Driveway & Patio Cleaning for Sneinton homes
The ground falls away across most of this area, so almost nothing is cleaned on the level. Steps up from the footway, paths running downhill to the street, and block paved parking courts at the newer end that nobody owns outright.
The ground falls away across most of this area, and that is the fact which shapes the job. There is very little level paving. What there is tends to be a flight of steps from the footway up to a front door, a path running downhill toward the street, and at the newer end a block paved parking court laid to fall toward a channel drain. Every one of those means the water is already going somewhere before we add any of our own. So the first decision is not pressure and it is not chemistry. It is where the slurry ends up: the gully it should reach, the threshold it must not cross, and the property below yours, which on a slope sits directly in line with everything that leaves your surface.
Sneinton sits in NG2, under Nottingham City Council. Rented terraces and flats, so end of tenancy and turnaround work dominates, with a growing number of regular customers in the newer builds toward the city.
What we run into on Sneinton driveway & patio cleaning jobs
Jointing sand does not stay put on a slope. On a block paved court laid to fall, the sand works downhill under traffic and rain over a few seasons, so the joints at the top of the run are usually the emptiest and the ones nearest the drainage channel are still full. Re sanding therefore starts at the high side, takes more material than the square metres suggest, and goes in over two or three passes with a stiff brush rather than all at once. The other thing worth looking at is the edge course at the bottom, which is holding the whole field back and shows it clearly once it has started to creep.
How a Sneinton driveway & patio cleaning job actually runs
Weather does more to this job here than it would on a flat plot. Spring is the booking, partly because the growth has had all winter to establish and partly because a falling surface needs dry days either side of the wash: the paving has to be dry before jointing sand goes anywhere near it, and sand brushed into a wet joint sits on top and washes straight back out at the first rain. On a slope that happens sooner than people expect. The practical arrangements are all about the street. There is no drive to stand the machine on, so the van works from the kerb and hoses cross the footway, which means mats over them and somebody watching while people pass. Cars have to be moved, and on a terraced street that means telling the owner of every car along the length of paving the day before. Where the work is a shared parking court we want one point of contact rather than four, and confirmation of who is actually responsible for the surface, because a court is usually held by a management company even when the residents are the ones asking for it.
Who books it here
The housing here is mostly dense Victorian terraces, a good number now flats, with the Sneinton Market studios and newer builds at the city end, and that is what shapes this job more than the floor area does.
We run Sneinton on the same round as Nottingham City Centre, Carlton and West Bridgford.
What we check on every Sneinton job
Steps are where the real wear is, and they are the part a square metre price misjudges. A flight from the footway up to a front door takes every foot that enters the house, so the nosings are polished smooth down the middle and green at the edges where nothing walks, and those two need different handling in the same pass. Where the treads are concrete, the arris along the front edge is often already chipped and the reinforcement sits close to the surface, so pressure that is safe on the open path will spall it further. Where they are stone, the joint between tread and riser has usually lost its pointing and water is getting behind rather than running off. We work steps at reduced pressure and from the top down so nothing runs back across what is finished, and we say plainly if a tread is loose, because a wash makes a rocking step obvious and it is better pointed out first than blamed on the clean afterwards.
What the driveway & patio cleaning covers
A sample of what is included
- Before the water goes on: Cars, bins and furniture moved off, planting and painted timber sheeted
- Before the water goes on: Gullies, air bricks and door thresholds covered, and the route the water will take worked out before it starts taking it
- Before the water goes on: Established weeds, roots and thick moss pulled and scraped out of the joints by hand first
- Before the water goes on: Imprinted concrete flagged as a sealer job rather than a jetting job, because what has failed there is the sealer coat, not the concrete under it
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Sneinton
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Sneinton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The parking court is shared. Can we just have our own space done?
You can, and it rarely gives you what you wanted. A block paved court is one continuous surface, so a clean rectangle in the middle of a green one is more obvious than the algae ever was, and sand cannot be brushed into a joint that only half belongs to you. Find out who is responsible for the court first, which is often a management company rather than the residents, and get the whole area quoted as one.
The path runs straight down to the pavement. Where does the dirty water go?
Not onto the footway if we can avoid it, and not into a neighbour's garden at all. On a falling site we contain the run at the low end with a mat and a wet vacuum, work upward, and lift the slurry rather than push it anywhere. Surface water gullies generally go to a watercourse rather than to treatment, so what leaves your path matters more here than it would on a flat plot.
There is no outside tap. Can the work still be done?
Yes. We carry water and work off our own supply as standard, which is how anything gets done on a street where no house has a tap on the front of it. What we do need is somewhere agreed for the waste to go, and that means a specific gully rather than the nearest grating, since a surface water drain in the street generally runs to a watercourse and a foul gully at the back of the property does not. Point us at yours before we start.
The paving comes right up against the house. Will water get in?
It can, and on these houses the risk is real enough to plan around. Solid walls, air bricks low down and a threshold barely above the paving mean water driven at the base of a wall has somewhere to go. We cover the air bricks and the threshold before anything is switched on, keep the lance shallow and off the wall line, and lift standing water rather than leaving it to soak away against brickwork. It is five minutes that avoids a genuinely expensive problem.
Do you cover the whole of Sneinton?
Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Sneinton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Sneinton?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Tight on-street parking and narrow entries between terraces, and we group Sneinton with Nottingham City Centre, Carlton and West Bridgford on the rota.
