Driveway & Patio Cleaning for Cotgrave homes
Three surfaces, three settings. In situ concrete paths laid in bays, pressed concrete flags bedded on sand spots and rocking, and front gardens paved over later for a car. Open plan frontages mean the run off is a neighbour question.
Three different surfaces get booked under one heading here and they take three different settings. The originals are in situ concrete paths laid in bays and pressed concrete flags, both weathered for sixty years and both softer than they look. Then there are the front gardens paved over for a car, laid on the old garden soil with whatever base the job could afford, which is why they sit low and hold water near the kerb. Block paving proper belongs to the newer plots at the edge of the village. The other thing shaping the work is that the frontages are open plan, with no fence or hedge between one house and the next, so where the water ends up is a neighbour question before it is a technical one.
Cotgrave sits in NG12, under Rushcliffe Borough Council. Regular fortnightly cleaning across the estate and the newer houses, deep cleans booked when a property changes hands or when an extension or loft conversion is finished, and carpet extraction more often than most rounds, because a lot of these households have a dog and a country park at the end of the road.
What we run into on Cotgrave driveway & patio cleaning jobs
A pressed concrete flag from that era lost its cement skin long ago, so what you are cleaning is exposed fine aggregate with open pores holding the algae, and it will lighten rather than come back to a colour. How they were bedded matters more. Five spots of sand under each flag rather than a full bed means there is a void under the middle of every one, and running a rotary over a flag that already rocks makes it pump: a grey plume of bedding sand comes out of the joint on the low side, and the rock gets worse rather than better. Those get marked before we start and worked at reduced pressure.
How a Cotgrave driveway & patio cleaning job actually runs
Water and where it goes is the practical constraint here, and it is worth settling before a date is agreed. We need an outside tap within reach of the surface, or we work off the tank in the van, which limits how much continuous machine time there is in a session. Then there is the run off. Open plan frontages with no boundary mean the natural fall often heads for the neighbouring plot or straight across the footway, so the route the water will take is worked out before anything starts, with the gully covered rather than used as a drain for the slurry. Timing follows the surface. Block paving cannot be re sanded while it is wet, so on a mixed forecast the sand goes back on a second visit instead of being brushed into a damp joint where it sets as a crust. Cars are the last item. Where the parking is a bay serving a row rather than a space of your own, moving a car for the day means finding it somewhere else on the street, so that is a conversation to have with a neighbour a few days ahead rather than on the morning.
Who books it here
The housing here is mostly 1960s estate housing built in one go for the colliery, a small old village core around the church, and newer estates put up on and beside the reclaimed pit land, and that is what shapes this job more than the floor area does.
We run Cotgrave on the same round as Edwalton, Keyworth and Gamston.
What we check on every Cotgrave job
The concrete paths that came with the houses show their age in one particular way. They were laid in bays with a joint between each one, and those joints have opened as the ground moved, so there is a line every couple of metres filled with soil and carrying a strip of moss the full width of the path. That strip is the slip risk rather than the algae film beside it, because it holds water and it sits proud enough to be stood on. Blasting it takes the top off and leaves the root, which is why it is back within a season, and blasting it hard enough to empty the joint is worse again, since an open joint takes surface water straight underneath the slab. It comes out by hand first, then the surface takes the machine, then the joint gets filled rather than left open to the weather.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
- The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes
- The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
- The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Cotgrave
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Cotgrave. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

There is no fence between our frontage and next door's. Where does the water end up?
On their grass if nobody has thought about it, which is why the fall gets worked out before the machine comes off the van. What comes off a drive is silt, dead algae and whatever the cars have dropped, and it is swept and vacuumed up rather than chased across a boundary or pushed into the nearest gully. Tell your neighbour the day before in any case. It costs nothing and it is a great deal easier than the conversation afterwards.
Our drive was put in over the front garden and one corner has sunk.
Cleaning will not lift it and no amount of pressure will help. A drive laid on old garden soil settles where the ground was softest, usually at the outer corner furthest from the house, and the sunken part then holds water and grows the heaviest algae, which is exactly what draws your eye to it. We will clean it, point out which units are moving, and put the joints back. Restoring the level is groundwork and a different trade.
Is our concrete path worth cleaning, or should it be replaced?
Cleaning is worth doing wherever the concrete itself is sound and the problem is sitting on top of it, which covers most of them. What cleaning cannot do is put back a surface that has spalled, meaning the top few millimetres have flaked away and left the aggregate loose, and it cannot close a joint that has opened up. We will tell you which of those you have on the day rather than afterwards. A sound grey path usually comes back further than people expect.
How long until we can park on it again?
Straight away on concrete or flags, once the surface water has gone off, which is an hour or two in reasonable weather. Block paving is the exception, because the joints are empty until the sand goes back in and the sand cannot go in until the paving is dry the whole way through. Driving on an unsanded drive is how blocks start to shift, so that is the one where we ask you to keep off until we have been back.
Do you cover the whole of Cotgrave?
Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Cotgrave?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Cotgrave?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Parking is easy compared with the city: drives, garage blocks and rear courts, and we group Cotgrave with Edwalton, Keyworth and Gamston on the rota.
