Driveway & Patio Cleaning for Porchester homes

Plots do not sit level with the pavement, so the front is as often steps, a path and a low rendered wall as it is a drive. Which way the ground falls decides whether the washings reach the road, your air bricks or next door.

The front of a house here is not automatically a drive. Because the plots sit above or below the footway, a great many have a flight of steps from the gate up to the door with a low wall each side and a path rather than a hardstanding, and where a drive does exist it is a single width ramp cut through that change of level. What decides the job is which way the ground falls. On a plot below the road, everything the wash lifts runs back at the house, and the air bricks along the front wall sit at ankle height where they will take it happily. On a plot above the road it runs at the pavement and at whoever is downhill of you.

Porchester sits in NG3, under Nottingham City Council and Gedling Borough Council. Regular fortnightly cleaning in family semis where both adults work, and deep cleans booked when a kitchen built into the old outbuildings has stopped looking clean whatever gets done to the surfaces. Window work runs more often on the front than the back, because the road side films up faster than the garden side.

What we run into on Porchester driveway & patio cleaning jobs

Steps are where the time goes. A rotary head is a flat tool, so it cannot touch a tread, a riser, a nosing or the joint where a step meets the wall alongside it, and all of that becomes lance work and hand work at a fraction of the speed of the open path below. The nosings on these flights have generally worn through to the aggregate, which reads as ingrained dirt and is not. On the shaded side there is black spot lichen, flush with the surface and rooted into it, and that wants a proprietary remover and dwell time rather than force, because the pressure it would take to beat it off takes the surface with it.

How a Porchester driveway & patio cleaning job actually runs

Two things about this frontage change how the day runs. The first is the footway. Where there are steps down to the pavement, everything coming off the path ends up at a public footway people are walking along while we work, so the foot of the flight gets guarded, the slurry is picked up as we go rather than at the end, and nothing is left wet and slippery on a surface that is not yours. The second is the wall. Nearly every one of these front gardens has a low wall along the boundary and up the side of the steps, usually rendered and painted, and render takes a jet very badly, so it is sheeted before a lance comes near it. We want the cars off as well, both of them where the drive is shared, and somewhere for them to go that is not the kerb directly outside, because that space is where the machine stands. Water comes from your outside tap and power from a socket that will reach, so both are worth checking the day before rather than on the morning.

Who books it here

The housing here is mostly interwar and postwar bay-fronted semis running the length of the ridge road, most with a garden front and back, and plots that step up or down from the pavement, and that is what shapes this job more than the floor area does.

We run Porchester on the same round as Mapperley, Carlton and Thorneywood.

What we check on every Porchester job

Round the back the tell is a green line along the house wall. Patios here have generally been laid in stages, a bit at a time against whatever path was already there, and each layer went down on top of the last rather than instead of it, so the slabs at the back door now sit higher than they started and the fall runs at the wall rather than away from it. Water stands in that strip after rain, silt banks along the threshold, and algae grows in a band a hand deep against the brickwork that is plainly darker than anything a stride further out. Washing takes the growth off. It does not change where the water goes, and the band is back by the following winter. If you can see an air brick with its lower edge buried, tell us when you book, because that is a levels problem rather than a cleaning one.

What the driveway & patio cleaning covers

A sample of what is included

  • Before the water goes on: A test patch in a low visibility corner on any stone we have not worked on before
  • Putting it back: Kiln-dried sand brushed into block paving joints once the surface has dried
  • Before the water goes on: Gullies, air bricks and door thresholds covered, and the route the water will take worked out before it starts taking it
  • The clean: Slurry swept and vacuumed up rather than flushed into the nearest gully or run onto next door's garden

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Porchester

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Porchester. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Driveway & Patio Cleaningin Porchester

The front garden was turned into a drive in imprinted concrete. Can it be brought back?

Cleaned yes, restored no, and it is worth knowing why before anybody puts a lance near it. What has gone dull and patchy is the sealer coat sitting on top, not the concrete underneath, and jetting takes more of the sealer off, which is exactly how people end up with a blotchy drive. The honest route is a strip and reseal by somebody who does that for a living, and resealing imprinted concrete is not work we take on.

Where does all the dirty water end up?

Not on your neighbour and not down the nearest gully if we can avoid it. We work out the route the water will take before it starts taking it, cover the air bricks, the thresholds and any grating we are not using, then sweep and vacuum the slurry rather than flushing it somewhere it becomes somebody else's problem. On a plot with a fall this matters more than on the flat, and the footway at the bottom gets cleared before we leave.

Do the steps cost more than the same area of flat paving?

They take considerably longer, so yes, and it is fair to say why. Every tread, riser and nosing is done with a lance and finished by hand, because a rotary head only works across a flat run, and the joint where each step meets the wall beside it is hand work again. A flight of half a dozen steps is slow next to the path it leads down to. We quote them as their own item so you can decide whether the flight goes in this time or waits.

Will jointing sand wash straight back out again on a slope?

Some of it will if it is put down badly. On a fall the sand wants brushing in stages and topping up rather than tipping on and sweeping once, and the surface has to be genuinely dry first or it clogs at the top of the joint and leaves a void underneath. Where the slope is steep, or the joints are wide, a jointing compound is the better answer than loose sand, and we will tell you which of the two your paving needs.

Do you cover the whole of Porchester?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Porchester?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Porchester?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Most pairs of semis have a side gate and a passage to the back garden, so equipment goes round rather than through the house, and we group Porchester with Mapperley, Carlton and Thorneywood on the rota.
