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Burton Joyce. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Our drive is gravel. Can you jet it?
No, and nobody should. Water at pressure throws the stone, strips the fines that hold it together and pushes the rest into the membrane underneath, which is what makes a gravel drive rut afterwards. What a gravel drive wants is the weeds pulled at the root, the stone raked level and a top up where it has thinned at the gate and along the wheel tracks. If there is a block or slab apron at the house end, that part we can clean properly.
The patio is right against the back door and there are covers on the air bricks. Does that matter?
It changes the direction of the work. Anything at or below the level of the paving gets covered before we start, air bricks included, and we work away from the wall so that water and slurry never head toward the house. Where paving sits close to the threshold we lift the slurry as we go rather than letting it stand at the door. Tell us if any of the covers are fixed rather than removable.
Our drive runs into next door's without a break. How do you keep it off theirs?
By working across it in the right order and lifting the slurry rather than flushing it, and by telling them the day before so nothing of theirs is out on the ground. On a shared surface we agree the line the work stops at before we start, and it is worth asking whether they want theirs done at the same time, because the join is where a half cleaned drive shows most. What we will not do is push a wash of silt onto somebody else's ground and leave it.
Should we have it sealed afterwards?
It is worth considering on block paving that has just been re sanded, and it is a separate visit rather than something added on at the end. The surface has to be dry all the way through, which after a wash in this valley means several dry days rather than overnight, since sealing damp paving traps the moisture and clouds. On natural stone we want to know what the stone is first, because some finishes change appearance permanently under a sealer.
Do you cover the whole of Burton Joyce?
Yes, all of NG14 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Burton Joyce?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Burton Joyce?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Drives on most properties, so space is rarely the problem, and we group Burton Joyce with Gedling, Netherfield and Carlton on the rota.
