Driveway & Patio Cleaning for St Ann's homes
Most houses here have no drive at all, so the work is a paved back yard, a shaded path and a set of steps. Shared courts and walkways need the owner established before anyone starts jetting them.
Very little of this housing has a drive, so what actually gets cleaned is not the job the name suggests. A small paved back yard, the path from the walkway to the door, a set of steps where the ground rises, and sometimes an apron in front of a garage in the court. The surfaces are of their period: in situ concrete, pressed concrete flags, and tarmac across the courts and their approaches. Block paving turns up only where somebody has laid it since, usually over a converted front garden. What that means in practice is that re-sanding is the exception rather than the rule here, and what most of these surfaces actually need is the green film taken off their shaded sides.
St Ann's sits in NG3, under Nottingham City Council. Regular fortnightly cleans in occupied family homes, and a steady run of tenancy-end work, because much of the housing here is rented rather than owned and turnover is constant. Deep cleans tend to be booked by an adult child arranging one for a parent, or ahead of a housing inspection rather than on a spring impulse.
What we run into on St Ann's driveway & patio cleaning jobs
An enclosed back yard of this type drains to a single gully in one corner, and the fall across the slabs towards it was slight when it was laid and is slighter now the ground has settled. That is why a wash here is planned around where the water goes rather than started and then watched. If the gully takes it slowly, the yard holds an inch of dirty water against the back door threshold and against the airbricks in the wall, and both of those sit lower here than people assume. We check the gully runs before anything is switched on, and clear what is already in it.
How a St Ann's driveway & patio cleaning job actually runs
Ownership is the first conversation here and it saves everybody trouble. A back yard behind your own back door is straightforward. A walkway, a parking court, a shared path between two blocks and the apron in front of a garage very often are not yours to commission, and in a rented house the surfaces outside the door usually belong to whoever owns the estate rather than to the household. We will quote for what you can authorise and say plainly which parts of what you have pointed at fall outside that. After that it is water and access. The pressure washer runs off the van standing at the back, the hose is walked round to the yard or the path, and the water comes with us rather than off somebody's outside tap, which on a terrace is often not yours either. Small areas are the norm here, and a minimum charge applies to a job of any size, so the sensible booking puts the yard, the path and the steps into one visit instead of treating them as three. Spring is the right time, once the winter growth has finished establishing.
Who books it here
The housing here is mostly 1970s redevelopment housing in low brick terraces and cul-de-sacs, with garage courts and walkways between them, plus older Victorian terraces surviving along the hill's upper edges and around the allotment boundary, and that is what shapes this job more than the floor area does.
We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.
What we check on every St Ann's job
Growth comes out of the joints by hand before any water is turned on, since blasting a rooted weed shreds the top, leaves the root and sprays the debris over everything else in a small enclosed yard. Steps are done individually with the lance held shallow, since a tread is where somebody slips and it is also the part a rotary head cannot sit flat on. We sheet the gap under a shared gate, because a yard that drains slowly sends its slurry next door before it sends it down the gully. Airbricks and the door threshold get covered. Anything the wash exposes is pointed out rather than left quiet: a slab that rocks once the silt holding it has gone, pointing on the yard wall that had already failed, a sunken block where a converted front garden went down on too little base.
What the driveway & patio cleaning covers
A sample of what is included
- Putting it back: Sealing quoted as a separate return visit on a properly dry surface, never the same day
- The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
- Before the water goes on: Gullies, air bricks and door thresholds covered, and the route the water will take worked out before it starts taking it
- Putting it back: Jointing compound instead of loose sand where joints are wide, on a slope, or where you want the weeds held down longer
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your St Ann's property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What driveway & patio cleaning costs in St Ann's
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in St Ann's. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The court and its apron are tarmac and filthy. Can they be done?
Yes, at much lower pressure than concrete takes. Tarmac is aggregate held in a bitumen binder, and a lance held close strips that binder and leaves loose stone behind that cannot be put back. Cleaning it is mostly chemistry and dwell time. The larger question is who owns the court, because a shared parking area usually is not yours to commission, and that is worth settling before anybody quotes for it.
The path between the blocks is green and slippery every winter. Will cleaning stop it?
It removes the growth and it does not kill it, so it returns, faster on a stretch that sits in shade between two rows of houses. Anyone promising a permanent result from a pressure washer alone is overselling it. Killing the growth means a plant protection product, and a professional one may only be applied by somebody holding a certificate of competence, so ask to see it. Otherwise plan on repeating the wash.
Where does the dirty water go?
Into the gully once the solids have been taken out of it, and not over the boundary. What comes off a paved surface is silt, dead algae and moss, and a surface water gully in a yard usually runs to a watercourse rather than to treatment, so it is not the place to send a load of solids either. We sweep and vacuum the slurry, bag it and take it away, then check the gully still runs before we leave.
Somebody laid block paving over the front garden. Does that change the job?
Yes, and it is the one surface around here that has to be finished properly rather than simply washed. Jetting block paving takes the kiln dried sand out of every joint, and that sand is what holds the blocks against each other under a car. It goes back in once the surface has dried, worked down in stages until the joints stop taking it. On a small area laid over too little base you will also see which blocks have moved, and we will show you.
Do you cover the whole of St Ann's?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in St Ann's?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in St Ann's?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
