Driveway & Patio Cleaning for Woodthorpe homes

Most drives here are two surfaces pretending to be one: the original concrete strips laid for a narrower car, and the block paving added when the frontage was widened. They take different pressure and they will never match afterwards.

Most drives here are two surfaces pretending to be one. The original was a pair of concrete strips laid for a narrower car with something growing between them, and at some point the frontage was widened for a second vehicle and block paving went down alongside or over part of it. So a single drive can be concrete at the top, blocks at the bottom and a patch of gravel where the two never quite met. That matters because pressure, nozzle choice and what happens afterwards all follow from the surface, and these are three different surfaces sharing one puddle. We walk the drive and say which parts are being cleaned in which way before the machine comes off the van.

Woodthorpe sits in NG5, under Nottingham City Council and Gedling Borough Council. Regular domestic cleaning in houses with more rooms than a working household can stay on top of, and annual deep cleans booked before Christmas and again once the pollen has finished in June. Carpet extraction runs above average, because gravel drives and long gardens feed grit into the hall from October onwards.

What we run into on Woodthorpe driveway & patio cleaning jobs

The joint between the old and the new is where the trouble sits. Blocks laid up against an existing concrete strip almost never meet it cleanly, so there is a mortar fillet or a run of loose sand along the seam, and that seam is exactly where a rotary head has to change direction. Water driven along it undermines the block edge and washes the fillet out. We work the seam by hand with the lance held low and flat rather than running the rotary across it, and we tell you first if the edge course is already rocking, because a wash reveals a failed edge restraint rather than causing it.

How a Woodthorpe driveway & patio cleaning job actually runs

Where the water goes is the first conversation, because these roads fall away from the high ground and most drives here slope towards the street. A rotary surface cleaner puts a lot of water down, and on a falling drive all of it heads for the pavement and the highway gully unless it is intercepted, taking the slurry with it. So we work in sections down the slope, sweep and vacuum the slurry as we go rather than flushing it, and cover the gully at the bottom until the run is finished. The neighbour is the second conversation. Drives on these plots frequently run side by side with nothing but a change of material between them, so the wash has to stop cleanly at the line, and a shared or adjoining drive means agreeing beforehand which side is being done. Practically, we need the cars off the drive for the whole visit and somewhere on the street to put them, the bins moved, and an outside tap we can connect to. Tell us if the tap is the only one and it feeds the garden, so we are not cutting off an irrigation timer for half a day.

Who books it here

The housing here is mostly wide interwar detached houses and large semis on generous plots, with 1950s and 1960s detached infill on the roads falling away from the park, and mature gardens behind almost all of it, and that is what shapes this job more than the floor area does.

We run Woodthorpe on the same round as Sherwood, Daybrook and Mapperley.

What we check on every Woodthorpe job

Look at the airbricks along the front and rear walls before anyone starts jetting. These houses have a suspended timber ground floor over a ventilated void, and the airbricks that feed that void sit low in the brickwork, often only a course or two above a patio or a drive that has been raised or resurfaced at some point since. A lance held at the wrong angle near one of those does not just wet the wall, it drives water straight through into the void beneath your floorboards, where it has no route out and no sunlight to dry it. So the brick line gets covered before we start, we work the lance away from the wall rather than towards it, and any airbrick already sitting below the paving level gets pointed out to you, because that is a ventilation problem you have whether we come or not.

What the driveway & patio cleaning covers

A sample of what is included

  • The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
  • The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
  • Before the water goes on: Cars, bins and furniture moved off, planting and painted timber sheeted
  • Before the water goes on: Imprinted concrete flagged as a sealer job rather than a jetting job, because what has failed there is the sealer coat, not the concrete under it

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Woodthorpe

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Woodthorpe. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Driveway & Patio Cleaningin Woodthorpe

Ring us on 07438 843980, or see the full service page.

Will the concrete and the block paving come up the same colour?

No, and nothing anyone does will make them. They are different materials laid decades apart, and the older concrete has weathered, carbonated and picked up staining that will not come out of it. What cleaning does is take both back to their own honest colour, which usually makes the difference between them more obvious rather than less. We would rather say that at the quote than have you find it out on the day the water goes on.

Part of our drive is gravel. Can you clean that?

Not with a pressure washer, because gravel is loose stone and jetting simply fires it across the garden and drives the fines down into the membrane. What we do is keep the wash off it entirely, work the block or concrete section with the rotary edged away from the gravel line, and rake the gravel back level and clear of the debris that comes off the harder surface. Topping up the gravel itself is a landscaping job rather than a cleaning one.

The patio has black spots on it that will not scrub off. What are they?

Lichen, and it is growing into the surface rather than sitting on it, which is why brushing and jetting both fail. It needs a proprietary remover left on for its full dwell time and then a rinse, sometimes twice on a shaded slab. Pressure hard enough to lift lichen mechanically will pit and scar the slab permanently, so we will not do it that way. On a north facing patio under mature planting expect it to come back, and expect to treat it periodically.

Can you kill the weeds in the joints while you are here?

We pull and scrape out what is there by hand before the wash, roots included, and that is as far as we go. Applying professional weedkillers and moss killers is regulated work that requires a certificate of competence, and we do not hold one, so we will not spray your paving. What does hold weeds back longest is what goes into the joint afterwards: kiln dried sand worked down in stages, or a jointing compound where the joints are wide or the drive is on a slope.

Do you cover the whole of Woodthorpe?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Woodthorpe?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Woodthorpe?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Almost every house has a drive, so the van comes off the road and the equipment travels a short distance, and we group Woodthorpe with Sherwood, Daybrook and Mapperley on the rota.
