Driveway & Patio Cleaning for Nottingham City Centre homes
There are no drives here. What there is instead: an undercroft parking deck, a paved podium sitting on top of it, a small yard off a service street, and a stretch of adopted pavement outside a shop that belongs to the council.
Ask who owns the ground before anybody quotes, because in this postcode it is usually not you. A communal courtyard, an undercroft parking deck and the paved approach to the entrance are all retained parts, and the instruction comes from the freeholder or the managing agent. What a resident can actually book is the balcony or the roof terrace, which is demised to the flat and is the smallest paving job we do anywhere. The technical difference is what sits under the surface. A podium terrace is paving laid over a waterproof membrane above occupied space, so water driven into an open joint has somewhere to go that a garden patio does not, and it reappears on a car or a ceiling instead of soaking away into the ground.
Nottingham City Centre sits in NG1, under Nottingham City Council. Apartments, short lets and small offices above the retail streets. A lot of Airbnb changeovers, and a lot of one-off deep cleans in flats that have been let furnished.
What we run into on Nottingham City Centre driveway & patio cleaning jobs
An undercroft deck is power floated concrete rather than paving, and it soils in a pattern you can read. A black band of transferred tyre rubber curves round the turning point at the foot of the ramp, oil sits in a patch under each bay in the same place on every one, and the ramp itself is grooved or brush finished for grip, which holds soil in every line of it and will not come clean under a flat pass. Rubber and oil are chemistry with dwell time rather than pressure, and the drainage channel across the head of the ramp takes everything the deck sheds and is always the first thing we open up.
How a Nottingham City Centre driveway & patio cleaning job actually runs
Water and power both have to be negotiated before the date is set. There is no outside tap on any of these buildings, and a rotary surface cleaner needs a genuine flow rate rather than a trickle, so the supply is either a tank on the vehicle with a hose run from a loading point, or a landlord tap in a bin store or plant room that somebody has to unlock. Power is the same conversation. A communal socket is metered into the service charge, so its use gets agreed in writing with the agent rather than assumed. Then there is where the dirty water goes. Surface water drainage in the city runs to the river network, so slurry is swept up and vacuumed rather than flushed into the nearest gully, and what we lift leaves with us. Timing follows the street. Pedestrian areas have vehicle access windows, deliveries take the early slot, and the frontage of a ground floor unit is adopted pavement belonging to the highway authority rather than to the business behind it, so a shop wanting its own step and threshold done is buying a small contained job rather than a stretch of footway.
Who books it here
The housing here is mostly Lace Market warehouse conversions, new-build apartment blocks and offices above the retail streets, and that is what shapes this job more than the floor area does.
We run Nottingham City Centre on the same round as The Park Estate, Sneinton and Hyson Green.
What we check on every Nottingham City Centre job
Podium and terrace paving here is usually laid on adjustable plastic pedestals, one under each corner, with open joints between the slabs and nothing filling them. That is a drainage design rather than an oversight: water is supposed to fall straight through the gaps and run away across the membrane underneath to an outlet. Which means anything washed into a joint also goes through, and what collects down there is grit, leaf fall from the planters and a decade of cigarette ends, gradually silting up around the outlet that the whole terrace depends on. So these are cleaned dry first and the joints are vacuumed rather than jetted, and where a corner has stopped draining we lift a few slabs, clear the void and the outlet, and set them back on their pedestals level. It is slower than washing a patio and it is the part that actually matters, because a blocked outlet on a podium puts water against a membrane sitting over somebody's ceiling.
What the driveway & patio cleaning covers
A sample of what is included
- Putting it back: Drainage channels and gully gratings cleared of what came off the paving
- The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
- Putting it back: Jointing compound instead of loose sand where joints are wide, on a slope, or where you want the weeds held down longer
- Before the water goes on: A test patch in a low visibility corner on any stone we have not worked on before
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Nottingham City Centre
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Nottingham City Centre. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

We manage a block with a paved courtyard. Can it be done without disturbing residents?
Yes, on a weekday morning start, which is also when the courtyard is emptiest. Planters, cycle stands and bin store furniture get moved and put back where they were, the route in from the loading point is sheeted, and the noisiest part is scheduled inside the hours your own contractor rules already allow. We photograph before and after per elevation, which is what you need when leaseholders ask what the service charge bought.
Can our balcony tiles be pressure washed?
Rarely, and it is worth saying plainly. A balcony drains over its edge or into a small outlet, with somebody else underneath it, and most leases have something to say about water and debris leaving a balcony. So the method changes rather than the result: low volume, scrubbed, and the dirty water recovered with a vacuum rather than flushed. Check the lease and tell your managing agent first if the building has a standing rule about it.
The slabs on our terrace sit on plastic feet with gaps between them. Does that change anything?
It changes the method completely. Pedestal paving has no jointing sand to put back, so there is nothing to rebuild, but there is also nothing stopping debris dropping into the void below. So the joints get vacuumed rather than washed through, and if an area is holding water the slabs come up so the membrane and the outlet underneath can be cleared. Never let anyone jet water hard into those gaps.
Who pays for the courtyard, the leaseholders or the freeholder?
Communal grounds normally sit inside the service charge, so the freeholder or the managing agent instructs it and the leaseholders fund it through the budget. It is reasonable to ask to see it as a line in that budget. A ground floor commercial unit is often separate again, because a shop or office lease can put the frontage and the entrance on the tenant, which is worth checking before assuming the block covers it.
Do you cover the whole of Nottingham City Centre?
Yes, all of NG1 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Nottingham City Centre?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Nottingham City Centre?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. The constraint, rather than the cleaning, and we group Nottingham City Centre with The Park Estate, Sneinton and Hyson Green on the rota.
