Driveway & Patio Cleaning for Carlton homes

There is nothing at the front of a terrace to clean. The work is on the Gedling side, where interwar pairs share one wide drive split down an invisible line, surfaced in two materials and falling toward the road rather than away.

There is nothing at the front of a terrace to clean, so this is largely a Gedling side job. Interwar pairs were built with one wide drive between them, divided down a line that exists on the deeds and nowhere on the ground, and the two halves have almost always been resurfaced at different times by different people. Block paving one side, a concrete strip or later tarmac the other, meeting at a joint down the middle. That matters, because pressure and chemistry both follow the surface and those two do not take the same treatment. The other constant is the fall. The land drops toward the road through most of Carlton, so a drive here runs its water at the highway rather than away from the house.

Carlton sits in NG4, under Gedling Borough Council. An even split between regular domestic cleaning in the interwar semis and end of tenancy work on the rented terraces along Carlton Hill.

What we run into on Carlton driveway & patio cleaning jobs

The strip along the house wall is where we slow right down. On a drive surfaced twice, the second layer went on top of the first rather than instead of it, so the finished level has crept up the brickwork and in places now sits at or above the damp proof course, the visible slate or bitumen line a couple of brick courses up. Jetting hard into that strip drives water at a wall that has lost its clearance, and straight past an air brick where there is one. We wash it at reduced pressure with the lance angled away from the house, and point out where the level wants dropping rather than pretending the wash caused it.

How a Carlton driveway & patio cleaning job actually runs

Almost all of this work is on the Gedling side, and it gets booked around the neighbour rather than the weather. On a shared drive both households need to know it is happening, because the whole surface gets wet, cars have to be off both halves and a fence or a border along the far edge gets sheeted before anything starts. Two cars, two sets of bins and often a trailer have to go somewhere for the day, and finding that somewhere on a full side street is the part people underestimate. Water comes off your outside tap and power from a socket in the garage or through a window, so both need to be reachable and working before the morning. Then there is the fall. On a drive running down to the road we start at the top and work down it, and the slurry gets swept and vacuumed ahead of the water rather than chased after it. Jointing sand goes back once the surface has dried through, which in this country is often a return visit rather than the same afternoon, and sealing is always a separate day whatever the sky is doing.

Who books it here

The housing here is mostly Victorian terraces along Carlton Hill and interwar semis spreading north toward Gedling, and that is what shapes this job more than the floor area does.

We run Carlton on the same round as Mapperley, Sneinton and Arnold.

What we check on every Carlton job

Two things a wash exposes on these drives, and both are better said out loud than discovered. The first is the joint down the middle of a shared pair. Once the film comes off, the line where one household's block paving meets the other's concrete is obvious, the levels are rarely equal and one side will look better than the other because it is newer rather than because it was cleaned differently. We flag that before starting. The second is what the sand was holding up. On block paving laid decades ago and never re-sanded, washing the joints out shows how far the blocks have already moved: an open joint along the edge course, a block sitting proud at a manhole surround, a soft dip where a downpipe has been discharging into the sub base for years. We fill the joints properly and tell you which of those are cosmetic and which are the beginning of a relay.

What the driveway & patio cleaning covers

A sample of what is included

  • Putting it back: Sand worked down and topped up in stages rather than scattered once and swept off
  • Putting it back: Drainage channels and gully gratings cleared of what came off the paving
  • Before the water goes on: Imprinted concrete flagged as a sealer job rather than a jetting job, because what has failed there is the sealer coat, not the concrete under it
  • Before the water goes on: Cars, bins and furniture moved off, planting and painted timber sheeted

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Carlton

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Carlton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The drive is shared with next door. What needs agreeing first?

Where the line runs and who is paying, before anything is switched on. We will not clean half a shared surface and leave a wet edge down the middle, because that looks worse than leaving the whole thing alone. Most people on these pairs split it and have the lot done in one visit, which works out cheaper by area. Where the two halves are genuinely different materials we quote them as two surfaces on the same day.

Our drive slopes down to the road. Where does the dirty water end up?

Down it, unless somebody manages it, which is why the route gets worked out before the water starts taking it. On a falling drive the wash heads for the footway and the highway drain, so slurry is swept and vacuumed as we go rather than flushed off the bottom end. Thresholds and any air brick on the low side get covered. What we will not do is push it onto a neighbour's ground or into an open drain.

Can you do the back yard as well as the drive?

Yes, though it is usually engineering brick or concrete flag rather than block, so it takes a different pressure and needs no sand afterwards. The limits are access and drainage. Everything has to be carried through or round, and a yard drains to one grate that will not swallow a drive's worth of silt, so the slurry gets vacuumed rather than pushed toward it. Tell us what the surface actually is when you ask for a price.

Will it look the way it did when it was new?

No, and anyone promising that has not seen it yet. Cleaning takes off algae, moss and surface soil. It does not restore colour that twenty years of sunlight has faded, it does not undo the pale patch where a car has dripped oil into porous concrete, and it does not lift black spot lichen without a separate treatment and dwell time. What you get is an even surface, which is most of the improvement people are actually after.

Do you cover the whole of Carlton?

Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Carlton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Carlton?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. On-street, usually available, and we group Carlton with Mapperley, Sneinton and Arnold on the rota.
