Deep Cleaning for Woodthorpe homes

Booked as a whole day with two people, because everything in these houses comes in larger numbers: more bathrooms, more floor, more original fittings that a maintenance visit has never been near. The kitchen still takes the largest single share of it.

The reason a deep clean in this stock takes a whole day for two people is the count of things rather than the difficulty of any one of them. Two bathrooms is the norm and three is common once a shower room has been put into a bedroom. There is usually an airing cupboard with a hot water cylinder in it, the lagging shedding fibres onto the shelves and whatever is stored on them. Tiled hearths survive in the reception rooms even where the fires went years ago. The kitchen has generally been widened at some point, with the original larder either kept as a cupboard or built around. Every one of those is a slow item and none of them appears in a room count, which is why quoting this stock from bedrooms alone goes wrong.

Woodthorpe sits in NG5, under Nottingham City Council and Gedling Borough Council. The housing here is mostly wide interwar detached houses and large semis on generous plots, with 1950s and 1960s detached infill on the roads falling away from the park, and mature gardens behind almost all of it, and that is what shapes this job more than the floor area does.

What we run into on Woodthorpe deep cleaning jobs

The larder is the thing we most often find untouched. It sits in the corner of the kitchen with a stone or slate cold shelf across it at waist height and a small vent or airbrick through the outside wall behind. The shelf is porous, so anything spilled on it has soaked in rather than sitting on the surface, and the vent is usually blocked with cobweb and the remains of whatever the last spider caught. It comes back well with a neutral cleaner and patience, and with nothing acidic, because a cold shelf is stone and acid dulls it permanently.

How a Woodthorpe deep cleaning job actually runs

Woodthorpe is a settled part of NG5, built up between the wars and after them on wide plots either side of the park, and the houses change hands slowly. A deep clean here is rarely routine. It is usually attached to something: a house passing to the next generation, a parent moving somewhere smaller, a room being reclaimed after years as storage, or the point at which a family accepts that the annual tidy is no longer touching the sides. That means we work on surfaces carrying a long, quiet accumulation rather than a bad month. The other thing the plot size does is stretch the job sideways. Rooms are broad, so skirtings run a long way, picture rails survive in the reception rooms and up the stairwell, and there is more window reveal and more door frame per room than any bedroom count suggests. We scope a deep clean here by linear metres of edge and by the number of separate slow items, and we tell you what that comes to in hours before we start rather than afterwards.

Who books it here

Houses that are wide rather than tall, so floor area sets the hours instead of ceiling height. Almost every plot has mature planting on it, which means leaf litter, sticky sap and pollen arriving through the back door and settling on the glass for most of the year.

We run Woodthorpe on the same round as Sherwood, Daybrook and Mapperley.

What we check on every Woodthorpe job

Picture rails are the item nobody reaches. They run round the reception rooms and up the stairwell at about the height of a door head, and the top edge is a flat ledge two or three centimetres wide that has been collecting since the room was last decorated. In a house with a stairwell this tall, the rail at the half landing sits above the reach of a step stool, so it needs a pole or a platform and a second person at the foot of it. The layered dust up there is not loose either. It has bound with old polish and smoke into something closer to a film, so it takes a damp cloth and a second pass rather than a duster. The same is true of the tops of the original panelled doors, which are wider than modern ones and hold a surprising ridge of it along the back edge.

What the deep cleaning covers

A sample of what is included

  • Bathrooms: Limescale removed from taps, shower head, screen, tiles and grout
  • Kitchen, which is about 40% of the time: Extractor hood and filter, degreased or replaced
  • Everywhere else: Behind and underneath furniture
  • Bathrooms: Shower head soaked or bagged with descaler

That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Woodthorpe property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What deep cleaning costs in Woodthorpe

A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

Typical one-off in Woodthorpe. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£110 to £180
1 bedroom£135 to £220
2 bedrooms£165 to £280
3 bedrooms£220 to £350
4 bedrooms£300 to £460

Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.

Priced separately

ExtraTypical cost
Single oven deep clean£45 to £80
Double oven£70 to £110
Range cooker£80 to £130

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. Should the airing cupboard be included?

Yes, and ask for it explicitly so the time is in the quote. Cylinder lagging in these houses sheds a fine fibre over everything stored around it, and the shelves are usually slatted, so dust falls from the top shelf onto the linen below. We empty it, vacuum the slats and the floor, wipe down and put the contents back. What we will not do is disturb old pipe lagging that looks older than the cylinder, because that needs someone qualified to test it first.

The tiled fireplace has gone dull. Will a deep clean bring it back?

Usually, because most 1930s hearths and surrounds are glazed ceramic rather than stone, and what reads as dulling is a film of soot, polish and cooking grease sitting on the glaze. That lifts with a neutral cleaner and a soft brush worked into the moulding. Where the glaze has crazed, the fine cracks hold dirt and stay darker whatever anyone does, and we will tell you which of the two you have before we start.

We are having the house decorated. Should the deep clean come before or after?

After, in almost every case. Sanding and filling put a fine dust through the whole floor of the house and it keeps settling for days after the decorator has packed up, so a deep clean done first simply gets undone. The exception is heavy grease or nicotine on the walls, which has to come off before anyone paints or the new coat will not key properly. Where that is the situation we do a wash down first and the full deep clean once the decorating is finished.

We have lifted a carpet and found parquet underneath. Can you clean it?

We can clean it, and we will not sand or seal it, because that is a floor restorer's job rather than ours. What we do is lift the carpet grip residue, the underlay crumb and the loose adhesive, then clean the blocks with a barely damp mop and a neutral product. Wood in these houses is usually laid straight onto bitumen, so it must not be soaked at any point, and any block that has lifted or sounds hollow gets pointed out and left alone.

Do you cover the whole of Woodthorpe?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does deep cleaning cost in Woodthorpe?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start deep cleaning in Woodthorpe?

Within a week or two normally, longer in March and April and through November when everyone books at once. Almost every house has a drive, so the van comes off the road and the equipment travels a short distance, and we group Woodthorpe with Sherwood, Daybrook and Mapperley on the rota.
