Driveway & Patio Cleaning for Thorneywood homes

Almost nothing on the terraces has a drive. The work is a walled yard, a path and whatever surface is under the moss, all of it on a fall, so where the water and the slurry end up matters more than the pressure setting.

What gets cleaned here is rarely a drive. On the terraces it is a walled yard, a path down one side of it and whatever the surface turns out to be under the moss: old blue brick laid on edge, quarry pavers, or a concrete raft poured straight over the top of both at some point in the last fifty years. On the higher ground the semis built between the wars do have drives, usually concrete strips or block paving added later. The constant is the fall. Every one of these surfaces slopes, so the first job is working out where the water is going to go before any of it is on the ground, and whose property sits at the bottom of that route.

Thorneywood sits in NG3, under Nottingham City Council. Regular domestic cleaning takes most of the diary, in houses that are two storeys at the front and three at the back because of the fall of the land. Tenancy-end work is steady on the rented terraces lower down the slope. Deep cleans cluster in autumn, before the heating goes on and the house is shut up for winter.

What we run into on Thorneywood driveway & patio cleaning jobs

Growth on a sloping yard is not evenly spread, and a clean shows that up if it is not planned for. The low end holds water longest, so that is where black lichen has taken hold, spotted into the surface rather than sitting on it, and it needs a proprietary treatment and dwell time, not more pressure. The top end is drier and carries green algae that lifts almost on its own. Work the whole area at one setting and you finish with a clean top half and a blotched bottom half. The other thing to find first is the gully at the low corner, which on a yard nobody has jetted in years sits under silt and moss.

How a Thorneywood driveway & patio cleaning job actually runs

The practical questions come before the quote here. Where does the machine stand, where does the water come from, and who is downhill. On a terrace with no frontage the machine stays at the kerb and hoses run to the work, so we need to know the route and roughly how long it is before the day rather than on it. Most of these houses have no outside tap at the back, in which case we draw from the kitchen and that door stands open for the duration, which matters if there is a dog or a toddler in the house. Neighbours matter more on a fall than on the flat, because run off does not stay on your ground. We speak to whoever is below rather than letting a grey wash appear under their gate, and we cover their gully as well as yours if the water is going that way. Re-sanding is a second visit unless the forecast is genuinely dry for a couple of days, and sealing is always a separate return onto a dry surface. Book the work for a settled spell rather than a fixed date and it goes in one pass.

Who books it here

The housing here is mostly late Victorian and Edwardian terraces built in short runs across the slope, some standing a storey above their own pavement and others dropping below it, with interwar semis on the higher ground, and that is what shapes this job more than the floor area does.

We run Thorneywood on the same round as St Ann's, Sneinton and Porchester.

What we check on every Thorneywood job

A good number of these yards are a concrete raft poured over whatever was there before, and after enough winters the raft cracks along the lines of what is underneath. You can often read the old brick pattern in the crack map. That matters as soon as a lance goes near it. Water at pressure into an open crack goes under the slab rather than off it, and on sloping ground it then travels downhill inside the make up and reappears somewhere else, usually at the base of the wall at the low end. So cracks are worked across rather than along, from further back, and anything wider than a pencil is pointed out and left alone. The same goes for a raft that sounds hollow when you tap it. That one has already lost its bearing, and jetting it is how a hairline crack turns into a loose plate.

What the driveway & patio cleaning covers

A sample of what is included

  • The clean: The run-off checked before we leave, not after somebody complains
  • Before the water goes on: The surface identified: block paving, pressed concrete slab, natural stone, porcelain, imprinted concrete or tarmac, because pressure and chemistry both follow from that
  • The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
  • Putting it back: Kiln-dried sand brushed into block paving joints once the surface has dried

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Thorneywood property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What driveway & patio cleaning costs in Thorneywood

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Thorneywood. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Driveway & Patio Cleaningin Thorneywood

Ring us on 07438 843980, or see the full service page.

The yard falls towards next door. Where does all the dirty water end up?

Not on their ground, because it is swept and vacuumed up rather than flushed away. On a fall that means working in sections from the top down and taking the slurry off before it reaches the bottom. Gullies get covered before anything starts and cleared before we leave, and if the fall genuinely takes water past your boundary we speak to whoever is below rather than letting a grey wash appear under their gate.

Will kiln dried sand stay in block paving joints on a slope like this?

Less well than it does on the flat. Loose sand brushed into joints on a fall travels with the first heavy rain and collects along the bottom course, which is why you see a sandy line at the low edge of a drive and open joints at the top. On anything sloping we would rather quote a jointing compound, which costs more to put in and stays where it is put.

Can the back yard be done if the only way to it is through the house?

It can, and it changes the sequence rather than the price. Hoses run through on protective matting, the hall gets covered, and we work the yard from the far end back towards the door so nothing is walked over twice. What we would rather avoid is carrying a hot machine through a hallway, so it stays outside and just the lance line comes through. Tell us at the quote so the time is right.

Would sealing be worth it on a yard like ours?

On block paving and porous stone it slows down how quickly moss and lichen come back, and on a shaded yard here that is the main argument for it. It is a separate visit onto a properly dry surface, never the same day, and it needs two or three dry days before it. What it will not do is fix a surface that is already breaking up, and sealing over failing pointing traps the problem underneath.

Do you cover the whole of Thorneywood?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Thorneywood?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Thorneywood?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Parking is on-street and often round the corner on the level rather than outside the door, and we group Thorneywood with St Ann's, Sneinton and Porchester on the rota.
