Driveway & Patio Cleaning for Mapperley homes

Nothing on a slope stays where you put it. Slurry runs downhill onto the next plot, and jointing sand washes out of a steep block drive in the first heavy rain, which is why joints here take compound rather than loose sand.

On level ground the question of where the run off goes is answered by the nearest gully. On a hill it is answered by gravity, and gravity takes it to whoever is below you. A front drive here normally falls to the road, which is fine, while a rear terrace cut into a bank falls toward the house or toward a boundary, which is not. So containment is worked out before the machine is switched on: the threshold and any air brick covered, the low corner bunded, the slurry lifted rather than flushed on. It matters more here than on flat ground, because a neighbour on the plot below gets a wash of silt across their paving and it sets hard once it dries.

Mapperley sits in NG3, under Nottingham City Council and Gedling Borough Council. Regular domestic work in the interwar semis, and carpet cleaning more often than average, because the hill means more grit walked in and stair carpets that take the brunt of it.

What we run into on Mapperley driveway & patio cleaning jobs

Shade is the other difference. A garden terraced into the slope with mature trees over it holds damp right through the winter, and what grows on the slabs is black spot lichen and green algae rather than the general grey film a sunny patio collects. Black spot decides the shape of the day, because it will not come off at any pressure a sandstone slab survives, so it needs a proper remover and dwell time instead. The other recurring surface is steps. A terraced garden here is joined by flights of them, and the nosings are both where the slip risk sits and where a lance has to be kept moving.

How a Mapperley driveway & patio cleaning job actually runs

The set up on a slope is all about controlling water before it becomes run off. We work from a tank rather than trusting a garden tap on a long hose, and the hose run is laid so it crosses steps at the safest point and never lies along a tread, because a charged hose on a wet flight is exactly the fall you do not want. Parking is the next thing. On most jobs the drive is where the machine would stand, and on a drive clean the drive has to be empty, so the car goes somewhere else for the day and on these streets that needs arranging rather than assuming. The second visit is the part people are not expecting. Block paving cannot be re sanded until the surface is dry all the way through, and a north facing terrace under trees on this side of the hill stays damp for days after a sunny one has dried out. Sealing needs longer again. So we book the wash, then look at the weather and put the sanding or the sealing in as its own appointment rather than promising both on the same day.

Who books it here

The housing here is mostly Victorian villas on the hill, interwar semis toward Porchester, and a steady flow of converted flats, and that is what shapes this job more than the floor area does.

We run Mapperley on the same round as Sherwood, Carlton and Sneinton.

What we check on every Mapperley job

The pattern on a sloping drive is easy to read once you know it. The joints at the bottom are full and the joints at the top are empty, because sand migrates downhill every time it rains, and the blocks at the low end have begun to creep outward against an edge kerb doing more work than it was built for. Look for a lipped step where the drive meets the pavement, and for blocks that rock underfoot in the bottom corner. The channel drain across a garage threshold is usually packed solid with silt that came down the slope, and the grating over the gully at the low corner is often rusted into its frame and has not been lifted in years. On the ramped imprinted concrete drives the sealer has gone first in the wheel tracks and at the bottom where water stands, and that is a recoating decision rather than something a wash puts right.

What the driveway & patio cleaning covers

A sample of what is included

  • Before the water goes on: Gullies, air bricks and door thresholds covered, and the route the water will take worked out before it starts taking it
  • Putting it back: Kiln-dried sand brushed into block paving joints once the surface has dried
  • Before the water goes on: A test patch in a low visibility corner on any stone we have not worked on before
  • Putting it back: Jointing compound instead of loose sand where joints are wide, on a slope, or where you want the weeds held down longer

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Mapperley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What driveway & patio cleaning costs in Mapperley

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Mapperley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Will the water end up in next door's garden?

Not if it has been planned, and on a slope it has to be. We walk the fall before starting, bund the low corner, and vacuum the slurry up rather than chasing it downhill with the lance. Where the only practical route for run off crosses a boundary, we tell you so you can give your neighbour some warning, because silt that dries on somebody else's paving is a genuine argument and it is much easier to avoid than to clean up.

Our drive is short and steep and falls toward the garage.

Then the door threshold is the first thing covered, along with the channel drain across it if there is one. On a drive that falls to a building, the risk is not run off leaving, it is water finding its way under the door, and a garage cut into a bank has nowhere else for it to go. If water already stands at the bottom of your drive, the channel or the gully is blocked, and it is worth clearing before the paving is washed.

Can a steep drive be cleaned without stripping the sand out of it?

The sand comes out either way, because that is what a wash does to an open joint, and on a slope more of it leaves than on the flat. The real question is what goes back in. On a steep drive loose kiln dried sand starts migrating downhill again with the first heavy rain, so we would normally suggest a jointing compound instead, which sets in the joint and holds. It costs more, it has to go in on a dry surface, and it lasts considerably longer here.

The patio is under trees and goes black every winter.

That is lichen and algae rather than dirt, and it is a shade and moisture problem before it is a cleaning one. A proper remover with dwell time takes it off. What keeps it off longer is cutting back what overhangs the paving and clearing leaf litter in autumn instead of letting it lie and rot on the slabs, because that mulch is what feeds the growth back. Anyone promising a wash alone will keep a shaded terrace clear through a winter here is not being straight with you.

Do you cover the whole of Mapperley?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Mapperley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Mapperley?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Steep streets and some properties well above road level, and we group Mapperley with Sherwood, Carlton and Sneinton on the rota.
