Driveway & Patio Cleaning for Compton Acres homes

Block paving laid in one programme, falling out to the footway with nothing between one plot and the next. Thirty years of water has carried the jointing sand down that slope, so the blocks near the crossover are the ones that move.

There are two surfaces to price here and they sit on opposite sides of the house. The front is block paving, laid to one specification along the whole road when the estate was built, on a fall running out to the footway because there is no kerb or wall holding anything back. The back is either the original pressed concrete slab terrace or the stone or porcelain that replaced it, and a good many of those replacements happened within a few years of each other. The two want opposite handling. Concrete takes real pressure and needs its black spot treated chemically with dwell time. Sandstone and porcelain want the pressure well down and the head kept moving, or the surface goes before the dirt does.

Compton Acres sits in NG2, under Rushcliffe Borough Council. Regular domestic work in family houses, mostly fortnightly, moving to weekly where there is a dog and a lot of pale carpet. Deep cleans arrive in clusters, either before a sale or after a bathroom has been ripped out and replaced. Window work runs all year, because the rear elevations carry a great deal of glass.

What we run into on Compton Acres driveway & patio cleaning jobs

The lowest point of these drives is the garage door rather than the pavement, because the slab inside sits below the paving and there is a shallow channel across the threshold to stop water going under the door. Thirty years of silt washing down the fall has filled it, and you cannot see that until the paving is wet and the water stands in a line across the opening instead of running away. So that channel is cleared before any water goes on the drive. A rotary cleaner puts far more water down a slope in ten minutes than rain does in a day, and the one place it must not go is a garage full of stored belongings.

How a Compton Acres driveway & patio cleaning job actually runs

The two things to sort out beforehand are where the cars go and what the overspray reaches. A drive here is out of use for the working day and again for a while afterwards while the sand goes back, and these are closes with very little room to leave a car on the road, so the arrangement is worth making with a neighbour rather than on the morning. Overspray is the other one. With no wall, hedge or fence at the front, the plot next door begins where yours stops, so anything parked near the boundary gets moved or covered and the last metre of the edge is done with a lance rather than the rotary head. Water comes off your outside tap unless you tell us there is not one. The slurry is swept and vacuumed rather than flushed, because on a fall like this it otherwise runs onto the footway and into the highway gully. Jointing needs a dry surface, so a wash in a wet week means a short return visit for the sand, and sealing is always a separate day.

Who books it here

The housing here is mostly detached and link detached houses put up as a single scheme through the late 1980s and 1990s, four and five bedrooms, brick with integral or attached garages, open lawns and no front walls, and that is what shapes this job more than the floor area does.

We run Compton Acres on the same round as West Bridgford, Edwalton and Gamston.

What we check on every Compton Acres job

Kneel on one of these drives and the joints give you the whole history of it. Up at the top of the fall, against the garage, the sand is still close to the top of the block. Two thirds of the way down toward the footway the joints are empty to a finger's depth, and those are the blocks that rock under a heel. Sand does not vanish, it travels, and thirty years of water running one way has carried it downhill and out across the pavement. So a drive is sound at one end and moving at the other, and washing it makes that worse before it makes it better, because whatever was still down in the joint comes out with the water. That is why the sand goes back in stages, brushed in, wetted, left to settle and topped up again, and why on a consistent fall like this a jointing compound holds where loose kiln dried sand simply runs down the slope again.

What the driveway & patio cleaning covers

A sample of what is included

  • Putting it back: Kiln-dried sand brushed into block paving joints once the surface has dried
  • The clean: Oil, tyre scuff and leaf tannin staining worked separately, since they are chemistry problems rather than soil
  • The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
  • Before the water goes on: A test patch in a low visibility corner on any stone we have not worked on before

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Compton Acres

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Compton Acres. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Driveway & Patio Cleaningin Compton Acres

Ring us on 07438 843980, or see the full service page.

Our drive runs straight into next door's with no line between them. What happens at the boundary?

It shows, and there is no way to hide it. Two drives laid at the same time in the same block weather at the same rate, so cleaning one and not the other leaves a hard edge down the middle of what looks like a single surface. Tell your neighbour before the day. If they want theirs doing it is cheaper done together, and if they do not, we run that edge deliberately rather than letting it fall wherever the machine stops.

The back is the original concrete slabs and they are covered in black spots. Will jetting take them off?

No, and pressure hard enough to try will open up the face of the slab and leave it dirtier next year. Black spot is a lichen with a root into the surface, so it is chemistry and waiting rather than force. It goes on, it sits, then it comes away. On slabs of this age that have gone porous, expect it to lift most of the way rather than all of it, and we will say so before quoting.

Where are we meant to put the cars while it is done?

Off the drive, and preferably not on the close, since these turning heads fill up quickly and a blocked one is a complaint waiting to happen. A neighbour's drive for the day is the usual answer here, and it is worth asking a week ahead rather than the night before. If nothing can be moved at all we can split the drive and do half at a time, though that leaves a joining line across it and adds to the day.

Can it be cleaned and sealed in one visit?

No, and anybody offering that is sealing damp paving. A surface just washed holds water well below the level you can see, and a sealer put over the top of that traps it and either goes cloudy or lifts within a season. Sealing is quoted as a return visit once the paving has had a proper dry spell and the sand has been in long enough to settle, which in practice means days rather than hours.

Do you cover the whole of Compton Acres?

Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Compton Acres?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Compton Acres?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Short block paved drives open onto the pavement, so the van gets clear of the road easily, and we group Compton Acres with West Bridgford, Edwalton and Gamston on the rota.
