Driveway & Patio Cleaning for Bakersfield homes

Almost no plot here was built with a drive. What is on the front is either a pair of concrete strips laid decades ago or a whole front garden dropped and block paved later, and the two want different pressures entirely.

There are three front surfaces on this estate and it is worth naming which one you have before anybody quotes. The oldest is a pair of concrete strips running up from a dropped kerb with grass between them, laid when the first car arrived and now cracked, mossy and settled at the joints. The second is a whole front garden taken up and block paved in the last twenty or thirty years, which is the common one, and which lives or dies on whether the jointing sand goes back in afterwards. The third was never a drive at all: a path and a small area of precast flags, cleaned because it is what everybody walks up. Each takes a different pressure and only one of the three gets re-sanded.

Bakersfield sits in NG3, under Nottingham City Council. Fortnightly domestic rounds fill most of it, in houses where the same family has been in place for years. Deep cleans follow, usually set off by redecorating or by an elderly relative moving in. Carpet and upholstery work is the third strand, booked for tired pile rather than a spill: long occupancy, heavy suites, and rooms nobody rearranges.

What we run into on Bakersfield driveway & patio cleaning jobs

Where the water goes is the local question and the ground answers it. The land falls away to the south, so on one side of a street the front surface drains to the road and on the other it drains back toward the house, and the second of those is the one to think about. A front garden converted to paving with the fall running to the wall sends everything we wash off against the airbricks along the base of the building, and those airbricks feed the void under the ground floor. They get covered and the run off is directed out to the kerb before any water goes on.

How a Bakersfield driveway & patio cleaning job actually runs

Three practical things decide how the day runs. Cars first: the surface has to be empty and stay empty, and on roads this wide there is nearly always kerb space to leave one for the day, which is not true of most of the places we work. Second, the shared passage. The two middle houses in a block of four are reached through a paved entry that both households use, and it almost always falls one way, so washing it sends slurry toward one door rather than sitting level between them. If that passage is part of the job, both neighbours need to know the day, and it is better done once for the pair than twice a fortnight apart. Third, the season. Growth has had all winter and is at its worst through March and April, and block paving will not take sand while it is wet, so a February booking usually means a short return on a dry day to put the sand in. The wind on the top streets dries a surface quickly once the rain stops, which helps, but two dry days together is what the sand actually needs.

Who books it here

The housing here is mostly 1930s semis and blocks of four in long curving roads off Oakdale Road, council built with deep gardens, alongside private bay fronted semis of the same decade and pockets of later infill, and that is what shapes this job more than the floor area does.

We run Bakersfield on the same round as Carlton, Sneinton and Colwick.

What we check on every Bakersfield job

The precast concrete flags on the front paths are the thing to be careful with. They were bedded on ash or straight onto soil rather than on mortar, they are a good deal wider than they are thick, and years of a bin and a barrow going over them have left several rocking already. Water under pressure gets into an open joint, finds the bed underneath and washes it out, and a flag that was only slightly proud beforehand ends up moving properly. They get walked first and the loose ones are pointed out before anything starts rather than blamed on the machine afterwards. The old concrete strip drives have a tell of their own: a dark tarry patch part way up where somebody once filled a crack with bitumen. Pressure lifts the edge of a patch like that instead of cleaning it, and once it starts coming away it keeps coming, so it is left alone and washed around.

What the driveway & patio cleaning covers

A sample of what is included

  • Putting it back: Jointing compound instead of loose sand where joints are wide, on a slope, or where you want the weeds held down longer
  • The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
  • Putting it back: Drainage channels and gully gratings cleared of what came off the paving
  • The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Bakersfield

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Bakersfield. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Driveway & Patio Cleaningin Bakersfield

Ring us on 07438 843980, or see the full service page.

Ours is the old pair of concrete strips with grass down the middle. Is it worth cleaning?

Usually yes, as long as the expectation is right. Concrete of that age has weathered to a grey that will not come back, so what a wash takes off is the green film and the moss packed into the cracks, not fifty years of colour change. The grass strip between the two is left alone. If the strips have settled unevenly, that is groundwork, and a clean surface makes it more obvious rather than less.

Can we park on it again the same day?

For a car, yes, once the surface has drained, and on these plots that happens quickly because there is a real fall on most of them. Block paving is the exception. The jointing sand cannot go in until the paving is dry all the way through, which usually means a short return visit on a dry day, and until it has been re-sanded the drive is better kept clear of turning traffic, because empty joints are when blocks start to move.

Where does the dirty water end up?

Out to the road and into the highway gully rather than into your garden or next door's, and what comes off the surface is swept and vacuumed up rather than flushed away, because surface water drains here run to a watercourse instead of to treatment. The airbricks along the base of the house are covered before anything starts. On a plot where the fall runs back toward the wall that is not a precaution, it is the whole plan for the job.

Can you do the shared entry between us and next door?

Yes, and it is worth doing as one job for both houses. That passage is used by two households, it usually falls toward one door rather than sitting level, and cleaning half of it leaves a visible line straight down the middle that neither of you will like. Agree the day between you, and tell us which door the water runs toward, so the sheeting and the covers go in the right place before the machine starts.

Do you cover the whole of Bakersfield?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Bakersfield?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Bakersfield?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Parking is easy: wide roads, verges and drives on many plots, and we group Bakersfield with Carlton, Sneinton and Colwick on the rota.
